In recent times, the Lentor Hills neighbourhood has seen a slew of new launches. Lentoria is the fourth launch in the neighbourhood in 18 months. 

Over its launch weekend in March 2024, 50 units or 19% of Lentoria units were sold. Some experts have commented that the performance of the latest Lentor Hills offering may indicate condo sales in the area have reached a saturation point. 

But it doesn’t mean potential homebuyers should skip over considering Lentoria as their next new launch condo purchase. Here’s why you should consider a Lentoria home.

Latest Lentor new launch condo with 267 units

Lentoria is a 99-year leasehold condominium in District 26. 267 units are spread across two 17-storey residential towers and an eight-storey residential block. The new launch condo is developed by Lentor View Pte Ltd (TID Residential Pte Ltd) and sits on the 10,819 square metres (116,455 square feet) Lentor Hills Road Parcel B GLS site.

In recent times, the Lentor Hills neighbourhood has seen a slew of new launches. From 2011 to 2023, there were 6 Government Land Sales (GLS) sites made available in the Lentor Hills estate. 

Most notably, Lentoria, Lentor Modern (Lentor Central GLS site), Lentor Hills Residences (Lentor Hills Road Parcel A GLS site), and Hillock Green (Lentor Central Parcel B GLS site), were launched for sale within 18 months of each other.

The property is set to receive its Temporary Occupation Permit (TOP) in 2027.

How much will units at Lentoria cost?

Over its launch weekends, Lentoria units sold at an average of $2,120 psf. Unit pricing:

  • 1 Bedroom (538sqft): from $1,308,000
  • 2 Bedroom (700 to 732sqft): from $1,730,000
  • 2 Bedroom + Study (732sqft): from $1,901,200
  • 3 Bedroom (915 to 958sqft): from $2,112,000
  • 3 Bedroom Premium (1,119sqft): $2,753,800
  • 4 Bedroom (1,206sqft): from $2,700,000
  • 4 Bedroom Premium (1,345sqft): from $3,410,400

Bearing these prices in mind, Lentoria is relatively affordable in comparison to other condos in the Lentor Hills neighbourhood. Here is a comparison of their launch prices:

It’s worthwhile to note that unlike many other developments, Lentoria homes are not restricted by the typical pre-fabricated pre-finished volumetric construction (PPVC) method. That means homeowners can create personalised smart, functional layouts by hacking internal walls and reconfiguring rooms. Design-conscious home buyers who value customisation potential may also like this flexibility. 

Lentoria layout & condo amenities

Homebuyers who prefer more exclusive, low-density projects may favour Lentoria. The property is situated near the quiet Lentor Hills landed enclave and is surrounded by other condominium properties. Depending on which way your home faces, you will have unblocked green views. Select units on the upper floors will overlook Lower Peirce Reservoir Park.

Of the launches in the Lentor Hills neighbourhood in the past three years, Lentoria is also the smallest launch. A look at the data shows Lentoria has the best unit-to-land size ratio, allowing for greater privacy with fewer neighbours and people using the amenities.

That brings us to the condo amenities found in Lentoria.

On Level 1, there are two function rooms found in the Clubhouse: the 538sqft Forest Lounge and the 312sqft Garden Lounge. On the second floor of the Clubhouse, there is a gym, yoga studio and Clubhouse garden. For those who like to run, you can use the jogging trail that wraps around the development.

Even if you didn’t purchase a unit on the higher floors, you can still enjoy the surrounding views from the communal Sky Terrace.

Good connectivity to MRT & expressways from Lentoria

Lentoria is ideal for homeowners who love having nature at their doorstep but still want excellent connectivity to the MRT network. Lentor MRT station is just a sheltered seven-minute walk away from the new launch condo.

From the Thomson-East Coast Line (TEL) station, you are four stops from Caldecott MRT station (Circle Line, TEL), five stops from Stevens MRT station (Downtown Line, TEL), and eight stops from Orchard MRT station (North South Line, TEL). 

For those who drive, major expressways such as the CTE, SLE, and TPE are a five-minute drive away.

Dining options, facilities & schools around Lentoria

The Lentor Hills neighbourhood is part of the broader Ang Mo Kio HDB estate and there are plans for the area to be further developed. However, that doesn’t mean to say that there is lack of amenities surrounding Lentoria.

Parents with children who are about to attend primary school will be glad to know Lentoria sits within a 1km radius of top primary schools like CHIJ St. Nicholas Girls’ and Anderson Primary.

Those who are fitness enthusiasts will like how Thomson Nature Park and Lower Peirce Reservoir are just a 5-minute drive or 3 bus stops away. From these parks, you can access Upper Peirce Reservoir and MacRitchie Reservoir. Alternatively, residents can access the nearby Lentor Hillock Park or opt for the jogging trail within the Lentoria development for shorter evening strolls.

To satisfy everyday conveniences, mixed-use development Lentor Modern has eateries, a supermarket, and even childcare facilities. For more shopping and dining options Causeway Point and Woods Square Mall are a few MRT stops away.

In the case of medical emergencies, Ang Mo Kio-Thye Hua Kwan Hospital is a 3-minute drive away. 

As the estate matures, Lentoria’s proximity to choice schools, amenities, and Lentor MRT station will no doubt grow more attractive.

Is it worth buying a Lentoria condo home?

Until recently, there were not many private homes in the Lentor Hills estate. Despite there being some concern about potential oversupply, consistent demand for the recent new launches indicates otherwise. 

70% of Lentoria units sold were for 2- and 3-bedroom units which ranged between 700 to 1,119sqft. These private homes are as large as 3- to 5-room HDB flats. From the initial transaction trends, it is likely that many Lentoria buyers are purchasing a home for own-stay purposes. 

Primarily, HDB upgraders who want to remain in the Ang Mo Kio area would find Lentoria a desirable option. For example, existing residents of Ang Mo Kio Court are 3km from the site and will have fulfilled their Minimum Occupation Period in 2025.

Other HDB estates such as Punggol, Yishun, Sengkang, and Bishan will see BTO flats hitting their five-year mark in the next few years. Lentoria’s affordability and proximity to these estates will likely be attractive to these potential HDB upgraders looking to stay within their established networks.

All in all, Lentoria is a good option for those who are keen to own property in an up-and-coming but well-connected neighbourhood at an affordable price.
