If you have been holding out for a BTO flat with a shorter waiting time, the June 2026 sales exercise has some good news. The upcoming exercise includes 3 projects in Sembawang and Ang Mo Kio, where keys are expected to be handed over within around 3 years of application.
Together, these 3 projects account for 2,520 units, making up more than a third of the 6,900 flats available across the full June 2026 exercise. Here’s what you need to know about each project.
2,520 flats with shorter waiting times
Both projects in Sembawang are officially designated Shorter Waiting Time (SWT) launches, meaning construction is already underway. The third sits at 3 years and 1 month, which falls just outside the official SWT threshold, but is still considerably faster than a standard BTO timeline.
Sembawang Portico (2 years 7 months) & Sembawang Brook (2 years 9 months)

Sembawang Portico is the fastest-available of the 3 June BTO projects, with a completion timeline of just 2 years and 7 months, putting it among the quickest completions in recent years alongside other SWT projects from February.
Located at the junction of Admiralty Lane and Sembawang Drive in the new Sembawang North estate, it will offer 875 units across 3 residential blocks, with flat sizes ranging from 2-room Flexi to 5-room.

Sembawang Brook sits right beside Sembawang Portico and is similarly set for completion in under 3 years, with a wait time of 2 years and 9 months.
It’s the larger of the pair at 1,160 units across 5 blocks, including a block with rental flats. The project stands out for having the broadest flat mix of the launches this round, from 2-room Flexi to 5-room flats and 3Gen flats for multigenerational families.
Both projects will share similar access to amenities: key facilities like childcare centres and bus services will be completed earlier, roughly 6 months after the first batch of keys is collected. Sun Plaza and Bukit Canberra, home to a hawker centre, polyclinic and sports facilities, are also nearby. Families will appreciate having Northoaks Primary, Endeavour Primary and Canberra Secondary Schools all within the area.
The downside is that Sembawang MRT Station is about a 20-minute walk away, which may be a dealbreaker for some. On the upside, Sembawang North offers strong long-term potential, with projects like Sembawang Deck from February’s launch already underway, and units here tend to come at a more competitive price than similar launches in mature towns.
Kebun Baru Ridge (3 years 1 month)

The only mature estate option among the three, Kebun Baru Ridge is located along Ang Mo Kio Avenue 2 with 485 units of 3-room and 4-room flats across 3 blocks. A minimart and eatery will be located within the development, with Mayflower Shopping & Food Centre, Kebun Baru Market & Food Centre, Ang Mo Kio Town Centre and Mayflower MRT Station about 15 minutes away.
Potential buyers will be attracted by the proximity to schools, with CHIJ St Nicholas Girls’ School directly across the road, and Mayflower Primary School is expected to fall within the 1km ballot radius.
Classification has not been officially confirmed yet, but it’s likely to be a Plus project, in line with OakVille@AMK from October 2025. That means a 10-year MOP and a subsidy clawback on resale, which buyers should think through carefully. Even so, BTO launches in Ang Mo Kio are rare, and a 3-year wait in a mature, well-connected estate is a combination that does not come around often.

Beyond these 3 projects, HDB will also be launching 4 other projects in Ang Mo Kio, Bishan, Bukit Merah, and Woodlands. These include the highly anticipated Berlayar Residences along the Greater Southern Waterfront, adding even more competitive options for homebuyers this round.
