With all the recent HDB-related news about maisonettes; jumbo flats, and Bidadari flats finally hitting the market, a unit type that has somewhat gone under the radar is the HDB loft flat.
For those who have lofty aspirations to upgrade from their current HDBs, the good news is that there are loft units currently listed for sale. We’ve curated a list of these that will not only be fantastic homes to live in, but also carry a decent amount of investment value.
What are loft units?
Before we dive into the HDB loft flats that are currently listed for sale, here’s a quick recap of what they are.
Broadly, HDB loft flats are as their name suggests━units that are 2 storeys each, and really the updated version of HDB maisonettes, which are no longer being built. In addition, bedrooms in loft units are located on both the first and second floors, whereas in maisonettes they are only on the second floor.
Both levels in maisonettes have relatively similar floor sizes, whereas loft units only have partial second floors━hence the name. For the latter, this gives the unit double-volume ceilings, and an abundance of natural light flooding into the unit.
In terms of investability, it probably goes without saying that HDB loft flats carry a decent amount of value in the resale market. Even though they are still included in newer developments, HDB loft units come in fairly limited quantities, and so the scarcity in supply would drive up price and demands. Plus, loft units tend to be on the highest floors━coupled with the larger living space, they are thus quite popular with homebuyers.

It also enjoys plenty of sunshine and breeze owing to it being located on the highest floor.
Location wise, it is about a 10-minute walk to Punggol MRT Station, which is linked to Waterway Point. Yet another HDB loft flat in Punggol that’s currently listed for sale is a huge 1,603sqft, 3-bedder unit that’s going for an asking price of $1.4m. They say that a picture paints a thousand words, and if the photos on the listing are anything to go by, it is a fantastic unit that can rival that of condo units.
Apart from being very spacious, this top-floor penthouse unit is also conveniently located right next to Soo Teck LRT Station, which is just one stop away from Punggol Interchange. Otherwise, if you drive, the TPE highway is just a straight road down from the block. Our take is that the unit is a star pick for young families, owing to the many schools within a 1km radius, such as Punggol Cove, Punggol Green, Punggol View, and Valour Primary Schools.

4. 89 Dawson Road━Sleek, modern 3-bedder loft unit in Queenstown

Any list of the most investable HDB loft units would naturally have to include the HDB projects at Dawson Road, located in the heart of the Queenstown estate━a desirable and highly coveted area to live in. If the address sounds familiar, that’s because it’s part of the SkyTerrace@Dawson project, which made the news back in 2022 for the most expensive HDB flat ever sold━also a loft flat.
