For the first BTO sales launch of 2026, which is currently underway until 11:59pm on 11th February, Tampines heats things up yet again with two highly anticipated BTO projects: Tampines Nova, strategically located within walking distance of the town centre and key transport nodes, and Tampines Bliss, poised to deliver some of the shortest waiting times seen in recent years.
While flat supply from these projects are quite limited, they both cater to both young families and first-time buyers looking for convenience and connectivity. Both options are great picks even if you’ve never lived in the East before, and worth considering if you’re looking for something affordable yet part of a bustling and vibrant estate.
Here are the highlights of Tampines Bliss and a side-by-side comparison of both Tampines projects to help you decide which would be more suited to your needs.

Tampines Bliss: 284 units of family-oriented 3-room & 4-room flats

Strategically located between Tampines Avenue 2 and Tampines Street 22, Tampines Bliss comprises 284 3-room and 4-room flats spread across three 10-storey blocks, and boasts an estimated waiting period of just one year and 11 months, which is one of the quickest turnarounds since Shorter Waiting Time (SWT) BTO projects were introduced.
Tampines Bliss is designed to blend convenience with community living. Within the precinct, future residents can look forward to playgrounds, fitness areas, and a therapeutic garden, as well as essential conveniences like an eating house and a preschool. A dedicated green corridor will connect the development to nearby recreational spaces including the Tampines Park Connector, Bedok Reservoir Park and Pasir Ris Town Park, underlining the project’s commitment to promoting an active, nature-oriented lifestyle

Like many contemporary BTO projects, Tampines Bliss incorporates a range of environmentally conscious design elements aimed at encouraging sustainable living. These include energy-efficient lighting systems for shared spaces, regenerative lift technology that recovers and reuses power, as well as water-sensitive landscaping features that help filter rainwater while enhancing the visual appeal of the estate.
Beyond this, the layout of the development supports the Government’s Walk Cycle Run initiative by prioritising pedestrian and cyclist accessibility. Residents can expect covered, seamlessly connected walkways that make it easier to travel around the neighbourhood on foot or by bicycle, complemented by clear directional signage to guide movement within and around the precinct.

Even though Tampines Bliss is situated further away from Tampines Central, it is only a 15-minute walk away; alternatively the feeder service 292 can take you to Tampines Bus Interchange. If you need to get to Simei MRT Station instead, it’s also just a short bus ride away.
Otherwise, its locational attributes are more or less the same as those of Tampines Nova. You have Tampines MRT Station, with the East-West and Downtown Lines that give you access to the Central, Southern and Western regions of Singapore, and you also have three major shopping malls━Tampines One, Century Square, Tampines Mall━all within close proximity to one another.
There are also a handful of schools in the area. The closest would be Chongzheng Primary and Yuman Primary Schools, which are just across the road, as well as East Spring Primary School and Tampines Primary School which are still within 1km of the estate. There’s also Pasir Ris Secondary and Ngee Ann Secondary Schools for older kids.
Indicative prices of flats
Here are the indicative prices of flats:

We can’t really do a side-by-side comparison in terms of prices of units because Tampines Nova only has 2-room Flexi and 4-room flats, while Tampines Bliss has 3-room and 4-room flats. And so, the only thing we can compare are 4-room flats; the starting price at Tampines Bliss is from $481,000-$600,000, while Tampines Nova is at $459,000-$602,000.
This begs the question of why the 4-room flats at Tampines Nova seem to be cheaper, when they’re closer to the MRT station.
Data does prove that most of the time, properties near major transport nodes such as MRT stations and/or bus interchanges tend to command better prices; what more the proximity to not one, but three shopping malls. When both Tampines projects eventually hit the market, it’s more likely that Tampines Nova will command a higher premium than Bliss.
However, bear in mind that BTO projects have been significantly discounted via government subsidies, so that they are much more affordable and accessible for homebuyers. In the case of Tampines Nova, which is a Plus project, it will command higher market values, which is why buyers in this development will receive more government subsidies, causing the flats to be priced lower from the onset.
Comparing Tampines Nova & Tampines Bliss
Since both Tampines Nova and Tampines Bliss are more or less priced similarly, it’ll be useful to compare the two to see which one is more suitable for you.
If you’re a single applicant, then consider this: only Tampines Nova has 2-room Flexi units, which is the only unit type that caters to singles. Otherwise you’ll have to wait for the bigger flats at Tampines Bliss to hit their MOP before you can purchase them on the resale market.
If you’re a family applicant, then you have to decide how much of a risk-taker you are. The only viable family option at Tampines Nova are its 4-room flats, whereas at Tampines Bliss families can go for 3-room or 4-room flats, depending on your needs.
On one hand, Tampines Nova does have the superior location, but competition will be significantly stiffer than at Tampines Bliss, because family applicants will only have one flat option, versus spread out over two flat types.
It’s also worth mentioning that Tampines Nova is a Plus project, which means you’ll be locked in for 10 years before you can sell the flat. As a Standard flat, Tampines Bliss does not have that extra restriction, apart from the usual 5-year MOP. This is another factor that you might like to consider for longer-term planning.

Another consideration is lifestyle needs. While it is nice to be located right next to Tampines Central, bear in mind that this also brings more footfall, and with it, more noise. Some don’t mind it, but others might want to live somewhere more peaceful and quiet away from the hustle and bustle. Plus, if you drive, we’d argue that Bliss is the better location because it gives you quicker access to the highway; at Nova, you’re likely to encounter heavier traffic since it’s in the town centre.
Tampines Bliss: less central but not a shabby pick either
Even though Tampines Bliss does not have quite the same fantastic location as Tampines Nova, it is still a pretty decent pick because they aren’t that far away from each other. Unfortunately, both projects are quite small as far as new BTO projects go, with only 225 units at Nova and 284 units at Bliss, so competition will be rife for the limited units. The cherry on top is that both projects come with shorter waiting times, so it really is another bonus added to a long list of other boons.
Given that the pros and cons of both projects more or less cancel each other out, there’s no clear better option between the two. In that case, it really boils down to individual lifestyle needs and wants if you’re choosing between Tampines Bliss and Tampines Nova: Do you want to be located much closer to an MRT station and shopping mall, in exchange for 5 more years of MOP? Or do you prefer somewhere quieter?
