Tengah Garden Residences: The First Ever EC In The New Tengah District

The second EC launch of 2022 will be at the new Tengah district.

If you’re looking to finally buy a new home – and an executive condominium (EC) at that, then 2022 might just be the year for you. After all, there are 4 ECs scheduled to launch this year, so there are plenty of options for those wanting to sink in some serious money for a new home. 

Following the relatively successful launch of Yishun’s North Gaia EC in April, the next EC that will soon be up for sale is Tengah Garden Residences, located at the new Tengah district. We know we know…where on earth is Tengah? 

Chances are, you might only have heard of it being associated with the Air Force base in the area. And for good reason – there really isn’t anything much in the area at the moment.

We take a deep-dive into the new Tengah Garden Residences EC, and what you need to know if you plan to apply for it. 

Tengah: The newest district in Singapore

Before we dive into the specifics of the new EC, you must first know about the new Tengah estate.

Announced in 2016, Tengah is slated to be Singapore’s 24th HDB town, as part of wider plans to develop the Western region of Singapore. The new estate will border the existing towns of Bukit Batok, Jurong and Choa Chu Kang, and right next to the major highways of PIE and KJE. 

Those working in more far-flung locations like Tuas, Kranji or Boon Lay will find living in Tengah quite convenient, as the connectivity to these locations would mean shorter commute times especially if you drive, or otherwise more public transport options.

As you can see from the street view of Google Maps last captured Oct 2019, there’s currently nothing remotely interesting other than greenery and trees. This was captured along Brickland Road, which is right next to Choa Chu Kang.

There’s nothing much on the other side along Jurong Road either. Suffice to say, the site designated for Tengah is currently an open land parcel, with hardly anything else other than trees and grass. Though, we’re pretty sure that construction would have minimally started by now.

Having said that, the Master Plan for Tengah certainly looks promising. According to the HDB, Tengah will see several ‘firsts’ in its development, such as the incorporation of smart technologies, integration with the surrounding area’s greenery, and even a ‘car-free’ town centre at the heart of the estate. There are 6 key thrusts that will guide the development of Tengah:

  • Creating an evergreen forest town
  • Provisions for moving around with ease
  • Provisions for walking and cycling everywhere
  • Creating 5 unique housing districts
  • Enabling close-knit communities
  • Creating a Smart and sustainable town

Other interesting highlights of the new Tengah district will see things like dedicated spaces for community gardening and urban farming, 2-3 new MRT stations as part of the Jurong Region Line, and a mix of both public and private housing. 

When fully completed, it’s estimated there will be over 42,000 new homes in Tengah, comprising 30,000 public housing options and 12,000 units for private housing. Exciting times indeed, especially for those who want to live in the West eventually!

Second of four EC launches in 2022

As mentioned previously, Tengah Garden Residences will be the second of four EC launches in 2022, following the launch of North Gaia EC in Yishun earlier this year. The other two launches will be in Tampines North and Bukit Batok West.

While we’re not sure of the exact pricing of unit offerings at the new EC, we can turn to the land bid price as well as the prices that North Gaia EC went for to get an indicative range. But do note that unlike Tampines, Bukit Batok or Yishun, Tengah is a completely new town altogether, and so that would definitely be a contributing factor in its price.

In terms of land bid price, Tengah was sold at $603 per square foot per plot ratio (psf ppr), which basically refers to the price in which a developer has paid per square foot for a piece of land.  This is cheaper than the Tampines ($659 psf ppr) and Bukit Batok (estimated to be $630 – $680 psf ppr) sites, however it is more expensive than Yishun ($576 psf ppr), which was eventually sold at an average $1,302 psf. According to reports and property experts, the Tengah site could see an average selling price of between $1,190 – $1,250 psf. 

This is attributed to the expected healthy demand especially from those who will be working at the new Jurong Innovation District that’s nearby. Plus, the last EC in the West was in 2017, so there is some pent-up demand expected.

Tengah Garden Residences

The new Tengah Garden Residences will be jointly launched by Taurus Properties SG, which is a subsidiary of property developer giants City Developments Limited (CDL), and MCL Land. It’ll be built on Tengah Garden Walk, which is a road that has yet to be constructed.

From what we know, there will be 615 units spread across 12 blocks, and up to 14 storeys. The development sits on an estimated site area of 22,080sqm, which all things considered is fairly decent, given that its larger than Yishun’s North Gaia (21,518sqm) and Bukit Batok (16,623 sqm), but smaller than Tampines (23,799sqm).

In line with the vision for Tengah to be a ‘forest town’, the Tengah Garden Residences EC will most likely also feature lush greenery and landscaping in and around the condo. It will also probably feature smart-living features like what’s being planned for the new Tengah district, which is actually not a new concept for condos considering other developments in Singapore are already doing so.

Other than that, details such as the indicative unit prices, floor plans and timeline are not available for now. Some expect the EC to be launched in mid to late September 2022, so be sure to stay tuned for details!
