Aurea At The Golden Mile: A Modern Refresh Of A Singaporean Icon

What you need to know about Aurea, the new condo that’s coming up next to the historic Golden Mile Complex.

Golden Mile Complex has been an icon of the Beach Road/Nicoll Highway area for decades. Built in 1973, it’s especially significant as a modern representation of Brutalist architecture in Singapore. In 2021, it was gazetted as a conservation building in light of its historical and architectural significance, before it was sold en bloc to a consortium comprising Perennial Holdings, Sino Land, and Far East Organisation one year later.

In the latest chapter of its storied past, Golden Mile Complex will be rebranded to The Golden Mile, featuring an upscale mixed-use commercial development with a two-storey retail podium, medical suites, and office units. In addition, a brand new residential development will be built right next to the commercial block━a new condominium project known as Aurea.

Aureathe next luxury condo to hit the market

Aurea will be a brand new 45-storey condominium that will be built right next to the rejuvenated Golden Mile commercial block, and connected by a pedestrian link. Located in District 7, which falls under the Core Central Region of Singapore, it will be the newest condo in the area since the 558-unit Midtown Modern was launched in March 2021.

Here’s the story behind this condo’s name: according to the developers, “Aurea” is derived from the Latin word “aurum”, which means “gold”, and its design will pay homage to the original Brutalist style of Golden Mile Complex, incorporating reinterpretations such as spacious tropical verandahs, deep overhangs and the distinctive oculus motifs, while also including biophilic elements such as sky terraces, lush gardens, and open balconies to create a tranquil sanctuary in the heart of the city.

Altogether, there will be 188 units on offer, ranging from 2-bedroom units right up to penthouses on the top floor. It is a 99-years leasehold development, and is expected to TOP sometime in 2030.

An interesting aspect about Aurea is that its units are specially tiered according to floor space. There are three tiers━Prestige, Signature, and Sky Villa. 

The Prestige Collection consists of 84 2-bedroom units and 28 3-bedroom units from the 4th to 32nd floor, with sizes varying from 635sqft to 1,001sqft. All units will feature premium kitchen appliances, as well as wall-to-wall windows that give you amazing panoramic views of the surroundings.

The Signature Collection consists of 56 4-bedroom units on the same floors as well, with either 1,442- or 1,798sqft variants. Apart from enjoying private lift access, units under the Signature Collection will also have walk-in wardrobes, double vanity mirrors, and a bathtub.

Lastly, the Sky Villa Collection comprises luxurious 18 5-bedroom units and two 6-bedroom penthouses on the 34th to 45th floors, ranging from 2,863sqft to a huge 8,816sqft, which comes with very spacious balconies and even a private pool. Located on the top 12 floors, residents of these units will enjoy 180-degree views of the surrounding Kallang Basin, Marina Bay and city skyline.

Of course, no condo is complete without a whole suite of communal facilities for its residents to enjoy from. For Aurea, its facilities will be distributed across four floors on the 2nd, 3rd, 17th, and 33rd floors━comprising two infinity pools, a gym, bouldering wall, spa facilities, function rooms, and outdoor dining pavilions.

How much will units cost?

At a press conference earlier last month, the developers indicated that prices of units at Aurea will start from $2,750psf, with prices starting at $1.92m for a 646sqft, 2-bedroom unit. Based on this, you can probably expect 3-bedroom units to start upwards of $2.86m, and 4-bedroom units from $4.27m. Interestingly, there is no 1-bedroom option at Aurea.

How does this compare to other similar condos in the area? The closest comparison would probably be Midtown Modern, which was sold at an average price of $2,825psf. Pretty comparable, but given the cultural significance of Golden Mile Complex, the average selling prices of Aurea will probably surpass those of Midtown Modern.

Of course, this is by no means the final transacting price; developers have the liberty to raise the asking prices at any point during launch weekend, depending on the popularity of the project. For example, units at the famous Pasir Ris 8 condo which launched in 2021 were so hotly contested that the developer increased prices six times throughout launch day. Given its attractive location and relatively small supply of units, you can probably expect the final average price to cross over the $3,000psf mark.

Great location with fantastic connectivity

Needless to say, Aurea boasts a prime location that is certainly hard to beat. It is located just on the city fringe, meaning you’ll be able to get some respite from the usual hustle and bustle of the Downtown Core but still be located close enough so that commuting in and out of the city centre will be a breeze.

In terms of public transport, the closest MRT station is the existing Nicoll Highway MRT Station which sits on the Circle Line. Even though it looks quite a distance away on the map, it’s really just a 5-minute walk way, plus you can utilise the existing overhead bridge which will link the Golden Mile Singapore complex to the MRT station. Otherwise, there is also Lavender MRT Station, which sits on the East-West Line. It is, however, a bit further away, and will thus require a longer walk or a short bus ride to get to.

Aurea is also situated in a great location if you drive. You have easy access to major roads such as Nicoll Highway, Beach Road, and the KPE and ECP expressways, which connect you to hotspots like the CBD, East Coast Park, Marine Parade, or even the Marina Bay district.

If you’re a foodie, you will certainly be spoiled for choice. When fully developed, residents at Aurea will benefit from the variety of F&B options at the adjacent commercial block━quite literally at your doorstep. Otherwise, there are plenty of great eating spots in the immediate vicinity such as Golden Mile Food Centre, the Lavender Street area, as well as places along Beach Road, Kandahar Street, Haji Lane, and North Bridge Road. 

Aurea is also situated quite close to the Kampong Gelam area, which besides being a heritage district also houses plenty of dining options. You also have quite a few shopping malls, such as Suntec City, Bugis Junction and City Gate, in the extended neighbourhood.

Another draw of Aurea’s location that might not be hyped up enough is its proximity to Kallang. As announced by the government last year, the Kallang precinct is set to undergo massive transformation to develop itself into a world-class sporting and lifestyle destination. 

Essentially, the entire area will be a hub for sports and entertainment, with the likes of multiple sporting facilities as well as the existing Sports Hub, tennis centre, football hub, and more. This will be just a stone’s throw away from Aurea, and so residents will undoubtedly benefit greatly when it is finally completed.

Who will Aurea be great for?

Naturally, Aurea would be a great choice for those who want to live in a district steeped in rich cultural history and heritage. For those who grew up in Singapore in the early 80s, the opportunity to live in a precinct that combines the old world charm of Golden Mile Complex and the Beach Road area with a rejuvenated and refreshed landscape would be quite appealing indeed.

Aurea will also be a great pick for those who work in the CBD or regularly commute there. As outlined above, public transport accessibility as well as connectivity to places like the CBD, Kallang, or even Rochor are pretty decent, and so travelling to those areas or the rest of Singapore won’t be too difficult. According to property analysts, it will also be a good option for those looking for an affordable CCR property, to capitalise on rental yield and capital appreciation based on its prime location and historical and cultural significance.

Perhaps one downside to Aurea is the fact that there are no primary schools in the area—or any schools at all—at least not within 1km of the site. However, expand that to 2km and you do have a small handful of schools, such as Farrer Park Primary School and St Margaret’s Primary, which arent exactly near and will require a bit of travelling time’to get to.

As such, families with young children, or those planning to have children, might not find Aurea as appealing compared to the likes of other new launch condos like The Orie or Parktown Residence, which are located within residential estates with schools. It also seems that Aurea is geared towards smaller family units instead. Almost 60% of its units are the smaller two- and three- bedroom variants, and so the main resident mix would likely comprise singles or childless couples.

Urban living with a tribute to old world charm

Overall, there are many things to love about The Aurea. Given that there will only be 188 units on offer, you can expect fierce competition from prospective homebuyers looking for an owner-occupied home or simply to invest and rent it out. With city-fringe living and cultural significance to boot, expect units at Aurea to move quickly when it hits the market.
