When it comes to the upcoming October 2024 BTO exercise, the projects currently taking the spotlight include Crawford Heights, the only Prime project in this exercise, the highly anticipated Bayshore projects with waterfront living, or even the centrally-located Kallang/Whampoa projects.

However, one other project that might have gone under the radar somewhat is Central Trio, the newest BTO project in the heart of Ang Mo Kio.

The upcoming October 2024 BTO will feature 8,500 new BTO flats up for sale across 15 projects, of which 430 units will come from the central heartland of Ang Mo Kio. Situated along the Ang Mo Kio Avenue 3 main road, Central Trio will have a total of 422 units offered, comprising 155 2-Room Flexi units and 267 4-Room units. As you’ve probably already read, these flats will be classified under the new Plus classification, which features a 10-year MOP and tighter resale conditions, and will also benefit from additional subsidies and significant market discounts.

It’s no surprise that the Central Trio project was classified under Plus. As its name suggests, the project’s key selling point is its central location in Singapore, situated in Ang Mo Kio, a cherished heartland for decades.

According to the site plan published by the HDB, Central Trio will have three blocks (733A, 733B, and 733C) of about 20 storeys each. The center of the estate will also feature a children’s playground, fitness stations for adults and the elderly, and a drop-off porch, which is a common feature in most new HDB estates. A pre-school will also be located within the estate, reflecting a growing trend in new estates to offer greater convenience for families with young children.

According to the BTO portal, the indicative prices of units for a 99-year lease are as follows:

  • 2-Room Flexi (Type 1): $187,000 – $227,000
  • 2-Room Flexi (Type 2): $221,000 – $288,000
  • 4-Room: $481,000 – $603,000

Based on these prices, our take is that it is certainly a very worthwhile option, with a good amount of potential upside in terms of investment value in the long term.

Eco-friendly features in units & common areas

To make public housing more eco-friendly, estates such as Central Trio will incorporate a variety of features including:

  • Separate chutes for recyclable waste
  • Regenerative lifts to reduce energy consumption
  • Bicycle stands to encourage cycling as an environmentally-friendly form of transport
  • Parking spaces to facilitate future provision of electric vehicle charging stations
  • Use of sustainable products in the project
  • Design features to clean rainwater and beautify the landscapes

In the flats and corridors, they will also incorporate eco-friendly features such as smart-enabled provisions for adopting smart home solutions, and smart lighting in common areas to reduce energy usage.

Attractive location with plenty of amenities and highlights nearby

As we’ve outlined earlier, one of the key highlights of Central Trio is its attractive location. Because Ang Mo Kio is a relatively old, well-developed estate, there hasn’t been much space to build new BTO estates, explaining the lack of new Ang Mo Kio HDB projects in recent years. 

However, it seems that the HDB has managed to secure a small plot of land near the border of Ang Mo Kio and Yio Chu Kang to create this gem for future homebuyers. If you’re familiar with the area, you’ll recognise this plot as the empty space next to Ang Mo Kio Library and Ang Mo Kio Polyclinic.

For starters, there are plenty of public transport options either at your doorstep or just a short walk away. Apart from the many bus services that ply through the estate, you are also strategically located in between 2 MRT stations (Yio Chu Kang and Ang Mo Kio) that are along the North-South Line. Mayflower MRT on the Thomson-East Coast Line is also a short bus ride away.

For drivers, the CTE expressway is a short 5-minute drive from the estate. The future North-South Corridor highway will also pass through the Ang Mo Kio estate, connecting the city and CBD with the northern region of Singapore.

If you have or plan to have young children, this BTO project is worth serious consideration due to the many schools within a 1km to 2km radius of the development. Here are the schools located nearby:

Apart from the various hardware shops, supermarkets, and mamak shops around the estate, Central Trio is also right next to the Ang Mo Kio town centre, which has everything you might need. It also features the largest shopping mall in the area, Ang Mo Kio Hub, as well as smaller malls like Djitsun Mall. Ang Mo Kio is incredibly convenient for getting groceries, household supplies, and dining options such as coffee shops, hawker centres, or restaurants.

Another factor that will likely contribute to Central Trio’s popularity is the prospect of singles living close to their parents in Ang Mo Kio. As you may know, families and singles can apply to live near their parents and benefit from the Proximity Housing Grant. Given that this exercise includes 2-Room flats, we expect a significant number of singles to apply for flats here.

On the whole, Central Trio @ Ang Mo Kio may be an underrated BTO estate in the upcoming October 2024 BTO exercise, but it will likely see a strong level of demand. With a fantastic location in a mature estate and plenty of amenities as well, Central Trio is definitely one of the standout projects in this BTO exercise.
