Bayshore Drive Will See 1,280 New Homes: What You Need To Know About Singapore’s Next Waterfront District

The Bayshore Drive site is set to become the only mixed-use development in the new Bayshore precinct. Here’s everything we know so far.

The upcoming Bayshore precinct is slated to have around 10,000 public and private homes along the eastern coastline. Among the first developments to take shape is the Bayshore Drive site, spanning about 8 football fields.

Besides delivering around 1,280 new homes, the project is being planned as an integrated development comprising retail spaces, a bus interchange, and direct access to Bedok South MRT station.

While the site has yet to be officially awarded, a consortium comprising Frasers Property, Frasers Centrepoint Trust, Sunway MCL, Sekisui House, and Lum Chang submitted the highest bid of $2.13 billion.

The site is still awaiting URA’s formal award, so the proposed development remains subject to final approval, but here’s what prospective homebuyers and families should know about the upcoming development.

The site is one of the largest parcels released under the Government Land Sales (GLS) programme in recent years, allowing for a sizeable development that extends beyond housing.

According to Frasers Property, the consortium intends to create a family-friendly waterfront community that complements the wider Bayshore precinct.

Detailed design plans haven’t dropped yet, but the vision is a well-connected neighbourhood where housing, transport, and lifestyle amenities all sit under one roof.

Around 1,280 residential units are expected to be built alongside retail shops and everyday conveniences, with an integrated bus interchange as well as direct access to Bedok South MRT station on the Thomson-East Coast Line.

Getting around from the neighbourhood

Within the neighbourhood itself, Bayshore Drive is planned with pedestrian-friendly streets and dedicated cycling paths that encourage residents to get around without relying on a car.

A landscaped pedestrian bridge is also planned to provide a direct connection to East Coast Park, making it easier for residents to walk or cycle to one of Singapore’s most popular recreational destinations.


As for public transport, the site will be directly connected to an integrated bus interchange, providing convenient bus services to nearby towns such as Bedok, Marine Parade, and Tampines.

It is also expected to offer sheltered access to Bedok South MRT station for easy travel to destinations on the Thomson-East Coast Line (TEL).

Amenities, schools & daily convenience

As the precinct’s only mixed-use development, Bayshore Drive will bring together many of the amenities residents use most frequently.

It is planned to include retail shops, supermarkets, dining options and other everyday services. This is on top of established lifestyle destinations in the east like:

  • East Coast Park (22-minute walk)
  • Siglap V (21-minute bus ride)
  • Bedok Mall (30-minute bus ride)
  • Siglap Centre (21-minute bus ride)
  • Hometeam NS Bedok (46-minute bus ride)

The wider Bayshore neighbourhood is also equipped with healthcare facilities and community spaces such as:

  • Parkway East Hospital (34-minute bus ride)
  • Marine Parade Polyclinic (10 minutes on TEL)
  • Changi General Hospital (24-minute bus ride)
  • Siglap Community Club (13-minute walk)
  • Upcoming SAFRA Bayshore (~5-minute walk)

Families with young children will find several schools nearby, including:

Though parents planning to register under the Primary 1 distance priority scheme should note that enrolment boundaries may change by then.

Why Bayshore Drive is a big deal

In short, this development is set to become the commercial and transport heart of the new Bayshore precinct, and that’s largely because it’s the only mixed-use GLS site planned under the Bayshore Master Plan.

While future residential developments in the precinct will primarily comprise homes, combining residential units with retail spaces, an integrated transport hub and other commercial uses will make it a key destination for both residents and the surrounding community.

Its location also puts it at the centre of a much larger transformation as the Bayshore precinct is expected to accommodate around 10,000 public and private homes.

The timing could also work in the development’s favour, with more than 8,000 HDB flats in nearby Bedok and Tampines expected to reach their Minimum Occupation Period (MOP) between 2026 and 2028, potentially creating a sizeable pool of homeowners looking to upgrade.

How Bayshore Drive compares with Vela Bay

The most obvious difference is scale. While Vela Bay is expected to deliver around 515 homes, the Bayshore Drive site is more than twice as large, with approximately 1,280 residential units planned.

The developments also differ in their overall concept. Unlike Vela Bay, Bayshore Drive includes a commercial component integrated with Bedok South MRT station and a bus interchange, allowing residents to enjoy direct access to transport and everyday amenities.

That said, the integrated nature of the project may also translate into higher development costs, which could be reflected in future launch prices.

When can residents start moving in

The Bayshore Drive development is still very much in its early stages. The consortium led by Frasers Property has submitted the highest bid, but the site hasn’t been officially awarded yet, so everything still hinges on URA’s approval.

If the site is awarded as expected, the next phase will involve planning approvals, detailed design work and construction preparation, before physical works begin. As with most large-scale integrated developments, this process is expected to take some time.

Based on current estimates, sales could begin in late 2027 or 2028, subject to the necessary regulatory approvals. Construction would then follow, with the first residents potentially moving into their new homes in the early 2030s.

For prospective buyers interested in the project, it’s worth keeping an eye on URA’s official award announcement and subsequent launch updates, as more details on the development’s design, facilities and pricing are expected to be released closer to launch.
