There’s been no shortage of HDB news this year, and it always seems to be about either the latest policy change or yet another record-breaking million-dollar flat. If it feels like these eye-watering transactions are becoming increasingly common, the numbers suggest you’re not imagining things.
In the first half of 2026 alone, 902 HDB resale flats changed hands for at least $1 million, already surpassing the 763 recorded over the same period last year. At this rate, 2026 could challenge 2025’s full-year record of 1,594 million-dollar transactions, which itself marked a whopping 54% jump from 2024.
Q2 2026 set a new quarterly record for million-dollar HDB sales

In Q2 2026 alone, 491 HDB resale flats crossed the $1 million mark, beating Q3 2025’s previous high of 480 million-dollar resale flats.
Combined with another 411 million-dollar flats sold in Q1, that brings the tally to 902 in just the first half of 2026, or roughly 5 million-dollar HDB transactions every day. That’s already 18% more than the 763 million-dollar flats sold in the first half of 2025, and not far off the 831 million-dollar flats sold throughout the entire second half of last year.
If this pace continues, 2026 could overtake 2025’s record of 1,594 million-dollar HDB sales. That said, only 6% of the HDB resale flats sold in 2025 crossed the $1 million mark, so while these transactions are more common, the odds of your neighbourhood HDB becoming a million-dollar flat are still low.
Mature HDB estates account for the majority of million-dollar deals

Mature estates accounted for 90.8% of million-dollar HDB deals in Q1 2026. The trend continued into Q2, with Toa Payoh, Queenstown, and Bukit Merah emerging as the top three towns for million-dollar sales, recording 66, 65, and 64 transactions respectively.
These mature estates generally offer more central locations, established amenities, and convenient transport links, giving buyers plenty of reasons to pay a premium compared to homes in newer neighbourhoods.
However, the million-dollar sales aren’t exclusive to mature estates. As newer flats in non-mature areas reach their Minimum Occupation Period (MOP), some are already changing hands for 7-figure prices. For instance, Bedok South Horizon recorded its first million-dollar resale not long after MOP, a pattern likely to repeat as more of the 13,400-plus flats due for MOP in 2026 enter the resale market.
3 record-breaking million-dollar HDB sales in 2026

The current all-time record for an HDB resale flat belongs to a 5-room unit at City Vue @ Henderson in Bukit Merah, which sold for $1.728 million in April 2026, working out to roughly $1,421 psf.
Over at Pinnacle@Duxton, a 4-room flat sold for $1.55 million in May 2026, setting a new record for the flat type. At $1,500 psf, it also ties for the all-time high for HDB resale pricing per square foot. That’s especially notable for a 4-room unit, considering larger 5-room and executive flats tend to dominate the upper end of the market.
Most recently, an executive maisonette at Bishan Spring sold for $1.65 million in early August 2026, setting a new record for executive flats. It surpassed the previous $1.6 million executive flat record set at Bishan Green in November 2025 and is now the most expensive HDB resale flat ever sold in Bishan.
903 million-dollar HDB resale flats: what this means for the rest of 2026
As seen in the top 3 sales of 2026 so far, demand for mature estates remains strong, while more newly MOP-ed flats are expected to enter the resale market through the rest of 2026, giving buyers more options beyond these established neighbourhoods.
Million-dollar transactions are already happening at a record pace, and with more MOP-ed flats entering the market in the months ahead, the second half of 2026 looks set to keep the headlines coming.
