For us West Siders, August marked the end of an era for an iconic mall in the West – JCube, which called time after 11 amazing years in the heart of Jurong East. However, there is a bit of good news on the horizon, especially if you’re in the market for a new condo property. At the site of the former JCube shopping mall – which is undoubtedly a fantastic location – a new condo is set to sprout up. Enter J’Den, the newest kid on the block and one of the newest new launch condos to hit the market.

With plenty of shopping malls within walking distance and direct access to 3 MRT lines, there’s reason to believe that J’Den will be one of the most popular new condo launches of 2023. J’Den will be a new 99-year leasehold condo that’s set to hit the market in the last quarter of 2023, with an estimated TOP in 2027. It’s a project developed by CapitaLand, which is one of the leading brands in property development here in Singapore and overseas. As such, you can be assured of the quality that will be given to J’Den, given CapitaLand’s reputation in developing other properties such as Canninghill Piers, One Pearl Bank, The Orchard Residences, and even The Interlace, which has garnered a fair amount of recognition overseas for its architecture.

The property will be a mixed-use development, with the first 2 storeys comprising commercial units and the next 38 floors being home to 368 residential units. Across its 368 units, there is a good mix of unit sizes from 1-bedders to 4-bedders, which caters to varying needs:

According to the developer’s brief, the design inspiration and architecture of J’Den references the lush naturalistic landscape of the nearby Jurong Lake Garden. And so, you can expect a lot of earthy hues and tones that replicate the shades of wood and stone, such as brownish timber set against a neutral grey palette.

In terms of location, there won’t be any surprises here: it will be located exactly where JCube used to be, along 2 Jurong East Central 1, which is its official address.

All in all, our take is that J’Den will be one of the hottest new condo launches of 2023. There are many things to love about the development – we’ll get to those in a moment – which will undoubtedly increase its wow factor. And given that it’s a mid-sized condo with only 368 units, you can expect considerable competition for units when it is officially launched.

Directly connected to 3 MRT lines

One of the biggest draws of J’Den will be that it will have direct access to 3 MRT lines, making commuting around Singapore extremely convenient. With the way COE prices are going, this is a welcome relief indeed.

Right now, both the North-South Line and East-West Line can be accessed at Jurong East MRT station. By 2029, this station will also play host to the Jurong Region Line that connects areas such as Boon Lay, Tengah, and Choa Chu Kang. With 3 MRT lines at your fingertips, you can easily take the train to the North, South, Central Area or East, and zip back home to the West. That’s practically the whole of Singapore!

But wait, there’s more! Come 2032, there will be another line that Jurong residents can access: the Cross Island Line (CRL). As the government puts it, the CRL “will serve existing and future developments in the eastern, western and north-eastern corridors and connect Jurong Lake District to other major hubs such as Punggol Digital District and Changi Airport.”

J’Den will also be connected to the upcoming Jurong Integrated Transport Hub, which will bring together the MRT station and a bus interchange. You’ll be spoilt for choice at the public transport options you’ll have, which is certainly a huge highlight of living at J’Den.

Proximity to a number of shopping malls

If you’re familiar with the area, you’ll know that the Jurong East hub is also home to quite a number of malls: JEM, Westgate, and IMM. With so many shopping malls in close proximity, all of your retail and dining needs are easily met in one central location.

Should you manage to get a unit at J’Den, furnishing your home with all the necessary furniture, fittings and appliances will also be a breeze. That’s because there’s IKEA Jurong and IMM in the vicinity; IKEA will have everything you need to furnish your home if you’re on a relatively tight budget, whereas IMM is home to over 200 stores, including furniture and lighting stores with more luxurious – and expensive – options.

Apart from retail and dining, there are also other amenities to cater to you and your family’s needs. For instance, Ng Teng Fong General Hospital is just a short walk away, as well as other features of Jurong like the Jurong Regional Library, Snow City, and the Science Centre. For families with young children, there are also a number of schools nearby, such as Yuhua Primary School, Fuhua Primary School, Bukit View Primary School and Jurong Primary School.

Appreciation potential of J’Den

In case you haven’t already heard, there are plans underway to transform and rejuvenate the Jurong region. Dubbed ‘Singapore’s second CBD’, Jurong will be developed into the largest business district outside of the central area, with an integration of offices, commercial spaces, and living spaces for everyone to live, work, and play.

With this, one of the benefits of living in J’Den is that you’ll have somewhat of a first-mover advantage in living in an area with very exciting changes in the pipeline. While it’s still early days for the Jurong Lake District, that would only mean cheaper entry prices for residential properties in the area for now, and a high potential for price appreciation in the long run.

Whether you’re an avid nature lover or just looking for options for a weekend stroll, you’d be pleased to know that there are nature spots not too far away from J’Den and within Jurong itself. 

The star highlight of Jurong has to be Jurong Lake Gardens, which is a sprawling 90-hectare space that consists of Lakeside Green, Chinese and Japanese Gardens, and Garden Promenade. Other than the lush greenery all around, there is also a freshwater reservoir, a waterfront boardwalk, a water playground, and a dog park. 

If you travel further out, there are also many popular green spaces in estates like Bukit Batok, Lim Chu Kang, and Bukit Timah. All in all, a very comprehensive and immersive experience for the family.
