The Reef At King’s Dock
Built by Keppel Land, The Reef At King’s Dock is a waterfront development that’s right next to VivoCity and Harbourfront MRT station. It’s also a stone’s throw away from Sentosa, so taking a quick dip in the sea is easy as pie.
Discounts: 2-bedroom apartments get a discount of $30,000, while 3-bedders go for $60,000 less than their original prices. 3-bedroom units may sound unremarkable on paper, but at this development, they can go up to 1,572sqft in size.

Midtown Bay
Midtown Bay is a nearly 21,027sqm development located in the CBD, specifically Guoco Midtown. A short walk will bring you to Bugis MRT station, as well as the various amenities and shopping options in the area. The Avenir
The Avenir is a luxury freehold development in District 9, sitting where the former Pacific Mansions used to be. The 36-storey project is set to be completed in August 2025, with a total of 376 units in total. The nearest station is Great World MRT, and both Havelock MRT and Somerset MRT are within 10 minutes’ walk if you’re brisk.
Discounts: While The Avenir’s larger units are all sold out, 527sqft 1-bedroom units are currently going for $1,618,000 to $1,678,000.

The Atelier
Another District 9 development is The Atelier, which comprises 120 units – 1, 2, 3, and 4-bedders – ranging from 549sqft to 1,496sqft.

This District 10 property located at 321 Bukit Timah Road is just 4 minutes away from Newton MRT, and is purportedly the “tallest new project at Bukit Timah”, according to the developer’s website.
Though the project has 230 residential units, only 11 units remain.
Discounts: They are currently going for 11% off – nice. To give you an idea of your savings, the latest price update puts select units at $2,638,000, giving you discounts of up to $398,000 for a high-floor unit with your own private lift lobby.

One Draycott
Just minutes from Orchard MRT, One Draycott is an exclusive development consisting of just 64 2-bedroom units. Each apartment comes with an art piece commissioned just for the occupant, and the space boasts luxurious gold accent detailing that matches the exterior of the building.
The TOP has been obtained, and you can make an appointment to view an actual unit before making a decision.
Discounts: There’s a $150,000 discount for units in stack 3, and an additional 1% discount for stacks 1,2, and 4. Only 2-bedroom (732-797sqft) and 2 Premium (1,345 sqft) units are still available at the time of writing and prices start from $2,330,000 and $3,909,000 respectively.

Neu at Novena

Neu at Novena recently made the news when they offered discounts of nearly $400,000 for some of their units. Last we heard, there are just five units left. Two of them are 4-bedroom duplexes, while the other three are 4-bedders with a utility room.
Discounts: The duplexes are priced at $3,047,250 after discounts, while the 4-bedroom + utility units start at $3,320,100.

One Bernam
Set to be completed in 202, One Bernam is a District 2 condo in Tanjong Pagar, set to be completed on 31st March 2026. The first and second storeys are allocated for commercial use, while the third storey is reserved for serviced apartments.
The residential units only start from the 5th floor onwards, so even if you get one of the lower units, you’re still going to get a pretty good view of the surroundings.
Discounts: 2-bedroom units can enjoy a discount ranging from $90,000 to $98,000, while 2-bedroom + study configurations are $109,000 to $122,000 off. Should you be eyeing the condo’s 4,306sqft 5-bedroom penthouse, you’ll be glad to know that it comes with a $615k discount.
