Executive maisonettes are already a rare sight on the resale market, considering HDB stopped building them in 1995. But finding one that’s been fully renovated and partially furnished narrows the field even further.

The unit is asking $1.228m, or about $786.68psf, and sits on a high floor at 408 Pasir Ris Drive 6. At 1,561sqft, there’s considerably more room to play with than most modern HDB flats, with the maisonette layout spreading the home across 2 levels.
There are 4 bedrooms and 3 bathrooms in total, along with generous living, dining and kitchen spaces. The block was completed in 1989 on a 99-year lease, which leaves the flat with roughly 62 years remaining.
The listing describes the unit as south-east facing. It also faces greenery instead of a main road, which helps give it a bit more privacy despite being within walking distance of Pasir Ris town centre.

As nice as the renovation is, what immediately sets this maisonette apart is its dining area, fronted with double-volume windows which flood the home with plenty of natural light.
They’ve leaned into the extra height by placing a full-sized indoor tree in the space, with its foliage reaching towards the upper floor. Down below, a timber dining table with an A-frame base is paired with bentwood chairs, against black-and-white checkerboard floor tiles, giving the area a slightly playful retro feel.
A tall wooden bookshelf and plenty of framed artwork fill the rest of the space, so the home feels less like a staged listing and more like somewhere that has actually been lived in.

$1.228m is obviously a sizeable sum for a Pasir Ris HDB, even if you are getting more than 1,500sqft and a move-in-ready renovation.
Looking at other executive maisonettes currently listed around Pasir Ris Drive 6 gives some useful context. A 1,593sqft unit at Block 413 is asking $1.28m, or around $804psf, while other nearby maisonettes have been listed closer to $920K-$990K, or roughly $586-$643psf.
That puts this home towards the higher end of current asking prices in the immediate area, though it’s worth highlighting that these are listing prices rather than completed resale transactions. In this case, part of the premium is likely tied to the condition of the flat and how much renovation work a buyer can potentially avoid doing after moving in.
And unlike a record-breaking central HDB where much of the price can be attributed to location, what buyers are paying for here is a slightly different combination: larger floor area, a 2-storey layout, and features that aren’t being built into new HDB flats anymore.
Proximity to Pasir Ris MRT Station, the park & the beach

Location-wise, the flat sits within walking distance of most of the things you’d need day to day.
Pasir Ris MRT Station is around a 7-to-10-minute walk away through Pasir Ris Town Park. Pasir Ris Hawker Centre and the sports centre are about 5 minutes away on foot, the wet market is around 8 minutes away, and you can walk to Pasir Ris Mall in roughly 10 minutes.
Pasir Ris Park and the beach are also about 12 minutes away, which is a nice bonus for weekend walks and cycling trips.
For families with younger kids, Pasir Ris Primary School, Casuarina Primary School and Hai Sing Catholic School are listed as being within 1km of the flat. Changi Airport, meanwhile, is around a 15-minute drive away.
Fully renovated Pasir Ris executive maisonette for $1.228m
At $1.228m, this isn’t one of the cheaper executive maisonettes you’ll find in Pasir Ris. But it’s also not often that one comes onto the market in this condition.
Between the 1,561sqft floor area, double-volume dining space, 2-storey layout and a renovation that has managed to give an older HDB flat plenty of personality without hiding what makes a maisonette special in the first place, there’s quite a lot here that would be difficult to recreate in a newer flat.
So, if you’ve always wanted the space of an executive maisonette but would rather skip the headache of renovating one from scratch, this one might be worth a viewing.
