It’s no secret that the neighbourhood of Dakota is highly coveted considering its close proximity to the CBD and Old Airport Road Food Centre being right at residents’ doorsteps. And while the estate isn’t a stranger to million-dollar home transactions, it might just see a rise in such sales in the months to come as September marks the second HDB sale crossing the million-dollar mark.

Second maisonette in history to sell for over a million dollars

In December 2020, we saw a Dakota maisonette making its mark as one of the 82 million-dollar HDB transactions that year for having been sold at $1,008,888. 2021 and the first half of 2022, continued to see prices of executive maisonettes selling in the high 800Ks and 900Ks, with prices just short of the million-dollar ceiling.

Now nearly, 2 years later, another Dakota Crescent Maisonette has sold on 19th September for $1.05M – signalling a potential new trajectory for maisonette prices in the area.

Based on reports, the million-dollar sale just a couple of days ago comprised a low-floor maisonette unit in Block 60 of Dakota Crescent. At the time of writing, there are a handful of Dakota Crescent maisonettes listed for sale online, with prices ranging from $1,050,000 to $1,100,000.

Maisonettes a unique and coveted flat type

Maisonettes in Dakota Crescent were built in 1983, making the maisonettes in the area 39 years old with a little over 60 years remaining on the lease. These executive HDB units are double-storey flats with expansive floor areas around 1,539sqft – an attractive option for those yearning for the “landed” experience without landing themselves in too much debt.

Some of the listings have been up even before the recent million-dollar sale was made. It’s likely that we will see more Dakota Crescent maisonette owners following in the footsteps of these sellers, should they choose to sell their homes in the future to upgrade to either a HDB flat with a longer remaining lease or other types of private properties.

Are these flats worth a million dollars? Some might argue that they are, considering the novelty of the flat type, the spread of amenities in the area and accessibility in terms of transport. If we factor in how Tampines made ​​waves for joining the million-dollar club with the $1.013M sale of an executive maisonette just a week ago, it sure does look like the prices of all executive maisonettes are set to see a 6- to 7-figure jump in the near future.
