Another record-breaking HDB resale deal has landed at The Pinnacle @ Duxton. A 5-room unit at the iconic estate has just changed hands for $1.701 million, surpassing the estate’s previous 5-room record of $1.63 million.

With that single sale, the estate now holds the 5 highest resale prices ever recorded for 5-room flats in the Central Area.

The record-breaking unit is located at Block 1B Cantonment Road and spans 1,151sqft. It sold for a whopping $1.701 million, which works out to about $1,477psf.

Interestingly, the flat sits between the 28th and 30th floors of the 50-storey block, nowhere near the top, where units would typically command a heftier price tag. The sale surpassed the estate’s previous 5-room record of $1.63 million, set back in May 2026. That unit enjoyed a higher vantage point, sitting between the 43rd and 45th floors, though it was slightly smaller at 1,130sqft.

The national resale record still belongs to City Vue @ Henderson in Bukit Merah, sold for $1.728 million in April 2026.

To put that dominance in perspective: in August, 5-room flats at Rowell Road and Veerasamy Road changed hands for $1.15 million and $1.12 million respectively, while another at Klang Lane went for just $787,000.

Why Pinnacle @ Duxton keeps breaking its own record

Completed in 2009, Pinnacle @ Duxton is one of Singapore’s most recognisable public housing developments, sitting right on the doorstep of the CBD. Outram Park, Tanjong Pagar and Maxwell MRT stations are all within walking distance, putting residents within easy reach of both the city centre and plenty of food options.

The development also has around 83 years remaining on its 99-year lease, giving buyers a relatively long remaining lease for a resale flat in such a central location.

Block 1B has just 88 5-room units, making them considerably scarcer than the 176 4-room units within the same block. With relatively few 5-room flats to go around in one of Singapore’s most central locations, it doesn’t take many determined buyers to push transaction prices upwards.

The 15-month resale wait-out period has also been removed for private property owners, potentially opening the resale market back up to a wider pool of buyers.

This latest record isn’t happening in isolation either. More than 200 resale flats islandwide crossed the million-dollar mark last month alone, and 902 million-dollar HDBs were sold in the first half of 2026.

The next record might not be too far away either. Similar 5-room units within the estate are currently carrying asking prices of up to $1.73 million, even higher than the latest record-breaking transaction.

If Pinnacle @ Duxton is on your shortlist, expect stiff competition for a limited pool of 5-room units. It’s also worth keeping an eye on what’s coming up nearby. A future 60-storey BTO development at Pearl’s Hill, on the site of the former Outram Park Complex, is set to bring new public housing to the same Central Area.

For now, Pinnacle @ Duxton remains dominant, holding all 5 spots at the top of the Central Area’s 5-room resale price table.
