Sky Eden@Bedok – 99-Year Leasehold Mixed-Use Condo Near Bedok MRT

In case you missed it, Sky Eden, a private condo in Bedok that just launched on 8th September, here’s all you need to know about it.

As one of the heartlands of the East, Bedok has always been highly sought after as a place to call home. With accessibility to central Singapore as well as Changi Airport, a myriad of great food options close by, and coupled by its somewhat quieter nature, many Singaporeans hold Bedok in high regard.

Well, in case you missed the news, a brand new private condo was launched on 8th September 2022, right in the heart of Bedok itself. Enter Sky Eden@Bedok – a mixed-use condo that’s set to TOP in 2027, and had 75% of its available units sold on the first day of its launch.

We break down everything interesting about Sky Eden@Bedok, as well as what you might need to know if you’re considering getting a unit.

History of Sky Eden@Bedok

The new Sky Eden@Bedok will be located exactly where the old Bedok Point shopping centre used to be, at the junction between 1 Bedok Central Road and 799 Upper Changi Road.

Back in July 2021, it was already reported in the news that Bedok Point was set to make way for a mixed-used development. The writing was already on the wall for some time; when the newer and bigger Bedok Mall was opened in 2013, it gradually led to fewer people visiting Bedok Point, resulting in poor footfall and even poorer business. As such, owners Frasers Property decided to completely redevelop the place to a mixed-use development instead.

Overview of Sky Eden@Bedok

One of the interesting things to note about Sky Eden@Bedok is that it will be a relatively small condo. With only 158 units up for sale, it pales in comparison to some of the other mixed-use developments also launching in 2022, such as Piccadilly Grand (2,026 units) and Lentor Modern (605 units).

The development will consist of 2 16-storey towers, which will be connected by “sky bridges”. As a mixed-use development, it comprises a mix of both residential units and commercial units. For the latter, this will involve about 12 shops on the first floor.

One of the other draws about Sky Eden@Bedok is that it’s seen as a reinvigoration of Bedok, given that it’s a rare offering of new private housing in a fairly old and established mature estate. 

According to reports online, the last private residential development launched in Bedok was Bedok Residences, all the way back in 2011. Bedok Residences is fairly similar to Sky Eden@Bedok, in that it’s also a set of residential units sitting on top of a commercial development (Bedok Mall).

Across the 158 units, the unit types will see a mix of 2- and 3-bedroom deluxe and premium units, and 4-room premium units. You can check out the exact unit layout plans to see what’s the difference between the units, but at a glance, unit floor sizes range from 61sqm (657sqft) to 146sqm (1,572sqft). Apart from minor layout differences, the main difference between premium units and deluxe units is that the former has more floor space.

Location Draws

Apart from being like a new kid to the (old) block, there are plenty of great things about Sky Eden@Bedok location.

For one, it’s located right at the heart of Bedok, next to the Town Centre. It has more or less everything that you might need, ranging from banks and food and beverage joints to retail shops and everything else in between. Needless to say, this is extremely rare for a new launch, and you’ll be hard pressed to find another new condo launch in such a prime and central location in an estate.

In the vicinity, you also have Heartbeat@Bedok, which is home to ActiveSG sports centre which features sports halls, a swimming pool, gym and badminton/tennis courts, there is also the Bedok Polyclinic, Bedok Public Library, and a Senior Care Centre. 

If not, a 5-minute walk will land you right at Bedok Mall, which is a pretty decent shopping mall for all your amenities. A slightly longer walk in the other direction will lead you to the Bedok Sports Hall and stadium.

Connectivity-wise, being at the heart of Bedok itself means that there are plentiful transport options to get around. Apart from the various bus services that ply the route, the condo is also a 5-minute walk away from Bedok MRT station.

Hot response to sales launch

Sky Eden@Bedok was launched last month, on 8th September. According to online reports, 118 of its 158 units (about 75%) were sold on the very first day, and all of its 2-bedroom units were fully snapped up.

For prices, the smallest units – 2-bedroom unit Type B1 and Type B1-P – started at around $1.31M. 3-bedroom units started at $1.73M,  and 4-bedroom units at $2.6M. On the whole, the initial starting prices reflected an average of $1,9xx psf.

After the dust had settled on the first day of sales booking, the eventual selling price averaged around $2,100 psf, which is indicative of the strong demand for Sky Eden@Bedok. As a reference, a check online for units for sale at the nearby Bedok Residences found that there were a couple of units listed at around $1-1.5M for a 1- to 2- bedroom unit, and around $2.8-3.8M for the larger 4-bedroom units. This translates to an average price for the former at around $1.4k-1.7k psf, and for the latter, around $1.5k-$1.9k.

So as you can see, Sky Eden@Bedok has already emerged as the frontrunner in terms of property value, which is more or less a given since it’s new.

Seeing as the smaller units were all fully snapped up on the very first day, there’s a probability that some buyers don’t actually intend to stay there; rather, this would be a prospectable investment into private property in a fantastic location, which will most certainly mean a handsome profit when it eventually hits MOP.

There are already quite a number of units listed online. Given that Sky Eden@Bedok isn’t actually built yet – it’s only set to be completed from 2026 onwards – these listed units are probably either from sellers looking to flip quickly for a profit, or remnant units, though highly unlikely. Take a look at the 3-bedroom unit for example: on launch day, prices started at around $1.73M, while you can see that it has been listed for close to $2.2M now.

Can I still get units?

If reading all of this has got you interested, you’ll be pleased to know that there are still some units left, as of time of writing.

Based on the chart from the condo’s site, you can see that there are still a couple of C2, C3 and D1 units, which are 3-bedroom and 4-bedroom units respectively. Interestingly, you’ll find that the majority of units left are those belonging to stacks 01, 02, 09 and 10. This is because they are the units that are not facing Bedok Central, but rather, facing New Upper Changi Road, meaning a bit more noise and dust.

So yes, you can still get units if you are interested. All you have to do is to head over to the official website and book a viewing appointment to head down and check out the remaining units. While it is good news that there are still units available as of 2nd October, these are the larger units and so you’ll have to be prepared to spend more upfront. 

If you do have the warchest to purchase a larger unit at Sky Eden@Bedok, there’s a very high likelihood that you’ll be able to enjoy a great profit in the years to come.
