HDB is back with its second BTO sales exercise of 2026, offering 6,952 BTO flats across 7 projects in Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands.

This round offers a variety of projects, including highly anticipated launches like the Bishan Lakeview BTO project, the first in the area in over 40 years, and the second Berlayar BTO project along the Greater Southern Waterfront.

There are also 3 Shorter Waiting Time (SWT) BTO projects in Ang Mo Kio and Sembawang that could have keys ready in around 3 years or less, ideal for homeowners eager to quickly collect their keys.

Located in the Greater Southern Waterfront, Berlayar Estate is back in the spotlight again with its second HDB project launching this round, called Berlayar Rise. With Telok Blangah MRT Station at the doorstep and HarbourFront Interchange just one stop away, connectivity is hard to beat, while VivoCity is also just a short ride away.

The first Berlayar project, Berlayar Residences, launched in October 2025 and was oversubscribed despite a 14% subsidy clawback, with a 3.1 application rate for 4-room flats. Berlayar Rise will also see the same 14% clawback, as expected.

With 1,976 units across 2-room Flexi, 3-room, and 4-room flats, it’s the largest project of this exercise, though competition will still remain tough. 

The blocks are designed with staggered heights to maximise coastline views, which means higher-floor units facing the right direction could enjoy sprawling views of the Southern Ridges.

Residents will also have easy access to coastal greenery and nearby spots like Labrador Nature Reserve. Furthermore, on-site amenities could be appealing to families, such as an eating house and a preschool.

However, the trade-offs include a 10-year MOP and the high clawback rate, due to its Prime classification.

For city-fringe homeowners who value walkable MRT access and waterfront living, securing a unit here offers an early advantage to the ongoing transformation of the Greater Southern Waterfront.

2. Lakeview Cascadia (Bishan)

As the first new BTO in Bishan in over 40 years, demand for Lakeview Cascadia is expected to be highly competitive, attracting homeowners keen to live in one of Singapore’s most sought-after neighbourhoods.

1,221 flats will be offered across 5 blocks, including 50 rental units. Select units on upper floors will feature scenic views of MacRitchie Reservoir, with block heights ranging from 18 to 40 storeys to blend in with the surrounding low-rise buildings.

It’s also right next to the popular Upper Thomson dining stretch, with many accessible food options at any time of the day.

Marymount MRT Station is around a 7-minute walk away, and residents will have easy access to the Upper Thomson Park Connector, which leads directly to MacRitchie Reservoir.

Families benefit from nearby secondary schools, including Raffles Institution, Catholic High School, and Whitley Secondary. However, there are no primary schools within a 1 km radius, which might deter families with younger children from considering this project.

Due to its central location, the project has been classified as a Prime estate with a 10-year MOP, and 10% subsidy clawback. Only 2-room Flexi and 4-room flats are on offer, which may limit options for DINKs or smaller families seeking a 3-room option.

3. Kebun Baru Ridge (Ang Mo Kio)

Part of the 3 Shorter Waiting Time (SWT) BTO projects announced earlier this week, Kebun Baru Ridge is one of the 2 new launches in the well-established Ang Mo Kio estate. Its location and proximity to schools will be a major draw for families.

Situated along Ang Mo Kio Avenue 2, the project offers easy access to Mayflower MRT Station on the Thomson-East Coast Line, connecting residents to the wider central and northern parts of Singapore.

On-site amenities include a minimart and eating house, while nearby options such as Mayflower Shopping & Food Centre, Kebun Baru Market, adding convenience for daily errands.

Families will be attracted to the number of schools in the vicinity, with CHIJ St Nicholas Girls’ School right across the road, and Mayflower Primary School expected to fall within the 1km registration radius.

Secondary school options nearby include Peirce Secondary, Mayflower Secondary, Ang Mo Kio Secondary, and CHIJ St Nicholas Secondary. 

With just 485 units across 3 blocks, competition will be tight. The project is classified as Plus, meaning a 10-year MOP and an 8% subsidy clawback on resale, comparable to previous Plus launches in the area like Oak Ville @ AMK

Despite these conditions, the combination of a mature estate address, strong school catchment, and a shorter wait time of just over 3 years makes Kebun Baru Ridge one of the best-value picks for families this round.

4. Kebun Baru Breeze (Ang Mo Kio)

The second of 2 Ang Mo Kio projects this round, Kebun Baru Breeze, occupies a plot along Ang Mo Kio Avenue 1, near the junction with Ang Mo Kio Rise. It is a quieter option than Kebun Baru Ridge, but it has its own set of merits that are worth considering.

Bishan-Ang Mo Kio Park and the ABC Waters @ Kallang River are accessible from this area, making it a good fit for residents who value green spaces and outdoor recreation. The project is also approximately 850 metres from Mayflower MRT Station on the Thomson-East Coast Line, which gives residents direct access to Orchard, the CBD, and the rest of the TEL corridor.

The flat mix of 2-room Flexi and 4-room skips 3-room entirely, which limits its appeal for smaller households wanting a middle-ground option. While it is further from the school catchments enjoyed by Kebun Baru Ridge, it remains within the broader neighbourhood.

For buyers who prefer a different part of Ang Mo Kio or are looking for a slightly more affordable entry point into the neighbourhood, this is worth considering as a backup to Kebun Baru Ridge.

5. Sembawang Portico

Classification: Standard

For buyers who prioritise a shorter wait, Sembawang Portico offers the fastest completion time in the June exercise at 2 years and 7 months, with an Estimated Completion Date (ECD) of 3Q 2029.

The development is part of the new Sembawang North estate. While some surrounding amenities are still under construction, key facilities such as a minimart, childcare centre, and bus services are expected to be ready about 6 months after the first batch of keys is collected. There will be a rooftop garden with fitness facilities, children’s playgrounds, and fitness corners for adults and the elderly.

Daily amenities are also located nearby, such as Sun Plaza and Bukit Canberra, which houses a hawker centre, polyclinic, and ActiveSG sports complex.

The design inspiration behind Sembawang Portico is the neighbourhood’s colonial architectural heritage, with its name derived from the classic porticos found in the area’s iconic black and white bungalows.

The project is a Standard project, giving homeowners greater flexibility with a 5-year MOP and no subsidy clawback. Buyers also benefit from full eligibility for the Enhanced CPF Housing Grant and a complete flat mix from 2-room Flexi to 5-room units, catering to almost every household size.

6. Sembawang Brook

Sembawang Brook sits right next to Sembawang Portico and shares many of the same advantages, including its Shorter Waiting Time (SWT) status, access to facilities in the emerging Sembawang North estate, and proximity to Sun Plaza and Bukit Canberra.

However, this project is the only one this round to offer 3Gen flats, making it ideal for multigenerational families who want to live together under one roof. Some units also back onto Sungei Sembawang, giving a portion of residents river-facing views. Families will benefit from nearby schools, including Northoaks Primary, Endeavour Primary, and Canberra Secondary.

Sembawang Brook ranks slightly below Portico due to a wait time that is about 2 months longer. However, with a wider variety of flats available, it can be the stronger pick for some buyers with larger families, while for others it is an equally valid alternative to the project next door.

7. Woodgrove Acres

The Woodgrove Acres project at Woodlands rounds out the list, but being 7th here is not a slight. For buyers with a tight budget, its Standard classification means a 5-year MOP and no subsidy clawback, providing more flexibility.

Living here comes with convenient amenities nearby, including The Woodgrove mall, while schools such as Fuchun Primary, Si Ling Primary, and Singapore Sports School are within reach. Road connectivity will improve over the coming years with the North-South Expressway, and the Woodlands Regional Centre continues to grow as a northern economic hub.

There will be 5 blocks here of 15 to 19 storeys each, including 1 full rental block. In the other 4, there will be 261 rental flats. Look forward to landscaped gardens with abundant greenery, as suggested in its name.

The honest trade-off here is distance. Woodlands is not a short commute to most workplaces or the CBD, and MRT access relies on bus connections to Marsiling or Woodlands South MRT Stations. For buyers who already live, work, or have family in the north, this project offers an affordable entry point into homeownership.
