Most Singaporeans are familiar with executive maisonettes, known for their double-storey layouts and spacious interiors compared to the average HDB flat. But there’s this one HDB block with a “penthouse” that’s been making waves on TikTok━we’ve tracked it down, and here’s the best part: it’s now up for sale.

Priced at $2M, this is probably one of the most unique HDB flat layouts we’ve seen, combining the double volume ceilings of a loft, with the spaciousness of a maisonette. It even comes with balconies and an additional large roof terrace. Here’s what you need to know about the home:

On the surface, these HDBs here look like ordinary flats, albeit with distinctive bay windows. Glancing upwards, however, will reveal that on the top two floors of the blocks reside these unique executive maisonettes.

Besides the unique layout, this HDB flat scores points due to its locale too, being just a 2-minute walk from Yew Tee MRT station. The station is also the neighbourhood hub where you can find hawker centres and markets at Yew Tee Square, and the local shopping mall, Yew Tee Point.

Measuring in at a whopping 4m, the ceiling is an impressive feature that you rarely see in most maisonettes, standing at a height that brings it into HDB loft territory. This unit comes with a small curved balcony too, which means you can leave the doors open for lots of natural light and breeze.

This home is big to say the least, with 1970sqft of floor space. The best part about it is that the floor space has little in the way of built-ins or even partition walls, presenting a blank canvas for you to enact your renovation plans.

Moreover, it comes with its own roof terrace, which is about the same size as the service yards in most maisonettes. Here, however, it doesn’t do double duty since this flat comes with a separate service yard balcony near the kitchen. This area opens up the possibility of creating a small outdoor garden, or perhaps to have it closed up for even more indoor real estate.

The unit’s impressive size is also reflected in its large bedrooms, making it perfect for those with large families, or if you want extensive built-ins like walk-in wardrobes and standalone studies.

In fact, there is also a room that has already been  turned into a walk-in closet, complete with an entire wall of wardrobe space for those with a huge fashion collection.

$2M HDB penthouse executive maisonette in Choa Chu Kang

Whilst $2M is definitely a steep price for any property, much less an HDB flat, you’ll definitely be hard pressed to find a unit with similar specs at this price elsewhere. While you might argue that you could buy a condo for the same price, you’re unlikely to find one in this size.

Of course, the downside is that this flat is located in Yew Tee, which is slightly further from central Singapore, which some may feel doesn’t justify the asking price. On the other hand, this block was MOP-ed in 1996, which gives you 72 years left on the lease in case you do want to flip it at some point down the line.

At the end of the day, it will boil down to what you prioritise when it comes to choosing your flat. View the full listing on PropertyGuru.
