11 December 2025 | BY

Discover this rare 5-room unit loft at Treelodge@Punggol, featuring a stunning 5.2m ceiling, luxe condo-esque interiors, and a spacious open terrace, listed at $1.5M.

Every now and then, an HDB pops up that makes you do a double-take, and this rare 5-room loft at Treelodge@Punggol is one of them. Sitting high up on a corner stack and spanning a generous 1,582sqft, it’s easily one of the largest and most impressive layouts you’ll find in Punggol.

The owners have renovated it to resemble a luxury condo, complete with a 5.2m ceiling, polished marble touches, and huge windows that make the whole space glow. Plus, with Punggol growing into a thriving hub, you’re just minutes from MRTs, malls, parks, schools, and supermarkets.

If there’s one thing this unit isn’t lacking, it’s vertical drama. The 5.2m double-volume ceiling in the living room offers you a sense of openness that’s rarely seen in HDB flats, and it’s one of the defining features of this home.

Being a high-floor unit, the unit benefits from excellent ventilation. The abundance of windows also gives you lots of natural light throughout the day, which is great for keeping lots of plants, saving on electricity usage, and being able to open the curtains in the morning like a scene from a K-drama.

The versatile duplex layout of this loft HDB unit is perfect for families who love open-concept living while still enjoying privacy. With two bedrooms downstairs and an upstairs bedroom, you get the best of both worlds: spacious, flowing common areas downstairs and a private retreat upstairs.

The open terrace space offers the flexibility to be converted into an office or playroom, adding even more value and utility to the home.

Step inside, and you’ll immediately notice the polished marble flooring that adds an elegant touch to the space. The tasteful, simple renovation keeps the home looking classy and uncluttered, with a modern aesthetic that feels both fresh and timeless. Floor-to-ceiling curtains in the double-volume area allow natural light to flood the space, creating an airy, open atmosphere.

Upstairs, the bedrooms feature warm parquet flooring, providing a cosy contrast to the sleek marble below. The lack of built-ins gives you the flexibility to customise the space to your needs, whether you want to add more storage or personalise the layout.

Even better: it’s move-in ready. No hacking, no retiling, no renovation dust to tackle. Everything has already been thoughtfully finished, from the polished marble downstairs to the parquet upstairs, making it ideal for buyers who want a beautiful space without lifting a single renovation hammer.

One of the most coveted features of HDB units, second only to the high ceilings, is the spacious terrace/balcony area. Treelodge units are known for having these stunning balcony features, adding even more appeal to an already exceptional home.

Overlooking greenery and the surrounding neighbourhood, it’s perfect for alfresco dinners, lazy lounging, or starting that tiny balcony garden you’ve always wanted.

How it compares to other loft units in the market

Not all lofts are created equal, so let’s see how this one stacks up. With the price of $1.5M, is it possible to get something better? We picked out 2 other units, a condo and an HDB to see if the sizes, tenures and psf is comparable to Treelodge@Punggol.

4-room loft at 89 SkyTerrace @ Dawson

If it’s the exclusivity of a loft HDB that you’re after, your next option is SkyTerrace @ Dawson. This is one of the few HDB developments that have “premium” loft units that also come with balconies, although not in the same configuration as Treelodge@Punggol.

Unlike the Treelodge@Punggol listing, this particular $1,388,888 4 room loft unit is definitely smaller in size, and has no bedroom on the second floor, but is a loft true and true. Layout-wise, this particular unit sports a small loft study that has been carved out of the double-volume ceiling in the living room.

The psf is higher at $1,330, which may be a turn-off, but location-wise, it’s a 9-minute walk to Queenstown MRT, meaning you’re just about 20 minutes from Raffles Place. This is a good unit for buyers who want something modern and central, but it can’t match the sheer spaciousness and wow-factor of the Punggol loft.

1-bedroom loft at 31 Loft @ Nathan

At a similar price point, you can even fetch yourself a freehold loft condo. With just 1 bedroom, this loft unit on Nathan Road is much smaller than the Treelodge@Punggol, but what you’re paying for is the freehold tenure and the prime location. It’s a top-floor penthouse unit, partially furnished and essentially a blank canvas for you to design.

Being sandwiched between Orchard Road, Great World City, and Tiong Bahru means you get a lifestyle that’s premium, central, and ridiculously convenient. Zion Road Food Centre is nearby, shopping malls are within reach, and supermarkets sit right across the road.

Great for singles or DINKs as a starter home, but if you’re in the market for space, then the Treelodge@Punggol will probably be more attractive.

A $1.5M luxury premium HDB loft in Punggol

This isn’t just any random loft, it’s a statement home. The design quality rivals a condo, and the double-volume ceiling elevates both the living experience and the overall sense of space.

Loft units in Punggol are already rare, but ones renovated to this standard? Even rarer.

For buyers who want size, style, and convenience, minus condo maintenance fees, this rare $1.5M loft stands out as one of the most compelling luxury HDB options on the market right now.
