This February 2025 BTO launch sees 5,032 HDB units up for grabs. Of these, the Queenstown development━Stirling Horizon━is the only project classified under the Plus category.

Its attractive location, within walking distance of Queenstown MRT Station, will undoubtedly turn the heads of hopefully BTO applicants. To help those of you who are wondering if bidding for a Stirling Horizon BTO flat is worth it, we’ve put together this detailed overview on the Queenstown project. 

If you’ve decided to apply for this February 2025 BTO project, applications are already open, till 11:59pm on 17 February 2025. 

Stirling Horizon—Plus flats with 10-year MOP

Bordered by Queensway Road and Mei Chin Road, Stirling Horizon is a 1,126-unit BTO project which offers 2-room Flexi, 3-room, and 4-room BTO flats. There will be 3 residential blocks which range between 35 to 47 storeys; one of these HDB blocks will house 12 rental units. 

As a Plus project, Stirling Horizon will have tighter resale flat restrictions including a 10-year Minimum Occupation Period (MOP). Homeowners cannot rent out the entire flat, even after the MOP is fulfilled. When selling the flat on the open market for the first time, there will be subsidy clawbacks and limitations on who the flat can be sold to.

The three blocks━186A, 186B, 187A━have North-South orientations. This means that the flats on this estate will not get the brunt of the afternoon sun. The estate will see facilities such as playgrounds, fitness corners, residents’ network centre, and a 2-storey preschool.

According to the HDB website, Stirling Horizon units are priced as follows:

  • 2-room Flexi (Type 1): $75,000 – $298,000
  • 2-room Flexi (Type 2): $89,000 – $365,000
  • 3-room: $408,000 – $529,000
  • 4-room: $554,000 – $749,000

Considering how Mei Ling Street resale flats built after 1990 regularly cross the million-dollar price point, it’s safe to say the Queenstown Feb 2025 BTO flats are reasonably priced. 

Close to schools, with >500 4-room units

Like most BTO launches in Queenstown, the largest flat type available in the Stirling Horizon are 4-room units. Here is the breakdown of the Stirling Horizon unit mix: 

  • 2-room Flexi (Type 1): 118 units
  • 2-room Flexi (Type 2): 341 units
  • 3-room: 81 units
  • 4-room: 586 units

With half, or 52%, of the available units in Stirling Horizon being 4-room flats, it’s safe to say that this development was designed with growing families in mind. There are many educational institutions for school-going children of various ages within the area.

Nearby schools include Queenstown Primary School, Bukit Merah Secondary School, Gan Eng Seng Primary School, New Town Primary School, Crescent Girls’ School, Queenstown Secondary School, Queensway Secondary School, Tanglin Trust School, and MDIS (Interim).

10 minutes from Queenstown MRT Station

The location of Stirling Horizon is arguably its main draw. This February 2025 BTO HDB launch is situated in a well-developed neighbourhood with lots of pre-existing amenities.

From Stirling Horizon, residents are a 10-minute walk or 5-minute cycle from Queenstown MRT Station. This puts you at just 2 stops from Buona Vista MRT Station, which is connected to the Circle Line too. 

Travelling towards the Central Business District (CBD) is also a fuss-free affair. Outram Park, and thus the NEL and TEL, is just 3 stops away; Raffles Place MRT Station is 5 stops from you. Those who drive can take the Ayer Rajah Expressway (AYE) and Keppel Viaduct to arrive at the Downtown Core area in 15 minutes.

Well-developed neighbourhood with many amenities

One of the many perks of living in an already built-up neighbourhood is being in close proximity to various amenities. In case of medical emergencies, Alexandra Hospital is a short drive away, as is Queenstown Polyclinic and National University Hospital.

To service your everyday needs, you can head to Alexandra Central, Anchorpoint Shopping Centre, Queensway Shopping Centre which are all 1km or less away. The under-construction QMall will eventually be the fourth mall within the vicinity. 

If you’re craving some hawker fare, the Mei Ling Market & Food Centre is a 2-minute walk away. Alternatively, IKEA and their famous meatballs can be yours with an 11-minute stroll.

Eco-friendly features and access to nature

As with most newer BTO projects, Stirling Horizon includes eco-friendly features such as separate chutes for recyclable waste, regenerative lifts, and an ample supply of bicycle stands, meant to encourage cycling as an environmentally friendly form of transport. There are future plans for electric vehicle charging stations in the multi-storey car park too. 

Stirling Horizon’s site layout also maximises natural ventilation throughout the project, with multiple green spaces such as the residents’ network centre, sky terrace, and roof garden atop the car park providing greenery for residents.

Avid hikers will appreciate how the Alexandra-Queensway Park Connector is also on their doorstep. This is connected to the Rail Corridor via the Park Connector Network (PCN). For everyday, shorter strolls, there are smaller parks nearby such as the Commonwealth Park and the Rumah Tinggi Eco-Park.  That’s not all: there’s also a strip of land running parallel to Stirling Horizons that’s been slated for a park to be developed.

In a nutshell, Stirling Horizon, the Queenstown project in the February 2025 BTO launch, is a great choice for small, growing families looking to put down roots in a mature, centrally located neighbourhood. Stirling Horizon’s classification as a Plus BTO project reconfirms its desirability. 

Should you be lucky enough to get a unit in this fringe estate, you’ll enjoy short commutes to the CBD, plenty of F&B options, and easy access to nature. The only drawback of Stirling Horizon is the 55-month wait till its estimated completion date.
