Riding on the high of star gems like Emerald of Katong, where 99% of the units were sold in 2 days, and on the back of lowering interest rates, it seems that the condo market has been on the uptrend in recent months. Demand for new condos is picking up substantially, as prospective homebuyers look to sink in some serious cash for a home that will likely appreciate in value over time. 

As such, the market for new launch condos is certainly set for another record-breaking year in 2025━here are all the developments slated to hit the market in the new year so you can start planning ahead.

One of the first new condo launches of 2025 will be Parktown Residence, a 99-year leasehold condo which is expected to launch in the first quarter of next year.

According to developers Capitaland and UOL-Singland, Parktown Residence will be a mixed use development, consisting of residential homes and a commercial component that integrates━in a single development━a retail mall, bus interchange, community club, hawker centre, and direct connectivity to the upcoming Tampines North MRT Station.

Location-wise, Parktown Residence will be situated along Tampines Avenue 11, which is part of the developing Tampines North region. Connectivity and accessibility won’t be a problem━with a new bus interchange and MRT station nearby, residents will be able to easily travel from the Tampines district to other parts of Singapore. 

Being located in a built-up estate like Tampines also means no lack of lifestyle amenities, and with reputable schools like St Hilda’s Primary School and Temasek Polytechnic, you can expect a good number of units at Parktown Residence to be snapped up on opening weekend when it launches in the market.

2. The Orie━Toa Payoh

For fairly mature or old estates like Toa Payoh, new condo launches are few and far between. After all, there aren’t many open land plots where new condos can be built, unless existing developments or buildings make way for new housing projects. Such is the case of The Orie, which will be the first condo launching in Toa Payoh in 8 years.

Located in the heart of Toa Payoh━which is one of Singapore’s most beloved heartlands━The Orie will sit on the site of the former Police Security Command building, along Lorong 1 Toa Payoh. Based on early information found online, it seems that The Orie will comprise over 777 units across three blocks, and is set for completion in 2026.

A couple of highlights for The Orie, which has a 99-year tenure, include:

  • Walking distance to the nearby Braddell MRT Station.
  • Plenty of schools close by, such as Pei Chun Public School, CHIJ (Toa Payoh), and Catholic High School.
  • Proximity to Toa Payoh Central, which offers an abundance of lifestyle and family amenities.

Given that The Orie is the first new condo in Toa Payoh in almost a decade, you can expect a strong demand for units, especially since it presents a rare opportunity to live in a new private development in a fairly old housing estate.

3. The ELTA━Clementi

Another 99-year leasehold condo that will be hitting the market next year is The ELTA, a 500-unit development located along Clementi Avenue 1.

Details are scant for now, but based on online reports, the tender for the residential government land sale (GLS) site at Clementi Avenue 1 closed on 7th November. Six bids were received, with the highest bid of $633.45m translating to $1,250 psf per plot ratio (PSF PPR) for the 99-year leasehold, 178,066sqft site. This bid was 4.03% higher than the second-highest bid of $608.89m ($1,202 PSF PPR).

Apart from being situated right next to reputable schools such as Nan Hua High School, NUS High School of Math and Science, New Town Secondary School, Pei Tong Primary School, and NUS, another draw is that Clementi is a very central location with easy access to the CBD and Orchard belt, both of which are but a short drive away. That said, if you don’t drive, connectivity might be a bit of a hassle given that Clementi MRT Station is approximately an 18-minute walk away.

4. Aurea Condo━Beach Road

The iconic Golden Mile Complex was gazetted in 2021 as a conserved building in light of its historical and architectural significance, and after we bade the landmark a fond farewell in 2022, the site was sold en bloc to a consortium comprising Perennial Holdings, Sino Land, and Far East Organisation. 

The post-independence modernist building now stands to be transformed into a mixed-use development with office, retail and residential components. Enter Aurea, which will be a small 188-residential unit development sitting on top of the former Golden Mile Complex.

Its location will undoubtedly be one of its key selling points. Situated close to the CBD and cultural hotspots like Haji Lane and Kampong Gelam, Aurea promises to be a nexus of modern luxurious living and old world charm, offering residents a unique blend of lifestyle amenities and easy connectivity to other parts of Singapore. Plus, Nicoll Highway MRT Station will just be a short walk away, giving residents easy access to the Circle Line.

And if you’re feeling lazy to head out, that won’t be a problem at all; since Aurea will be a mixed-use development, you can simply head downstairs to enjoy the convenience of having retail and service outlets, F&B establishments, and co-working spaces integrated within the condo.

Overall, there is nothing to hate, and everything to love about The Aurea. Given that there will only be 188 units on offer, you can expect fierce competition from prospective homebuyers looking for an owner-occupied home or simply to invest and rent it out. With city-fringe living and cultural significance to boot, expect units at Aurea to move quickly when it eventually hits the market.

5. W Residences Singapore━Marina View

Speaking of city-fringe living, another exciting residential development that’s slated to hit the market next year is W Residences Singapore (Marina View), located along Shenton Way and just across the road from Shenton Way MRT Station.

It’s slated to be a mixed-use development which will integrate commercial and retail spaces, offices, a hotel and residences that tie in with the ‘live, work, play’ concept. Last year, it was announced that Marriott International will operate a 350-room luxury hotel, housed within a 51-storey, mixed-use development at the 99-year leasehold, 84,110sqft Marina View site, with the residential component above the hotel floors.

If you work in the CBD, then it really doesn’t get any better than this━imagine getting from door to desk in no more than 10 minutes. Plus, you’ll be at the forefront of city living, complete with the modern luxury that comes with the W Singapore branding. This project will undoubtedly be a fantastic choice for singles and young couples, as well as those looking to invest in a unit and rent it out, because of its amazing location. Conversely, families with young children may not find the development as attractive; after all, the Marina Bay area isn’t considered ideal for family living due to the lack of schools and amenities. 

Make no mistake━units at W Residences (Marina View) will command a very high asking price, considering its location in the city itself as well as the W Singapore branding. And while profitability issues may arise because of the history of residential unit prices in the vicinity, those who are looking to invest in a unit for passive income should have no issues in attracting tenants for smaller units due to its proximity to the CBD.

6. The Bagnall Haus━East Coast

One unique entrant to the condo market next year will be Bagnall Haus, slated to be a small 113-unit development located along Upper East Coast Road adjoining Bedok Road, where Bagnall Court used to be. Developed by Roxy-Pacific Holdings, it will be the first freehold new launch in the area in over a decade, which certainly makes this a gem, given the relatively few freehold residential developments that hit the market.

Highlights of Bagnall Haus include being right across from Sungei Bedok MRT Station, which gives residents access to both the Downtown and Thomson-East Coast lines. You also have East Coast Park, which is just a stone’s throw away. Its location━tucked away in the corner of Bedok and next to a golf course━will allow residents to enjoy quietude away from the hustle and bustle of more popular spots in the East such as Marine Parade and Bedok Central.

Otherwise, there really isn’t that much else to shout about for Bagnall Haus. The closest schools, like Anglican High School, are a bus ride away, and there aren’t any shopping malls or shops in the vicinity. Nevertheless, Bagnall Haus will be great for those looking for some peace and tranquillity, while also enjoying the benefits of living next to East Coast Park.

7. Arina East Residences━Tanjong Rhu

Also in the East is another upcoming freehold condo that will launch in 2025━Arina East Residences━a small 107-unit development located at Tanjong Rhu and targeted for completion in 2027. 

Here are some highlights of the development:

  • Short 3-minute walk away from Katong Park MRT Station.
  • Choice pick for families given the number of schools in close proximity, such as Geylang Methodist Primary, Kong Hwa School, Dunman High School, and Tanjong Katong Primary School.
