6 Most Exciting HDBs That Are Reaching MOP In 2026: Bedok Beacon, Pine Vista & Alkaff Oasis

HDB flats that reach their MOP in 2026

If you’ve ever applied for a BTO flat, you’ll know that the main frustrations of the entire BTO process is the uncertainty. Depending on the estate you applied for, it’s not a given that you’ll be allocated a flat. After all, it all boils down to the luck of the ballot. Even if you are allocated a queue number, BTOs tend to have a wait time of around 3 – 4 years, which can be quite long for those looking to move in sooner.

That’s why many flock to HDB resale flats; yes they cost more than BTOs, but what you get is certainty in when you get the flat, and also the flat of your choice. Some resale HDBs are in prime locations, which are an added advantage over newly-built BTO projects as well. And these factors would certainly justify its higher price tag compared to its BTO counterparts.

Here’s a sneak peek into 6 exciting HDB projects that will be hitting their MOP in 2026 for your consideration.

1. SkyOasis@Dawson

When it comes to exciting HDBs, it’s no surprise that SkyOasis@Dawson would be at the top of the list.

Launched in 2017 and TOPed in 2021, SkyOasis@Dawson is a large 1,192-unit development that sits along Margaret Drive, minutes away from Queenstown MRT station. Its name may ring a bell because it made the news back in July 2024 for setting the record for the most expensive resale HDB flat ever sold. A 1,195sqft 5-room flat that transacted at $1.73M, which translates to an astounding $1,444 psf. And a check on property listing websites show several units being listed for sale at around the $1.3K-$1.5k psf range for 4-room flats.

But hold up! If SkyOasis@Dawson has not yet crossed its MOP, how come it’s allowed to be sold on the open market?

Well, that’s because the project was designated as a Selective En bloc Redevelopment Scheme (SERS) replacement flat, and so its owners are allowed to sell their units after 7 years from registration, or 5 years from the date of key collection—whichever is earlier. Note that this clause doesn’t apply to the entire project per se—the eligibility to sell it on the market will likely vary from unit to unit, depending on the date of the aforementioned criteria.

We won’t go into too much details to what makes the development so valuable, but here are some highlights:

  • Located in District 3, which is classified as the Rest of Central Region (RCR) and home to many upscale neighbourhoods like Tiong Bahru and Alexandra.
  • Good number of primary schools in close proximity (e.g.Queenstown Primary, Gan Eng Seng Primary, New Town Primary)
  • Prime residential living location, with accessibility and connectivity at your doorstep

2. SkyResidence@Dawson

Similar to SkyOasis@Dawson, SkyResidence@Dawson is another SERS-designated flat that is located in the heart of Queenstown. In fact, the two are practically side by side.

What are the differences between the two? Well location-wise, SkyOasis is a little closer to the nearby Queenstown MRT station, however SkyResidence is closer to the Margaret Drive Hawker Centre, Queenstown Public Library, and a Sheng Siong supermarket located along Margaret Drive. SkyResidence is a marginally larger development compared to SkyOasis, with a total of 1,217 apartments (25 units more) spread over 8 blocks, 6 of which rise up to 47 storeys.

What makes SkyResidence an exciting HDB project to live in is in fact, its architecture. True to its name, one of the main highlights of the project is a winding 500m-long “green ribbon” environmental deck that connects the second to eighth storey, allowing residents to walk from one end of the precinct to the other, without going down to the ground floor. In addition, the 26th storey features a sky terrace with playgrounds, exercise areas, and community living rooms for residents to enjoy.

3. Kallang Residences

Another HDB project that will be MOPing in 2026 is Kallang Residences, which was launched as part of the November 2016 BTO sales exercise, with starting prices from $350,000 for 3-room flats and $497,000 for 4-room flats. Located at the intersection between Sims Avenue and Lorong 1 Geylang, Kallang Residences is a relatively small HDB development, with just 243 units across 2 blocks. It received its TOP in 2021, and so it’s certainly set to MOP next year.

What makes it attractive is its location—it is in a prime central region of Singapore, which makes travelling to other parts of Singapore a breeze. Public transport accessibility is also a draw, owing to the fact that Kallang MRT is just a short 5-minute walk away. The area is also home to plenty of dining options, many of which are open until the wee hours of the morning, so that’s a draw for foodies.

Kallang Residences will also benefit from the future Kallang Alive Sporting District. Once completed, the area will be transformed into a vibrant hub for sports, recreation, and culture. The district is just a short drive or bus ride away, or if you prefer, a slightly longer 10-15 minute walk away.

4. Alkaff Oasis

Ahh, Bidadari…if there was ever a contender for an exciting HDB project, it would definitely make the list. When Bidadari flats made their debut starting in the November 2015 BTO launch, it was extremely well-received by the market, due to its favourable central location and access to a wide range of public transport connectivity options. It’s also a very attractive location for young families, thanks to the many schools in close proximity.

That attractiveness has certainly not wavered 5 years on, and as the first few projects recently crossed their MOP this year, it’s no surprise just how popular they continue to be in the market. For example, a newly MOP-ed 4-room flat at the neighbouring Alkaff Crescent was just sold for $1.25M which makes it the priciest 4-room HDB flat in Toa Payoh to date, and at the adjacent Alkaff Vista, 4 flats were sold for over a million dollars within 2 months of crossing its MOP.

Alkaff Oasis is a slightly “later” Bidadari project that was launched in the February 2016 BTO sales launch. Its a sprawling development, with 1,594 units spread across 16 blocks. Location-wise, it is slightly further away from the nearby Woodleigh Mall and Woodleigh MRT station compared to the other Alkaff developments (Crescent, Vista, CourtView).

Nonetheless, you can expect fierce competition when Alkaff Oasis eventually hits its MOP next year. With the added competition from the other Bidadari flats that would have already MOPed by 2026, hopefully the effect of having more supply of flats hit the resale market would temper prices down a bit, instead of the sky-high ones that we are accustomed to for flats in Bidadari.

5. Pine Vista

A perhaps lesser-known BTO project that would be hitting its MOP next year is Pine Vista, which was first launched in the May 2017 BTO exercise. Where exactly is Pine Vista? Well, it is located in the cluster of HDB flats between Old Airport Road and Guillemard Road, just behind Old Airport Road Food Centre. Unlike the other HDBs on this list, it is quite a small HDB project, with only 319 units of 2-room Flexi and 3-room flats.

What makes Pine Vista an attractive draw is the accessibility of amenities and public transport. It is a short walk away from the nearby Dakota MRT, which sits on the Circle Line. Apart from the main highlight of the area that is Old Airport Road Food Centre, there is also a market, supermarket, shops, childcare centres and a smaller food centre nearby, which is definitely great for its residents.

Of course, the elephant in the room that has to be addressed is the lack of larger unit types (e.g. 4-room and 5-room unit variants). As such, you can probably expect young families to pass on units of Pine Vista, since space would be a concern for growing families. The demographic that would likely be drawn to its units are singles above 35 years old, or childless couples looking to live in a central location that would make commuting to and from work fuss-free.

6. Bedok Beacon

Last but certainly not least is Bedok Beacon, which was a BTO project launched in November 2016 together with Kallang Residences. Completed in 2021, it has 500 units of 2-room Flexi and 4-room flats spread across 3 blocks, and is located right next to Bedok Mall, which is opposite Bedok MRT station.

HDB projects located right next to integrated transport hubs are always a popular pick amongst homebuyers, because of the plentiful public transport options that it offers. In the case of Bedok Beacon, it’s next to Bedok Integrated Transport Hub, which houses a bus interchange as well as a short walk from Bedok MRT.

Bedok Beacon is also situated right where there are plenty of amenities and lifestyle options such as commercial and retail shops, food and lifestyle outlets, childcare centres, and more, collectively known as Bedok Town Centre. In fact, you can almost think of it as a mixed-use development.

If you are an ardent East Side Best Side-er, then you would certainly like Bedok Beacon. It has everything that you need at your convenience, complete with great public transport connectivity. Plus, young families would be drawn to the fact that there are three primary schools in relatively close proximity: Fengshan Primary School, Opera Estate Primary School, and Bedok Green Primary School. The development is also conveniently located in between two popular recreational spots—Bedok Reservoir, and East Coast Park.
