A $55 million Good Class Bungalow (GCB) along Chee Hoon Avenue has made headlines in Singapore’s Nvidia chip smuggling case, after its buyer, Alan Wei Zhaolun, was slapped with a fresh money laundering charge tied directly to the purchase.

On 6th July, the chief executive of Aperia Group appeared in court to face 11 charges in total, including this latest one linked to the bungalow.

Here’s what we know about the GCB, which has joined the ranks of other ultra-prime properties caught up in Singapore’s high-profile fraud cases.

The Chee Hoon Avenue GCB was listed for sale in 2024, and purchased by Wei between July and October for $55 million. Of that sum, prosecutors allege that more than $38 million of that sum came from ill-gotten gains tied to the wider Nvidia chip fraud case.

On 1st July, the property’s fate was in limbo when the Singapore Police Force issued a prohibition of disposal order against the bungalow, freezing the property and $1 million in bank funds while the investigation continues.

Located just off Adam Road in District 11, the bungalow sits in one of Singapore’s most exclusive enclaves, home to the likes of UOB chairman Wee Cho Yaw and billionaire Sam Goi.

Before Wei purchased the property, the bungalow was purpose-built for sale by developer Yang Tse Pin, who acquired the original 1998 house for $21.3 million in 2021 and invested a further $12 million in design and construction.

The house sits on a near-square, freehold 15,486sqft plot with a 38m frontage and depth, a configuration Yang described as unusual for a GCB site. The 26,000 sqft built-up area spans 2 storeys with an attic and basement, offering expansive space across every level.

Reflecting the owner’s attention to detail, and likely for auspicious reasons, the house number was changed from No. 14 to No. 12, with approval from the Inland Revenue Authority of Singapore.

Designed by Gary Lim of Tellus Architects, the 6-bedroom bungalow features an 18m pool, and a dining space that directly opens onto the garden with floor-to-ceiling glass. To get around the spacious compound, there are teakwood staircases and even a home lift running the full height of the house from the basement to the attic.

To put that in perspective, the living and dining area alone covers 2,600 sqft, more than twice the size of a typical 5-room BTO flat. With a 3.8m-tall ceiling to match, the space is finished with a white Volakas marble floor, a fitting match for the room’s scale.

The second floor houses 4 ensuite bedrooms alongside a shared family space and pantry. In particular, the master suite stands out with a 950sqft bedroom, a 380 sqft walk-in wardrobe that resembles a luxury boutique, and a 200 sqft ensuite bathroom.

Up on the attic level, there are 2 additional ensuite suites and space for yet another pantry, easily accommodating the entire extended family without anyone having to wait for a bathroom.

The basement makes full use of the square footage too, with a wine cellar that holds up to 3,000 bottles and a carpark that fits 8 vehicles., highlighting the truly luxurious lifestyle of its residents.

The basement also includes helpers’ quarters big enough for 4, together with a laundry room, utility room, and even a chauffeur’s room.

With the house now caught up in the case, the prohibition of disposal order issued on 1st July means Wei cannot sell or transfer the property while investigations are ongoing.

Under Singapore’s anti-money laundering laws, property bought using criminal proceeds could be confiscated by the state. Until then, the bungalow’s future remains in limbo until the case concludes.
