Parktown Residence is a 99-year leasehold, mixed-use development located along Tampines Avenue 11. The District 18 project offers 1,193 units spread across 12 blocks, which range between 6 and 12 storeys. A unit mix of 1- to 5-bedroom apartments are available. Depending on the layout:

  • 1-bedroom + study units are 463 or 506sqft
  • 2-bedroom units range between 592-764sqft
  • 3-bedroom units range between 926-1,184sqft
  • 4-bedroom units range between 1,335-1,496sqft
  • 5-bedroom units are 1,679sqft

Developers UOL Group Limited, Singapore Land (SingLand), and CapitaLand Development have come together in a partnership, lending their expertise to bring Parktown Residence into fruition. Parktown Residence is set to receive its Temporary Occupation Permit (TOP) in 2030.

The mega development’s unit mix skews towards 2-bedroom units, making up 49.1% of available units. This suggests the property is geared towards smaller and/or younger families and investors. When is Parktown Residence launching?

1. Direct access to upcoming Tampines North MRT & bus interchange

Parktown Residence is located some distance away from Tampines Central. While future buyers will not be in close proximity to the trio of malls—Century Square, Tampines Mall, and Tampines 1—or transportation nodes such as Tampines MRT station and bus interchange, it is not to say that Parktown Residence’s future residents will face accessibility issues. 

Parktown Residence sits atop the upcoming Tampines North MRT station, which is set to open in 2030. It will give homeowners direct access to the Cross Island Line. The MRT station will also have a bus interchange attached, allowing for greater connectivity.

2. First integrated development in Tampines North

The project is set to be the first integrated development in the Tampines North neighbourhood and the largest integrated development to date. As a mixed-use development, a plethora of shops in the proposed retail mall, a community hub, and a food court will be available at future residents’ doorsteps.

If you look at the land zoning on the URA map, the area is set to be transformed over the course of the next few years—or even decades.

3. Potential for investment & good rental demand 

Seeing massive transformations in the immediate neighbourhood could be a boon or bane, depending what your motivations are for buying the property. Presently, most would not describe the Tampines North neighourhood as ‘cosy’. The lack of built-up homes and amenities, numerous industrial buildings, and large swathes of green require you to use some imagination when considering the neighbourhood’s potential.

As an investor, you could have a first-mover advantage by buying Parktown Residence. Plans have been set in motion for Tampines North to become a bustling centre. Being close to future transportation nodes and everyday facilities can prove to be attractive to potential renters. With executive condominium Tenet being the only other development in the area, there is a strong likelihood that Parktown Residence could be an attractive rental option. 

Additionally, there are many BTO projects in Tampines North which would have fulfilled their Minimum Occupation Period (MOP) by the time Parktown Residence is built. There is a possibility that these homeowners may want to upgrade their property for a condo unit. 

But if you’re buying the property for own-stay, consider this: even after you move into Parktown Residence, it is likely the amenities will take some time to materialise. And while it does, you may have to put up with dust and noise, among other inconveniences.
