While the current record for an HDB 3-room flat from June 2026 still stands at $945,000 at Alkaff Crescent in Bidadari, a new 3-room record has made headlines in Clementi.

A 764sqft unit at Clementi Peaks was sold for $896,000 on 18th August 2026, making it the most expensive 3-room HDB resale flat in Clementi. Interestingly, it’s the block’s very first resale transaction, even before the project has reached its Minimum Occupancy Period (MOP), due in August 2027.

Here’s a closer look at the sale, and what’s driving buyers to pay that kind of money for a 3-room flat.

Record set by Clementi Peaks’ very first resale

The 764sqft unit sits on the 34th to 36th floors of the 40-storey block, giving it one of the higher vantage points in the development. Completed in August 2022, Clementi Peaks is also one of the tallest HDB developments in Clementi, with its blocks reaching 40 storeys. 

Launched in 2017, its 3-room flats were priced between $293,000 and $344,000. Compared to the highest BTO price, the latest $896K transaction is more than 2.6 times the original selling price, edging out the Q2 4-room median resale price for Clementi at $888,900.

It’s also $56,000 more expensive than the previous 3-room record holder in Clementi, held by a 743sqft unit at Block 440A Clementi Avenue 3. 

Recent 3-room transactions at Clementi

Recent transactions for newer 3-room HDB flats in the town have hovered around $648,000 and $715,000, as seen in newer projects like Casa Clementi, completed in 2013.

Older flats completed in the 1970s, such as Block 329 Clementi Avenue 2, built in 1978, offer a more affordable price range of $370,000 to $535,000. Despite the lower prices, some buyers may be more wary of its shorter remaining lease, with about 50 years left on the 99-year lease.

Long lease in a mature estate

With about 96 years remaining on its lease, the unit stands out in a mature estate where some older 3-room flats have passed the halfway mark on their leases. Buyers get to enjoy a relatively new home they can move into sooner, without waiting several years for a BTO to be completed. 

High-floor living

The unit sits between the 34th and 36th floors, offering a high-floor living experience that’s relatively uncommon among Clementi’s older HDB developments. Some of the neighbouring HDB blocks are shorter than 15 storeys, making high-floor units like this a more appealing buy.


Proximity to everyday conveniences 

Clementi Peaks is 2 bus stops away from Clementi MRT Station, giving residents easy access to the East-West Line, and increased connectivity to the rest of Singapore once the Cross Island Line opens in the 2030s.

Residents in the area also enjoy the convenience of living in an established neighbourhood, including a Sheng Siong supermarket within the estate to cover everyday essentials.

Ideal location for families

The development offers convenient access to a range of educational institutions nearby. Preschool options include My First Skool within the estate and PCF Sparkletots at nearby Block 420A, while older children can benefit from proximity to established schools such as Nan Hua High School and NUS High School of Mathematics and Science.

As the first recorded transaction for Clementi Peaks, this $896,000 sale sets a high benchmark for future transactions. Another flat within the same block has recently entered the resale market, with a 5-room unit listed at $1.55 million, $40,000 higher than Clementi’s current 5-room record at $1.51 million. 

With Clementi Peaks reaching MOP in August 2027, this could be the next estate to watch in the west.
