It might be hard to pass the attractive grants of up to $80,000 when you opt for an HDB. Plus, when the average per square foot (PSF) cost for a condo can triple that of an HDB on average, condos are quite the investments. 

But if a gym and pool are some of life’s necessities and you’re dead set on the luxe life, then here are some of the most value-for-money condos in Singapore to check out, sorted by location and PSF price.

North

1. Rosewood Suites

Located an 11-minute walk from Woodlands MRT is Rosewood Suites, a 200-unit resale condominium that has an average psf cost of $819.34 for a three-bedroom, two-bath apartment.

Based on the apartments on the market at present, the biggest bang for your buck will be one of their penthouse units (1,927 sqft) now priced at $1,388,000 – open to negotiation – which brings the psf cost down to $720.29. That’s not too much higher than some larger HDB flats in mature estates.

2. The WaterGardens @ Canberra

The WaterGardens @ Canberra is the newest EC on the block having just been released for sale this November. While the psf average of the units there stands at $1,457 for now, one of their 3-bedroom units (1,163 sqft) did sell for just $1,232 psf. 

In addition to it being a mere 5-minute walk from Canberra MRT, grocery and food options are aplenty in the neighbourfood with Canberra Plaza and Chong Pang Market & Food Centre just a stone’s throw away. There’s also an Early Childhood Development Centre Facility located within the compounds for working parents with young children to consider.

West

3. The Warren

If you’re on team West side, best side, The Warren is a resale condo located in Choa Chu Kang situated right next to Lot One shopping centre and Choa Chu Kang MRT. At $993.37 psf for a 1,2-06 3-bedder, it’ll cost you slightly more than a million to be a proud achiever of one of the five legendary Cs in Singapore.

Although The Warren is a relatively older development having been built in 2004, it still comes with full condo facilities and has bigger bedrooms as compared to newer condos.

4. Dairy Farm Residences

Boasting lush greenery views from Zhenghua, Dairy Farm and Chestnut Nature Park, Dairy Farm Residences is an upcoming condo project that’s set to launch in 2024.

Convenience is always key, and residents will have direct access to amenities such as a supermarket, childcare and food court situated just right beneath their apartments. Dairy Farm Residences is also a 10-minute walk from Hillview MRT station, which will get you from Hillview to Newton in under 16 minutes.

All that we’ve mentioned above probably justifies its slightly higher price tag of $1,366.12 for a 915 sqft apartment.

North-East

5. Riversails

Priced at $2,900,000 for a four-bedroom, four-bath apartment, the price tag on a unit at Riversails might seem hefty and unjustified given its location in the North East. But when we look at the psf breakdown, it only costs $976.43 psf for a spacious 2,680-sqft penthouse unit that includes a private roof terrace, perfect for hosting BBQ parties while soaking in the view of the Serangoon river.

As a bonus, Riversails is within walking distance of Kangkar and Ranggung LRT stations which are connected to Seng Kang and Punggol where malls like Compass One and Waterway Point are.

6. Riverfront Residences

Boasting idyllic views of coney island and multiple water play features, Riverfront Residences is yet another condo set for completion in 2024. Priced from $1,276.60 psf for a 1,410-sqft four-bed, four-bath apartment, this condo makes the “pretty affordable” list at an asking price of ~$1,800,000.

Apart from your typical condo amenities,  Riverfront Residences ups the ante with a miniature golf course, aqua decks and an AV room. It’s also located an 11-minute walk from Hougang MRT station, Hougang Mall and the bus interchange.

East

7. Pasir Ris 8

Set to be complete in 2026, Pasir Ris 8 requires a longer wait as compared to many other new launches out there. But it’s definitely a worthy option for East-siders who can’t bear to part from the  convenience of staying in the far East.

While prices don’t come cheap, you’ll be able to find 4-bedroom apartments going for sale at $2,128,000 on the market. This equates to just $1,453/psf in cost. But with direct access to Pasir Ris MRT, bus interchange and White Sands shopping mall, the prime location and amenities in the vicinity are a decent tradeoff.

There’ll be no lack of dining and play options with Pasir Ris Hawker Centre, Pasir Ris Town Park and Downtown East located in the vicinity.

8. Livia

Also in the hood of Pasir Ris is Livia, a resale condo built in 2011 that features a total of 724 units with a 1,259-sqft unit priced from $1,054.81/psf. For ~$1,328,000, a 3-bedroom unit at Livia is a good alternative for those who want to live in the East but can’t afford to wait for the completion of Pasir Ris 8

Shopping and dining options are also conveniently located around the condo, with Pasir Ris MRT station, bus interchange and White Sands just a 10-minute walk away. 

South

9. The Interlace

Known for its unique architecture that resembles stacked jenga blocks, The Interlace at Telok Blangah has three-bedroom, three-bath apartments going for $3,480,000. Like Riversails, the asking price might be off-putting at the start, but the unit’s psf cost stands at a reasonable $898.30 psf for a 3,874 sq ft unit. And this comes with a private roof terrace and a huge amount of living space as compared to the average 1,000-sqft condo units of the same configuration.

There’s no shortage of things to do either with Gillman Barracks and Southern Ridges. It’s also a short 6-minute and 15-minute drive to Vivocity and Orchard Road respectively.
