5 Boutique Condos Launching In 2023 With Prices From $1,750 Psf

Boutique condos may not be for everyone, but the smaller development sizes are perfect for those who don’t want too many neighbours.

In Singapore, there is a small subset within the private condominium market comprising smaller, unique projects known as boutique condos. They tend to consist of approximately 100 units, tops. Because of their compact size, boutique condos can be found in unique locations that are unable to accommodate larger developments.

While they’re not for everyone, boutique condos may appeal to those looking for a quaint and private space to live in without too many neighbours to contend with. Here’s a list of 5 boutique condos in 2023 that have either just been launched, or will be launching this year.

1. The Arden

The Arden is a 99-year leasehold condo set to TOP in 2027. Located at Phoenix Road in Choa Chu Kang, it’s a quaint little development with just 105 units spread out across 3 blocks of 5 storeys each. Units come in 2, 3, and 4-bedroom options.

Boutique condos tend to be built in more unique locations, and The Arden certainly fits the bill. It’s located amidst a private landed housing enclave, which helps to elevate its prestige factor. However, a trade-off is that transport can be a bit of a challenge unless you drive. The Arden is located between two LRT stations, Phoenix and Teck Whye, both of which are about a 6-8 minute walk away. To access an MRT line, you’ll either have to take the LRT to Choa Chu Kang to access the NSL, or take a bus to Bukit Panjang MRT station along the Downtown Line.

During its launch weekend from 12-13 August, The Arden sold about 26% of its units, with an average selling price of $1,750 psf.

2. Orchard Sophia

Another boutique condo that just launched a few weeks ago is Orchard Sophia, a freehold condo located along Sophia Road. This places it in District 9 in the Core Central Region (CCR), which is well-recognised for its prime location and high investability.

Orchard Sophia is a small development, with just 78 units comprising 1, 2, and 3-bedder units. As a testament to its luxury living branding, units are decked out with fittings and appliances from high-end names such as Smeg, Borsch, Gessi, Geberit, and Hansgrohe.

It’s a bit of a workout to get to the nearest MRT station, Dhoby Ghaut. Although Google Maps says it’s only an 8-minute walk, you’ll have to trek across hilly terrain. Because it’s situated deep within a private housing neighbourhood, there aren’t any public bus options nearby, unless you’re willing to walk a bit further. Of course, if you drive, there won’t be any issues.

On its launch weekend, about 24% of units were sold at an average of $2,800 psf.

3. Gems Ville

Set to TOP in 2025, Gems Ville is a very small development with just 24 units. These range from 1-bedder to 3-bedder units, complete with high ceilings and elegant glass windows.

Situated at Lorong 13 Geylang, it is right in the heart of the Geylang Road stretch, famous for its many eateries. Travelling either to the East or towards the city won’t be a hassle given the many bus services available. For drivers, the KPE is just a couple of junctions away as. The closest MRT station is Kallang, just a 5-minute bus ride away.

The selling price of units ranges from $1,761-$2,221 psf. A 1,130sqft 3-bedder unit is currently listed at $1.99M, which translates to $1,763 psf.

4. Mattar Residences

Mattar Residences is a freehold boutique condo project with just 26 units on offer. It is located at Mattar Road, which is just off Aljunied Road and within the Geylang estate.

Mattar Residences sits amidst a private landed housing enclave, which lends it an elevated prestige status. The closest bus stop is just across the road from Mattar Residences, and the closest MRT station, Mattar, is a short 3-minute walk away. The condo is located near KPE and PIE, giving you easy access to other parts of Singapore.

For those with kids or looking to have kids, the abundance of reputable schools such as St. Margaret’s Primary School, Maris Stella High School, Cedar Girls, St Andrew’s Primary and Secondary, and Geylang Methodist Primary and Secondary in the vicinity is also a big plus.

Based on what we can find online, some speculate that prices will hover around $1,875-$2,283 psf, which is in line with properties in the Rest of Central Region (RCR).

5. The Hill@One-North

The Hill@One-North, a 99-year leasehold condominium located at Slim Barracks Rise, will offer 142 units. While it is larger than the other boutique condos on our list, it is still considered a relatively small project.

The Hill will be a mixed-use development with commercial spaces on the ground floor. This will be a welcome feature for residents, considering that One-north isn’t exactly the most populated in terms of amenities and retail options.

One-north has a high concentration of office spaces, including large MNCs, meaning there is a significant potential tenant pool of expats and locals who may be looking to rent apartments near their workplace for ease of commute.

Even though we are well into the second half of 2023, there is still much excitement and anticipation to be had in terms of what the condo market can offer to potential homebuyers.

Boutique condos may not be the large sprawling projects that you’d associate with new developments, but they serve a niche group of potential homeowners who want to live in smaller-scale developments.
