HDB’s October 2025 BTO launch rolls out 9,144 flats across Singapore, with Oak Ville @ AMK stealing the spotlight as the only Plus project this round. Centrally located yet priced lower than Prime projects, it’s a solid catch for those eyeing an Ang Mo Kio flat.
With great connectivity, the upcoming Cross Island Line, and its proximity to AMK Central, this one’s almost certain to be oversubscribed.
BTO Plus launch: 1,425-unit Oak Ville @ AMK

Located in between Nanyang Polytechnic and ITE Central, Oak Ville @ AMK will offer 1,425 Plus flats across 6 residential blocks, ranging from 21 to 24 storeys. Flat types include 2-Room Flexi, 3-Room, and 4-Room, catering to singles, couples, and families alike. Bounded by Ang Mo Kio Streets 81 and 82, and Ang Mo Kio Avenue 5, the project takes its name from the adjacent Pine Ville @ AMK and the green corridor linking the two estates.
Residents will enjoy landscaped spaces inspired by the area’s agricultural past, including a rubber tapping trail with interpretive panels, while the corridor connects to a proposed new park to the north and the park connector along Ang Mo Kio Avenue 5.
10-year MOP & indicative costs

Being a Plus project, Oak Ville @ AMK comes with a 10-year Minimum Occupation Period (MOP), but the good news is pricing is more affordable than Prime projects in this exercise. For a mature estate like AMK, that’s a nice bonus. A 7% subsidy clawback applies on resale, which isn’t too steep. And the expected waiting time until completion and key collection is around 4–4.5 years.

Looking at the press release, you’d find that this isn’t the most expensive among all other BTO projects. In fact, Oak Ville @ AMK is cheaper than Ping Yi Court in Bedok, even though it’s classified as Standard.
By comparison, resale flats nearby in Ang Mo Kio have been transacting at $638,000–$794,500 for 3-Room flats and $875,000–$1,138,888 for 4-Room flats, which is higher than the resale flats in Bedok.
This suggests that buyers who secure a BTO here could see strong potential gains in the future, making Oak Ville @ AMK a hot commodity for both first-timers and savvy investors.
Mature heartland with upcoming MRT connectivity

Set in one of Singapore’s most central and mature towns, Oak Ville @ AMK offers plenty of conveniences. Residents will enjoy easy access to the North-South Line as it’s right in between Ang Mo Kio MRT Station and Yio Chu Kang MRT Station, and with the upcoming Cross Island MRT Line expected to be completed in 2030, it’ll make commuting a breeze.
To add on, the close proximity to Ang Mo Kio Bus Interchange, which is just a 20-minute walk away, holds around 17 bus services with routes to all across Singapore.
To give you an idea on its centrality, the estate is just 6 stations away from Orchard MRT and 9 stations away from City Hall MRT, with major expressways such as CTE beside the project for even more connectivity.
Access to schools from Primary to Tertiary level

Beyond its mature location, this project offers plenty of on-site amenities for residents of all ages. Outdoor spaces include playgrounds, fitness stations, and precinct pavilions, while a preschool adds convenience for young families.
The 7-storey Multi-Storey Car Park (MSCP) features a roof garden and houses commercial amenities on the ground floor, including a supermarket, eating house, and shops for daily needs.
Most blocks are north-south facing, which means homes stay cooler year-round, avoiding the full brunt of the afternoon sun. That said, flats at the edges face the road, so if you prefer a quieter setting, be aware that passing cars and occasional honking may be noticeable.
Families will also appreciate the nearby schools, with Jing Shan Primary, Anderson Secondary, Nanyang Polytechnic, and ITE College Central all within easy reach. Daily conveniences extend further with AMK Hub for retail, groceries, and dining, while outdoor enthusiasts can enjoy Ang Mo Kio Park Connector for recreation and Bishan Park 1 and 2, just a short bus ride away.
Oak Ville @ AMK–oversubscription a possible likelihood
Oak Ville @ AMK is part of the larger October 2025 BTO exercise, which is offering 9,144 flats across Singapore. As the only Plus project this round, it presents a unique opportunity for prospective homeowners in a mature estate, with flats that are both affordable and strategically located, perfect for young families and first-time buyers.
If you’re planning to apply, applications are open from 15 to 22 October 2025 via the HDB Flat Portal. You can also monitor application rates during the 8-day period, as HDB updates them regularly.
By now, you should be familiar with the application process, have your HFE letter and other relevant documents ready, and ideally have done a financial health check to ensure you can comfortably afford your new home.
