HDB is closing out the year with a solid lineup. 7,970 flats are going up for sale across 7 projects this October, and each one seems geared towards a different type of buyer. Combined with the February and June exercises, that brings HDB’s total for 2026 to roughly 19,600 new flats.
Bayshore offers waterfront living and MRT convenience, while Caldecott in Toa Payoh is about as central as BTO gets this round. Buyers prioritising space, or simply better balloting odds, may want to look at Chencharu or Sembawang North. Tengah is also back on the BTO scene for the first time in 3 years.
If you’re planning to apply, you’ll need a valid HDB Flat Eligibility (HFE) letter, with all supporting documents due by 15th September 2026. The usual eligibility rules apply too: Singapore Citizen (or applying with one), at least 21 years old, in a proper family nucleus, or 35 and above under the Single Singapore Citizen Scheme. Income ceilings sit at $14,000 for families and $7,000 for singles applying for 2-room Flexi.
One thing worth noting: HDB hasn’t released its official project-by-project details yet, which typically only happens on launch day. Everything below on unit splits, classifications and pricing comes from property analysts and media previews rather than confirmed HDB figures, so treat the specifics as early indications rather than final numbers.

Bedok (Bayshore Projects I & II): 2,500 more flats from 2-room Flexi to 4-room

The estate’s first two projects, Bayshore Vista and Bayshore Palms, launched back in October 2024, and this round adds two more. The smaller project brings 860 units of 2-room Flexi and 4-room flats, while the larger one has 1,640 units spanning 2-room Flexi, 3-room and 4-room types, together making up 2,500 flats. Roughly 1,240 of those units are tipped to sit in the pricier Plus or Prime tiers, which come with a 10-year MOP and a resale subsidy clawback. The remaining 1,170 4-room and 90 3-room flats are expected to stay Standard.
In terms of location, both sites are a 1-minute walk from Bayshore MRT on the Thomson-East Coast Line (TEL), putting residents a few stops from Parkway Parade and i12 Katong, with an underpass leading straight to East Coast Park.
2-room Flexi flats make up close to half the Bayshore supply, at 49.6%, which should draw strong interest from singles keen on an MRT-linked home with a quick commute to the CBD or Orchard Road. The wider Bayshore precinct is being developed into a self-contained waterfront neighbourhood, eventually home to around 12,500 flats and condos, with a stretch of shops and eateries along its own main street once construction wraps.
Private housing confidence in the area is climbing too. Vela Bay, the first condo launch in Bayshore, sold 72% of its units on launch weekend at an average of $2,886 psf, while a Frasers Property-led consortium separately paid $2.128 billion for the area’s only integrated development site, the first non-CBD GLS site to cross the $2 billion mark.
One drawback is though, that there are no confirmed primary schools within convenient distance just yet, though Temasek Primary and Temasek Secondary both sit within about 1km, and a new Temasek Junior College campus is under construction nearby.
Geylang (Mattar): smallest launch project with just 440 units

At just 440 units (170 2-room Flexi, 270 4-room), this is the smallest project in the October lineup. It sits along Merpati Road, a 5-minute walk from Mattar MRT on the Downtown Line, next to Merpati Alcove, the 443-unit project launched here in October 2024.
Geylang hasn’t seen much new public housing supply lately; before Merpati Alcove, the last launches were Dakota Crest (443 units, February 2022) and MacPherson Weave (1,382 units, May 2022), suggesting this project could benefit from pent-up demand.
It’s a mature neighbourhood too, with Circuit Road Hawker Centre and MacPherson Market & Food Centre both a short walk away, plus several primary schools including Canossa Catholic Primary School within about 1km. With no 3-room option, a small unit count, and mature-estate amenities nearby, this project is widely expected to be heavily oversubscribed. Its central location and MRT access have also led some analysts to tip it as a Plus project.
Toa Payoh (Caldecott): 1,430 BTO flats & 260 Community Care Apartments (CCA)

This is expected to be the standout project of the exercise. Sitting right beside Caldecott MRT interchange, where the Circle Line meets the TEL, just a 1-minute walk from the platform, it’s widely tipped to be the only Prime-classified project this round. It’s expected to offer 1,430 units: 590 2-room Flexi, 580 4-room, some public rental units, and 260 Community Care Apartments (CCAs), which would mark the first CCAs in Toa Payoh.
The timing works in favour of seniors here, since HDB recently lowered the minimum CCA purchase age from 65 to 55, so this project’s CCA units may draw wider interest than past batches. Families with young children will find CHIJ Primary School and Marymount Convent School both within about 1km, with Raffles Girls’ School (Secondary) and Mount Alvernia Hospital also close by.
On-site amenities are expected to include a food court, fast-food restaurant, supermarket, four retail shops, a preschool, a Residents’ Network Centre and an Active Ageing Centre.
Beyond this single project, the site sits within a much larger transformation of Toa Payoh West and Mount Pleasant, with over 10,000 new public and private homes planned, a shopping mall on the scale of Woodleigh Mall, and a new sports and lifestyle hub expected around 2030. Tengah: Total of 710 BTO flats, with 200 5-room & 50 3-Gen flats

Tengah’s newest project marks the town’s first BTO launch in 3 years, comprising 710 flats spread across every unit type on offer this exercise: 160 2-room Flexi, 50 3-room, 250 4-room, 200 5-room and 50 3Gen flats. It sits along Tengah Garden Avenue in the town’s Plantation district and is expected to be classified Standard, meaning no subsidy clawback and a shorter, 5-year MOP.
The town has developed considerably since its first BTO launches. By the end of 2025, more than 14,000 households in Tengah had collected their keys, and the town’s first condo, Tengah Garden Residences, sold 853 of its 863 units on launch weekend at an average of $2,120 psf.
Location wise, the project sites close to Pioneer Primary School and the future Tengah Garden Galleria mall, and the upcoming Hong Kah MRT station.
The project is also a short walk from an upcoming Jurong Region Line station, expected to open around mid-2028, with the full line slated for completion by 2029 and improved connectivity to Jurong East, Choa Chu Kang and the wider Jurong Lake District. Tengah continues its car-lite, greenery-focused “Forest Town” design, with amenities such as Plantation Plaza already serving residents.
Yishun (Chencharu): 1,580 BTO units up for grabs with largest supply of 5-room flats

This is the fifth BTO project in the developing Chencharu estate, following Chencharu Hills, Chencharu Green, Chencharu Vines and Chencharu Grove. It offers 1,580 units, the largest 5-room allocation of the seven projects, split across 390 2-room Flexi, 80 3-room, 460 4-room and 650 5-room flats, with 2 new preschools also planned.
The site benefits from being a newer precinct within the mature Yishun estate, close to Khatib MRT on the North-South Line, HomeTeamNS Khatib and Yishun Stadium, alongside primary schools including Peiying Primary School and Naval Base Primary School. A 2024 masterplan for the wider Chencharu estate outlined future additions such as a hawker centre, retail shops and an integrated bus interchange, which should add further convenience once completed.
Sembawang North: 330 2-room Flexi, 100 3-room, 460 4-room & 420 5-room flats

Rounding off the lineup is a 1,310-unit project with 330 2-room Flexi, 100 3-room, 460 4-room and 420 5-room flats, more than two-thirds of which are the larger 4- and 5-room types. Sembawang has already seen a sizeable 3,950 flats launched across the February and June 2026 exercises, so demand for this project may be more measured compared to other towns this round.
Its main drawback is transport connectivity: there’s no MRT station within walking distance, with residents likely relying on a bus connection to Sembawang or Canberra MRT stations.
On the upside, the project is close to Northoaks, Endeavour and Canberra Primary Schools, as well as Jelutong Harbour Park and the Sembawang Park Connector, which could appeal to families who value greenery and more affordable, spacious homes. The area’s longer-term upside hinges on the eventual relocation of Sembawang Shipyard to Tuas, which would free up the current shipyard land for a new waterfront precinct, though that’s still years away.
HDB BTO October 2026 launch
HDB has yet to release exact pricing and site plans, but the shape of this lineup is already clear: Bayshore and Caldecott look set to draw the strongest demand given their locations and MRT access, while Chencharu, Sembawang North and Tengah offer better odds, larger flat types and more variety for buyers prioritising space over central access. Singles chasing 2-room Flexi flats may find Bayshore’s near-50% Flexi allocation hard to beat.
