August is shaping up to be quite a pivotal month for HDB sales, with two HDB resale flats in the neighbourhoods of Bedok and Pasir Ris setting new all-time transactions highs. On 25th August 2026, a 5-room DBSS unit at Pasir Ris One sold for $1.15 million; and just two days later, a 5-room flat at Bedok South Horizon changed hands for $1.45 million. Here’s what actually happened at each address, and why both records are landing in the same week.

The unit in the spotlight is a 1,216sqft flat at 153B Bedok South Road that sold for $1.45 million, or $1,192 psf, making it the priciest 5-room flat ever transacted in Bedok. And while the price itself is a shocker, another eye-opening fact is that this is the second record 153B has produced in a single quarter. The previous record was set by a unit in the same block, on a similar floor that sold for $1.4 million back in May, which was a new high at the time.

The neighbouring block 153C Bedok South Road also accounts for another three record-breaking sales on Bedok’s list of highest-ever 5-room transactions, with deals between May and July that changed hands between $1.28 million and $1.38 million.

The HDB estate sits at the junction of Bedok South Road and Upper East Coast Road, within walking distance of the upcoming Bedok South MRT station on the Thomson-East Coast Line that due to open by the end of this year. Read more on why we think Bedok South Horizon as an estate to watch in 2026.

How much are Bedok South Horizon flats going for right now?

At Bedok South Horizon, sellers are already pricing above the new benchmark. 153B itself has listings running as high as $1,518,888 ($1,249 psf) at the top of the block’s asking range, well above the $1.45 million transacted record.

A unit at neighbouring 152C is listed at $1,438,888 ($1,183 psf), marketed on its “unblocked views” and “newly MOP” status, and 99.co has a 5-room unit at the wider development listed at $1.5 million ($1,234 psf). Whether buyers actually pay these prices is a separate question, but sellers at the record-breaking block are clearly treating $1.45 million as a floor rather than a ceiling.

Pasir Ris One, 530D Pasir Ris Drive 1: $1.15M sale

Over in Pasir Ris, a 1,130sqft 5-room unit at 530D Pasir Ris Drive 1 sold for $1.15 million, or $1,018 psf. This surpasses the previous 5-room record for the block, $982,800 set in June 2024, by $167,000.

Pasir Ris One was completed in 2015, the 447-unit development sits next to Pasir Ris MRT station, White Sands mall and Pasir Ris Park. Aside from it’s proximity to the MRT, the development is also one of just 13 Design, Build and Sell Scheme (DBSS) projects ever built before the scheme was scrapped in 2011, which makes it one of the more coveted HDB resale home types in Singapore.


For comparison, a similarly sized unit on the ground floor of the same block changed hands for just $920,000 that same month. That’s $230,000 less than the record-setting flat, showing just how much factors like floor level and facing can affect prices within the same block.

Even with the new record, Pasir Ris’ priciest HDB resale flat remains an executive maisonette at Block 531 Pasir Ris Drive 1, which sold for $1.26 million ($786 psf) in March 2026. The new 5-room record works out to a higher price per square foot, but still falls short in terms of total sale price.

How much are Pasir Ris One DBSS flats going for right now?

PropertyGuru’s current asking range for 530D itself sits at $888,000 to $960,000 ($850 to $973 psf), still below the $1.15 million record and even below the block’s previous $982,800 benchmark from 2024.

Most listings across the wider Pasir Ris One development remain in the same band. With the record only set on 25th August, it may simply be too early for asking prices at Pasir Ris One to have caught up, worth watching in the coming weeks to see if sellers follow Bedok’s lead.

Why are so many HDB flats breaking sales records?

Zooming out, both record sales come amid a much larger wave of flats reaching their Minimum Occupation Period (MOP). An estimated 13,480 flats are expected to hit their MOP in 2026, nearly double the roughly 6,970 units in 2025.

Much of this new supply is concentrated in towns such as Punggol, Tampines, Toa Payoh and Queenstown, rather than Bedok or Pasir Ris. What we’re seeing at Bedok South Horizon and Pasir Ris One is therefore more localised: clusters of relatively new, long-lease flats entering the resale market and testing just how much buyers are willing to pay for them.

Another factor that shapes this might be the removal of the 15-month wait-out period for private property owners looking to buy a non-subsidised HDB resale flat, that was just announced on 28th July this year. In the week following the change, enquiries for HDB flats priced above $1 million reportedly jumped 154%.

These two deals are part of a much wider surge in million-dollar HDB sales. In the first half of 2026 alone, 902 resale flats crossed the million-dollar mark, already surpassing the 763 recorded over the same period in 2025. At this pace, 2026 could challenge last year’s full-year record of 1,594 million-dollar transactions.

Even then, neither Bedok nor Pasir Ris comes close to Singapore’s most expensive HDB resale flat to date. That title still belongs to a 5-room unit at City Vue @ Henderson in Bukit Merah, which changed hands for $1.728 million, or $1,421 psf, in April 2026.
