Since the Additional Buyer’s Stamp Duty (ABSD) rate adjustments in April 2023, the property market has seen a shift in buyer profiles. There are now fewer foreign and local investors, with most buyers being Singaporean citizens and PRs purchasing for their own stay.

The Orie

The Orie launched on 18th January 2025, and the joint venture by CDL, Frasers Property, and Sekisui House saw a strong response—selling 86% of its units over the launch weekend. Located along Lorong 1 Toa Payoh in District 12, this 99-year leasehold development offers a total of 777 units, with layouts ranging from 1- to 5-bedroom configurations.

The Orie launched on 18th January 2025, the joint venture by CDL, Frasers, and Sekisui House sold 86% of its units over its launch weekend. The 99-year leasehold development is located at Lorong 1 Toa Payoh in District 12. It has 777 units available, ranging from one-bedroom to five-bedroom units.

Bagnall Haus launched on the same weekend as The Orie. The low-rise, 5-storey development is developed by Roxy-Pacific Holdings. Over its launch weekend, the freehold project along 811 Upper East Coast Road sold 71 out of 113 units and the 2 strata-titled shop units on its ground floor.

Parktown Residence

Parktown Residence is a 99-year leasehold integrated project located in Tampines North. Aside from the commercial component, there are 1,193 residential units available spread across 12 blocks. Over its launch weekend in February 2025, Parktown Residence sold 1,041 units or 87% of its total units at launch. It is being developed by Topaz Residential Pte Ltd, a consortium consisting of UOL Group, CapitaLand and Singapore Land (SingLand).

ELTA is a joint venture by MCL Land and CSC Land Group. The 99-year leasehold project is located at Clementi Avenue 1 in District 5. Over its launch weekend on 22nd February 2025, ELTA sold 326 of its 501 units.

Aurea

Aurea sits on the 144,908 sqft site acquired during the collective sale of Golden Mile Complex in District 7. The 99-year leasehold project is being developed by Perennial Holdings, Far East Organization and Sino Land. Launched on 8th March 2025, Aurea sold 23 of its 188 units at an average price of $3,005 psf.

Lentor Central Residences

Lentor Central Residence sits in District 26 and is the sixth new launch condo in the Lentor neighbourhood. It is a 99-year leasehold property with 477 units available. Hong Leong Holdings, GuocoLand and Chinese developer CSC Land Group are the joint developers of Lentor Central Residences. Over its launch weekend in March 2025, it had a 93.3% take-up rate.

Bloomsbury Residences

Bloomsbury Residences is a District 5 new launch condo with a 99-year leasehold. It includes a 400sqm retail component, Bloomsbury Shoppes. The latest Media Circle development, by a consortium of Qingjian Realty, Foresea Holdings, ZACD, and SXT, sold 25.1% of its 358 units over its launch weekend on 15 April 2025.

  • 2 Bedroom (570 to 689sqft): from $1.366m ($2,396 psf)
  • 3 Bedroom (904 to 1,098sqft): from $2.166m ($2,396 psf)

One Marina Gardens

One Marina Gardens is a 99-year leasehold condo located at Marina Gardens Lane in District 1. This new launch condo, developed by Kingsford, sold 38% of units over its launch weekend on 14th April 2025. There are 937 units available.

With just 18 freehold units, 21 Anderson is a highly exclusive, ultra-luxury project. Launched by Kheng Leong on 10th April 2025, the District 21 Tanglin development moved two four-bedroom units for over $20m each over its first weekend.

Arina East Residences

Arina East Residences is located in District 15 and built on the site of the former La Ville condo. The freehold project by ZACD is the first new launch in Tanjong Rhu in 13 years. The development was launched on 7th June 2025 and sold 10 out of its 107 units.

Buying a new launch condo in Singapore

The reception to launches in the first half of the year has been mixed. While there have been strong take-up rates for OCR launches, a more cautious buying sentiment has been noted for CCR launches. 

But with the absence of new private home launches in May 2025, a tighter supply, and a good mix of new launches expected in H2 2025, buyers will have plenty of choice.
