Oct 2025 BTO: Fernvale Plains—Affordable 4-Rm & 5-Rm Flats In Sengkang With Shorter Waiting Time

If you’re gunning for a new BTO flat at this October 2025 sales exercise but don’t really want to wait for 4 years before moving in, then a viable option would be the wide selection of Shorter Waiting Time flats on offer. With a reduced waiting period, buyers can transition into homeownership much sooner and move into the next stage of their lives, be it moving out of their parents home, enjoying independence, or simply just having a space of their own.

Out of the 9,144 new BTO flats on offer, almost a third of them (3,294 units) are Shorter Waiting Time flats with waiting times of less than 3 years, and Fernvale Plains in Sengkang is one of the 4 BTO projects designated as such.

1,037 flats on offer with shorter waiting times

The newest addition to the BTO scene in Sengkang is Fernvale Plains, a 1,037-unit development comprising 5 residential blocks ranging from 23 to 26 storeys, alongside recreational and communal spaces for residents of all ages including a future nursing home that will be right beside the development.

Located along Fernvale Street and Fernvale Link, the project sits within Fernvale, which is a relatively young neighbourhood in the broader Sengkang housing estate. Just as we predicted, it has been classified as a Standard project, following the likes of Fernvale Oasis and Fernvale Sails which was launched in the October 2024 BTO sales exercise.

As mentioned earlier, Fernvale Plains is one of four BTO projects in this sales exercise with Shorter Waiting Times. The estimated waiting time for Fernvale Plains is at 32 months, which is pretty decent and definitely worth considering if you’re looking to move in sooner rather than later.

Another key highlight of Fernvale Plains is that it is only one of 4 BTO projects in this launch to feature 5-room flats. Historically, these larger flats have always proven to be very popular with homebuyers because of their larger floor space to accommodate the household. 

Fifth Community Care Apartment project

Fernvale Plains is also the fifth Community Care Apartment (CCA) project to be launched, with 207 out of its 1,037 units dedicated for such apartments. In short, CCAs are specially-designed units for the elderly, with senior-friendly features such as pre-installed fittings, easy-to-slide partitions to separate living and bathroom spaces for privacy, built-in wardrobe and cabinets for storage, and wheelchair-accessible bathroom with slip-resistant flooring and grab bars.

Seniors who opt for a CCA or 2-room Flexi flat can also apply for the enhanced Silver Housing Bonus (SHB) of up to $40,000 when the enhancement takes effect in December 2025, which provides greater financial support to seniors who choose to right-size and supplement their retirement income.

As with all modern BTO developments, you can expect the usual suite of eco-friendly characteristics and features at Fernvale Plains. Things like smart lighting in common areas, regenerative lifts to reduce energy consumption, more car park lots for electric vehicles, and Active, Beautiful, Clean Waters design features to clean rainwater and beautify the landscapes are some of the many features introduced to make the project as green as possible.

Favourable location close to amenities, schools & public transport

In terms of location, Fernvale Plains is located right next to Kupang LRT station, which is good but isn’t as great as being next to an MRT station. To get to the nearest MRT station of Sengkang, residents will have to travel for 3 LRT stops to get there which will take just around 5 minutes.

One concern that some might have is its proximity to the TPE—units facing inwards towards the estate won’t have an issue but those facing out to the expressway might have to contend with some noise and dust issues, but this will largely only affect those on the higher floors because the 7-storey multi-storey carpark (MSCP) serving the developments sits in between the blocks and the highway, and will act as a barrier of sorts. Of course, this also means that some units will face the MSCP directly, which some might not like.

Access to amenities shouldn’t be too much of a concern because Fernvale is quite a well-populated estate with plenty of supermarkets, food options, and shops peppered throughout the estate. The main focal point of the estate for residents would be Seletar Mall and the neighbouring Fernvale Community Club which has an integrated hawker centre. Otherwise, residents can easily make a short commute to the Compass One shopping mall located at the main Sengkang Town Centre.

Fernvale Plains should also prove to be a viable pick for families with young children. There are four primary schools within a 1km radius of Fernvale Plains: Anchor Green Primary, Fern Green Primary, Sengkang Green Primary, and Springdale Primary. There are also plenty of parks and community gardens around the estate, which can be great recreation destinations for families to unwind at the end of the day or over the weekend.

There’s not too much to go into for prices at Fernvale Plains, but we will say this: Fernvale Plains is one of the cheapest Standard projects being offered. For example, a 5-room flat here starts at $466K, cheaper than the likes of Teban Heights at Jurong East ($576K), Ping Yi Court at Bedok ($715K).

With the provision of grants, buyers should be able to afford units here with relative ease. For example, eligible first timer families with a monthly household income of $7,000 can receive an EHG of $30,000, enabling them to afford a 5-room flat here and also service their monthly mortgages with little or no cash outlay.

Most applicants also shouldn’t face too much competition for units. Drawing reference from the October 2024 sales exercise, Fernvale Oasis and Fernvale Sails had application rates of 2.9, 2.4 and 2.3 for 3-room, 4-room and 5-room flats respectively. It’s certainly not a given that you will secure a flat, but these are indeed much more palatable rates than some other estates.

Fernvale Plains—A very affordable option for families 

For families who are on a tight budget, Fernvale Plains is definitely a viable option to consider. It is one of the more affordable BTO projects in this sales exercise, and being next to an LRT station is a welcome perk. Having 5-room flats on offer is also great, giving homebuyers the flexibility of choice to choose which unit best serves their needs and financial means.
