A 5-room flat at SkyParc @ Dawson sold for a record $1.818M, setting a new HDB resale record. Here’s what we know about the sale.

$1.818M SkyParc @ Dawson 5-Room Flat Becomes Singapore’s Most Expensive HDB Resale Flat Ever

Just 6 months after City Vue @ Henderson set a new resale record at $1.728M, the title has moved back to Dawson Road.

A 5-room flat at SkyParc @ Dawson in Queenstown was sold for a whopping $1.818M in October 2026, making it the most expensive HDB resale flat ever sold. It’s also the first 5-room resale flat to go past the $1.8M mark, weeks after new resale records were set at Bedok and Sin Ming.

The record-breaking flat is located at Block 96 Dawson Road, between the 40th and 42nd floors of a 43-storey block, putting it just a few floors shy of the top.

Spanning 111sqm (1,195sqft), the unit works out to approximately $1,520psf, also making it the most expensive 5-room HDB resale flat on a per-square-foot basis.

With its 99-year lease starting in 2021, the flat is only about 5 years old, with 94 years left on its lease. Furthermore, there are only 74 5-room flats out of 284 units in the block, making this spacious, relatively new high-floor unit a rare find.

Another 5-room flat in the same block sold for $318,000 less

Interestingly, another 5-room flat at Block 96 Dawson Road was sold in October 2026, but for a considerably lower price of $1.5M.

That unit sits between the 4th and 6th storeys and measures 108sqm (1,163sqft), making it just 3sqm smaller than the record-breaking flat. Despite their similar remaining lease of 94 years, the higher-floor unit fetched $318,000 more, or about 21% higher.

While the slight difference in floor area could account for part of the price gap, the 36-floor difference between this unit and the record-breaking unit likely played a bigger role, especially if it comes with more open views. Other factors, such as the units’ facing and renovation condition, could have also influenced their selling prices.

HDB resale record broken 3 times in 2026

Singapore’s HDB resale record has been broken 3 times in 2026, with 2 of the 3 record-setting flats on Dawson Road in Queenstown:

  • February 2026: A 5-room loft at SkyTerrace @ Dawson sold for $1.7M.
  • April 2026: A 5-room flat at City Vue @ Henderson sold for $1.728M.
  • October 2026: The latest SkyParc @ Dawson unit sold for $1.818M.

That puts the latest transaction $90,000 above the previous record set by City Vue @ Henderson.

Interestingly, the SkyTerrace @ Dawson loft sold in February was actually bigger at 1,313sqft, yet the latest SkyParc unit still fetched $118,000 more.

What makes SkyParc @ Dawson flats so sought-after

Completed in 2020, SkyParc @ Dawson comprises 810 flats across 3 blocks, ranging from 2-room Flexi to 5-room units. The flats are also classified as Premium Apartments, which come with fittings and finishes already installed, unlike standard BTO flats that typically require more renovation work.

Its city-fringe location is another big draw for buyers, with the estate just a 10-minute walk from Queenstown MRT Station and the CBD only a few stops away on the East-West Line. Residents also have the Dawson Community Eco-corridor right at their doorstep, offering a stretch of greenery just steps from home.

Beyond these perks, the limited supply of newer, spacious flats in central locations could also explain why Queenstown continues to see record-breaking HDB resale transactions.

As one of Singapore’s oldest housing estates, Queenstown has many 5-room flats dating back to the 1970s and 1980s. Newer, spacious units are harder to come by, making them particularly attractive to buyers willing to pay a premium.

More HDB flats could cross the $1.8M mark

Despite these record-breaking sales, HDB resale prices dipped 0.1% in Q3 2026, marking the third consecutive quarterly decline.

However, the removal of the 15-month wait-out period for private property owners in July 2026 could contribute to more high-value resale transactions, as more private homeowners looking to right-size can now enter the HDB resale market.

With demand for larger, well-located flats remaining strong, we could see even more records being broken before the year ends.
