It’s perhaps no surprise that condos are becoming increasingly popular amongst Singaporeans. After all, they come with all the frills such as gyms, swimming pools, tennis courts and even outdoor amphitheatres. If you’re looking to upgrade to a condo this new year, here are seven upcoming private and executive condos (EC) expected to launch in 2022 to consider.
1. North Gaia EC (Yishun)

Nestled along the junction of Yishun Avenue 8 and 9, North Gaia is the newest EC to be launched in the Yishun precinct; the first one to be offered under the Government Land Sales Programme since 2014.
The 616-unit EC is developed by Sing Holdings Limited, the brains behind other developments such as Robin Residences, Waterwoods and Meyer Residence. It’s expected to launch in the first half of 2022, and TOP in 2026.
In terms of highlights, there are many positives abound. For one, North Gaia’s location promises stunning views of both lush greenery, as well as calming water bodies. It’s situated opposite the upcoming Khatib Bongsu Nature Park, which will be developed into a nature trail running through the mangroves.
If your unit is high enough, you’ll also get a bird’s eye view of Lower Pierce Reservoir and the Johor Straits.

Shopping malls such as Junction 9, Northpoint City and Canberra Plaza are not too far away – all of which provide the usual F&B outlets, supermarkets, and retail stores. There are also a couple of noteworthy eating spots around the area, such as King of Fried Rice, the famous 618 SIM Carrot Cake and Chao Yue Xuan Dim Sum.
As for accessibility, North Gaia provides easy access to main highways such as TPE, SLE and CTE, making journeys to places like Punggol, Ang Mo Kio or the city a pretty easy affair. The Yishun Integrated Transport Hub at nearby Northpoint City also has many buses (and an MRT line!) to provide plenty of options for travelling to various parts of Singapore.
2. Tengah Garden Walk EC (Tengah)

While it has always been thought to be ulu and only known for its air base, Tengah is slated to be the next big smart town, with a massive redevelopment plan to rejuvenate the area. And Tengah Garden Walk will be the first executive condominium in the heart of the new Tengah Town.
It’s a joint venture by property developers City Developments Limited and MCL Land, and expected to TOP sometime in 2026.
You’ll also won’t have to worry about being stranded in the middle of nowhere. The condo will be located minutes away from three new MRT stations part of the upcoming Jurong Region Line. This will connect you to other parts of the West such as Boon Lay and Jurong East! You’ll also be situated relatively near the highways of KJE and PIE, and so travelling out further will be a breeze.
True to the spirit of Tengah Town, you can expect Tengah Garden Walk to be chock-full of greenery and other eco-friendly features. While the land has yet to be fully developed, we’re pretty sure that in a couple of years we’ll begin to see the area transform to be a bustling and vibrant district, a la Punggol!
3. Marina View Residences (Marina Bay)

Away from the heartlands and right smack in the city is Marina View Residences, an upcoming mixed-use development featuring 905 residential units and 540 hotel rooms.
One of the main draws of Marina View Residences is its location, promising both work, fun and convenience in the form of mega malls and attractions at your doorstep.
It’s a short walk away from the future Shenton Way MRT station on the Thomson-East Coast Line that’ll get you easily to places such as Upper Thomson, Marine Parade and the Expo. The development also sits beside major highways such as the MCE, CTE and AYE.

Because it’s a mixed-use development, you can expect the building and its surroundings to be bustling with activity on a daily basis. While this may deter those who wish for more privacy, this will mean there’ll be no shortage of retail and F&B outlets in the vicinity. Plus, culturally-rich neighbourhoods like Tanjong Pagar are only a short commute away – great if you want to get your Amoy Street hawker centre Lor Mee or Korean BBQ fix!
4. Ang Mo Kio 1 (Ang Mo Kio)

As the name suggests, Ang Mo Kio 1 is a condo that’s situated next to the prime location along Ang Mo Kio Avenue 1, and a mere 5-minute walk to Mayflower MRT. The development comprises a total of 370 units ranging from 1- to 4-bedroom layouts, and boasts unparalleled views of Ang Mo Kio as well as the neighbouring Bishan estate.
A huge draw is the development’s proximity to recreational nature spaces with the famous Bishan-Ang Mo Kio park situated right next door and Lower Peirce Reservoir close by.

5. Lentor Central Residences (Lentor)

Not too far away from Ang Mo Kio 1, the upcoming Lentor Modern condominium will be in the new Lentor Hills estate, which is situated between Yio Chu Kang Road and Lentor Drive. Launched by property developer GuocoLand, it is slated to be a mixed-use development, consisting of commercial spaces on the first floor and 600 units up to 25 floors.
We’d say that probably the main draw of Lentor Modern is its commercial spaces on the ground floor – featuring amenities like a supermarket, retail shops, and food and beverage outlets. Not all condos have integrated commercial facilities within, and so you can be sure that the property will also appreciate quite well in value.
When it comes to property, it’s all about location, location, location… and Lentor Modern doesn’t disappoint. The site is situated right next to Lentor MRT station (part of the Thomson-East Coast Line), which will connect you with places like Woodlands and the CBD.
The entire area is also envisioned to be a family-friendly, pedestrian-friendly neighbourhood with lush greenery, perfect for a stroll or bike ride to decompress after a long day at work.
6. Tampines North EC (Tampines)

If you’re a East-Side-Best-Side kinda person, the new Tampines North EC might be something up your alley. This 595-unit development will be situated along Tampines North Street 62, next to the current Citylife@Tampines EC. A project by Qingjian Realty and Santarli Construction, the development is scheduled to launch in the later half of 2022, and TOP in 2026.

Like many other mature towns, Tampines is lined up to undergo a makeover to rejuvenate itself. According to HDB, Tampines North will feature heavily on community spaces set amidst lush landscapes. Think more green and more spaces, almost like you’re living in the countryside!
Like all the other ECs and condos launching in 2022, Tampines North EC will be located a stone’s throw away from the future Tampines North MRT station (part of the Cross Island Line), which will connect Tampines to other parts of Singapore such as Punggol and Ang Mo Kio. So if you plan to go for some trekking at Coney Island or Lower Peirce Reservoir, making a journey there will be quite easy.
Shopping malls like Tampines 1, Century Square and Tampines Mall are a short drive away, and there are many smaller neighbourhood shops and F&B outlets peppered around Tampines. Other draws are Tampines Hub and IKEA being relatively nearby.
7. Bukit Batok West Avenue 8 EC (Bukit Batok)

The newest kid on the block, Bukit Batok will also feature a new development launching sometime this year. Details are scant for now; all we know is that the land parcel at Bukit Batok West Avenue 8 has been put up for public tender for developers to bid on. According to estimates, it’s expected to yield around 375 units, which is considerably smaller than most current condos.
In terms of accessibility, the Bukit Gombak and Bukit Batok MRT stations are not too far away, but will require a short bus ride. As for amenities, we do know that it will be a short walk away from Le Quest Shopping Mall, which has all the main amenities you’ll need like a supermarket, F&B outlets and also retail shops.
