The Reserve Residences: New Bukit Timah Condo On Top Of Beauty World With A Bus Interchange & MRT At Its Doorstep

This new 99-year leasehold integrated development is set to launch on 3rd June, and it’s got both a bus interchange and MRT at its doorstep.

Ask any Singaporean to list their top dream estates to live in Singapore, and Bukit Timah would probably be somewhere up there. Known for housing some of Singapore’s most affluent, the neighbourhood of Bukit Timah is probably as atas as they come here in Singapore.

While the estate is already fairly developed with quite a number of residential and commercial properties in the area, every now and then a new condo development sprouts up, providing the opportunity for homebuyers to snag a unit in the highly coveted District 10 and 21.

Enter The Reserve Residences – the newest kid on the block just a stone’s throw away from the Beauty World precinct. This new 99-year leasehold integrated development is set to launch on 3rd June this year, leaving you with just a couple of weeks to do your research and eventually decide on whether or not to put in an application. 

Fortunately, we’re here to break down all the available deets for you, and if you’re still on the fence or looking around for your next home, then perhaps our analysis might just aid you along your home-buying journey.

The Reserve Residences at a glance

Jointly launched by property developers Far East Organisation and Sino Group, The Reserve Residences is a 99-year leasehold mixed-use integrated development in the District 21 area.

There are a total of 732 residential units on offer, consisting of the usual mix of 1- to 5-bedroom units as well as penthouses, alongside an additional 160 units of serviced residences. These are spread across eight towers which comprise both low-rise towers (about 6-11 storeys) and high-rise ones (about 4-21 storeys). These are all organised into four collections of units, named The Reserve Residences, Creekside, Horizon, and Treetops.

Together with its residential unit offerings, the development will also feature a retail mall of commercial units on its first 4 floors, complete with an integrated transport hub consisting of a bus interchange, as well as an underground walkway to the existing Beauty World MRT station.

Location-wise, while most marketing material would list it at 9 Jalan Anak Bukit, it’s actually located at the junction of Upper Bukit Timah Road and Jalan Jurong Kechil. The site used to be an empty plot of land, though by now there should be some construction going on.

In terms of key dates, here’s what you need to look out for:

What are the units like, and how much would they cost?

While official prices are not yet known as of time of writing, we managed to snag some exclusive brochures and newsletters which provide some clues for the composition and sizing of the various units on offer:

They say that bigger is always better, and so you might be interested to know that units at The Reserve Residences trend towards the larger side for the various unit types, as compared to the same ones that were offered by other launches this year. 

For example, Blossoms by the Park – which was launched just some weeks ago – offered standard 4-bedroom units at around 1,302sqft, whereas the same 4-bedder unit at The Reserve Residences are sized from upwards of 1,475sqft.

In terms of prices, the speculated going price for units seem to be pegged at around $2,400-$3,200psf. This would mean that a standard 3-bedroom + study unit would cost you between $2.95M-$3.94M, and a 1-bedroom would be somewhere between $1.14M-$1.41M. 

Notably, this puts The Reserve Residences at a substantially higher price than say, Blossoms by the Park, which was sold at an average of $2,183 psf.

What we love about The Reserved Residences

Close to brand name schools

One factor that quite a number of homebuyers take into consideration when deciding on a property to buy is its proximity to schools. In the case of The Reserve Residences, the closest schools that are within 1km of the development are Pei Hwa Presbyterian Primary School, and Methodist Girls’ School.

Being connected directly to the Beauty World MRT means that you can easily access the entire Downtown Line network, granting you easy access to the following schools as well:

  • Hwa Chong Institution
  • Bukit Timah Primary School
  • Nanyang Girls’ High
  • National Junior College
  • Ngee Ann Polytechnic.

Overall, we like the number of school options that The Reserve Residences opens up, and we would imagine this to be a very popular pick amongst young families with young children. There will also be a childcare centre within Beauty World Centre for busy parents to easily drop-off and pick up their kids.

Easy access to nature

Most of us would be familiar with how Bukit Timah is located conveniently close to a good number of nature spots, making The Reserve Residences a top pick for nature lovers and those of us who fancy a hike or leisurely trek on the weekends. 

Naturally, there’s Bukit Timah Nature Reserve close by, as well as the newly-opened Rifle Range Nature Park. The latter is easily accessible from Beauty World MRT; simply exit from Exit A, head over to Beauty World Centre and take the overhead bridge which will bring you directly to the visitor pavilion.

Otherwise, there’s the usual Bukit Timah Nature Reserve, and the famous trek up to the summit that most of us would fondly remember. If you’re looking to venture further out, there’s also the Rail Corridor that passes through Bukit Timah, in which you can trek through to get to places like Kranji or the Old Tanjong Pagar Railway Station in Outram.

According to NParks, there will also be a future Bukit Timah-Rochor Green Corridor, which is a new linear park along the Bukit Timah Canal.

Convenience of accessibility and public transport

One of the main unique selling points of The Reserve Residences has to be that it is a residential development incorporated with an integrated transport hub, which is not a common feature of most condo developments. 

What this means for residents is that you’ll eventually have a bus interchange and an MRT station, quite literally at your doorstep.

Getting in and around Singapore would be a breeze, given the multitude of public transport options at your fingertips. In addition, this added bonus of being an integrated development would typically result in better price appreciation and higher resale value in the long run, given the scarcity of such developments and also the value that it brings for its residents.

New Beauty World amenities and eating spots

If you’re familiar with the ins and outs of the area, you might concede that while it certainly doesn’t have the best amenities in close proximity, there’s still a healthy choice of options to meet your needs.

The closest shopping malls would be Bukit Timah Plaza, Bukit Timah Shopping Centre, as well as Beauty World Centre. Granted, these aren’t the snazziest of malls, but they are fairly decent in terms of meeting your grocery and other basic shopping needs. For starters, Cold Storage is already a confirmed retail tenant so you won’t have to worry about travelling far for necessities.

If you’re a foodie who loves to seek out some late night eats and supper jaunts, then you’re in luck. The Beauty World & Bukit Timah area is quite famous for some notable eating spots, such as the long stretch of eateries along Cheong Chin Nam Road, offering the likes of Korean BBQ, frog leg porridge, Chinese BBQ, and Malay and Indian food. 

Otherwise, there’s also Bukit Timah Market & Food Centre nearby, or else you can also hop on a bus or train and make a short commute to places like Turf City and Orchard Road.

Let’s not forget that The Reserve Residences is a mixed-use development, so you’ll also have a cluster of retail and dining options right downstairs.
