The BTO launch season is upon us, and the October 2024 sales exercise is bringing us some notable projects, one highly anticipated one is the Bayshore BTO estate projects which will be situated in Bedok Town.

October 2024’s HDB BTO launch sees a total of 8,500 new HDB flats being released across the 15 BTO projects launched this season, and Bedok Town is one of the 7 Plus projects in the lot.

Let’s take a closer look at what makes the Bayshore estate so coveted.

Bayshore Vista & Bayshore Palms—An overview

The Bayshore estate will see 2 projects being introduced: Bayshore Vista and Bayshore Palms. There will be a total of 1,440 flats spread across the 2 projects, with the breakdown as follows:
Bayshore Vista
Units: 730 flats
Types: 2-room Flexi, 3-room, and 4-room options

Bayshore Palms
Units: 710 flats
Types: 2-room Flexi and 4-room options.

Based on the new flat classification framework that was introduced by HDB, these projects sit squarely under the Plus category thanks to their attractive location by East Coast Park, and proximity to central Singapore and beyond.

HDB has revealed that all the units in both the Bayshore projects will boast full-height windows, giving residents a unobstructed views of ECP and its surroundings. We’ve already seen this design in some of the newer BTO developments, such as Punggol Northshore, so you can bet that the waterfront living will be one of the huge factors drawing in the bids.

Short walk to TEL stations, and a 14-min drive to the CBD

Bayshore Vista and Bayshore Palms will be accessible via Bayshore Drive and the closest MRT stations in the vicinity are Bayshore MRT (TEL), which commenced operations earlier this year in June, and the future Bedok South MRT (TEL). And while you only have easy access to the Thomson-East Coast Line (TEL), it’s a direct line that’ll bring you to areas such as Siglap, Marine Parade, Gardens by the Bay, the CBD, Orchard and all the way the Woodlands. Furthermore, when the TEL line is complete, you’ll be able to conveniently get to Changi Airport in a matter of minutes.

For those who drive, the Bayshore location is a dream, putting you on the ECP in a matter of minutes, and getting you to the CBD area in under 15 minutes or less if traffic is light.

In the highly-coveted Upper East Side, 5-min walk from ECP

What makes the Bayshore estates so desirable, is not only their water-front location, but their proximity to the quaint, yet thriving neighbourhoods of Siglap, Upper East Coast, and Katong/Joo Chiat which are chock-full of eateries and cafes.

Marine Parade resale flats hold the same allure for East-siders wanting beach-side living, and the Bayshore estates are even more enticing thanks to their upgraded features, longer leases and newer facilities.

Plus if the HDB blocks at Marine Parade are anything to go by, then you can probably expect a robust system of underground connectors that will link the Bayshore blocks to East Coast Parks’ Bougainvillea Garden and East Coast Carpark F3.

Supermarkets & commercial developments planned for the future, schools aplenty

If you pop by the Bayshore area today, you’ll see that the area is pretty barren apart from some private condos in the vicinity. They aren’t many malls or large supermarkets in the area at the moment, but with all HDB developments, we’re certain that more amenities will be springing up in the area in the future. HDB has already revealed that supermarkets, preschools and eating houses will be factored into the build of both of the projects, and in addition, an area beside Bedok South MRT Station has already been zoned for commercial and residential development.

Bayshore Vista & Bayshore Palms━How do they match up to the other estates, and who should apply?

If we’re looking across the board at the other developments, there definitely are other projects like Crawford Heights (Prime) in Kallang/Whampoa that seem to offer better accessibility to Singapore’s city centre. What we do know for sure is that there will be quite a surplus of applications for Bayshore Vista and Bayshore Palms, because any development that offers waterfront views, and quick and easy access to ECP, no less, will rank highly on the wish list of many a homeowner.

10-year MOP & higher BTO prices

Looking at the spread of flat configurations, these two Bayshore projects will make great choice for young families, active couples or even singles who travel often looking for their starter or forever homes. We do need to remember, though, that all Plus projects come with a doubled Minimum Occupancy Period (MOP) of 10 years, which means you’ll have to commit to the home and live in it for a good long time before the next home switch.

Home will be nestled away in a quiet spot that doesn’t see too much traffic, with great views and easy access to recreational facilities and nature. You’re also a quick hop and skip away from hip spots in Katong and Joo Chiat. With all that considered we can probably expect the prices of these flats to be at a slight premium compared to standard projects. But, with that said, you’re also looking at the very high possibility of resale price appreciation with time…as long as the MOP isn’t a deal-breaker.
