If Bukit Timah’s Turf City area has been on your radar, this is the launch you’ve probably been waiting for. Dunearn House, by Frasers Property, CSC Land Group and Sekisui House, is the very first private condo to launch within the upcoming Turf City masterplan.

A bit of context first: Turf City gets its name from the old Bukit Timah Racecourse that used to sit here, and the area’s been earmarked for a long-term transformation into a green, low-traffic town. Dunearn House is the first condo to actually break ground in this new precinct, which means buyers here are essentially betting on the neighbourhood before it’s fully built up, sort of like buying into Punggol or Tengah in their early days, except this time it’s smack in the middle of prime District 11.

The development sits along Dunearn Road, right next to the Swiss Club Good Class Bungalow enclave (think sprawling landed mansions, the kind you usually only see from the outside). With two 19-storey towers and three 10-storey blocks, Dunearn House is currently the tallest thing around, so units here should enjoy pretty unblocked views, at least until the rest of Turf City catches up.

One thing worth flagging: it’s on a 99-year leasehold, not freehold, so factor that into your long-term plans if you’re thinking of a multi-generational home.

The Luxury Collection covers the 2- and 3-bedroom homes in the shorter blocks, with Study and Flexi layout options for those who need a home office or extra storage space. The Pinnacle Collection is the fancier tier, housing the bigger 3- and 4-bedroom units, with slightly upgraded fittings thrown in.

Speaking of fittings, kitchens come with Smeg appliances and bathrooms are kitted out with Geberit and Hansgrohe fixtures, so you’re not looking at a bare-bones finish that needs a full reno before you move in.

You can expect a 50m lap pool, waterfall terraces and a canopy pavilion on the ground floor, plus a 60m forest-themed play trail if you’ve got young kids who need somewhere to burn off energy. About 35% of the site is greenery, including a signature “Mirage Forest” feature where the building and landscaping are designed to reflect each other.

Dunearn House is built to BCA Green Mark Platinum (Super Low Energy) standards, which is basically the highest tier of eco-certification for new developments here. In practical terms, that means lower energy bills over time, thanks to things like solar panels for common facilities and more energy-efficient air-con systems.

There’s also EV charging if you’re planning to go electric, and every home comes smart-enabled with digital locksets, video doorbells and an app for managing visitors and booking facilities.

Dunearn House is a 4-minute walk from Sixth Avenue MRT station on the Downtown Line, and once the future Turf City MRT station on the Cross Island Line is up, that’ll be within walking distance too. Drivers get easy access to the PIE, and it’s about a 10-minute drive to Orchard Road, or 20 minutes to the CBD by car or train. Basically, you’re not cut off from the city, you’re just tucked into a quieter corner of it.

This stretch of Bukit Timah is already known as one of Singapore’s top school belts, and Dunearn House sits right in the thick of it. Nanyang Girls’ High School, Hwa Chong Institution and ACS (International) are all nearby, along with green spaces like the Singapore Botanic Gardens and Bukit Timah Nature Reserve for weekend family walks.
