Within the next few decades, Kallang is set to see several redevelopment projects, including the Kallang Alive sporting precinct and the Kallang View BTO project, which is currently under construction.
Now, one of Kallang’s last industrial holdouts, Kallang Distripark, is set to join the revamp, with a private housing redevelopment that could bring up to 2,550 new private homes to the area.
Here’s what we know about the Urban Redevelopment Authority (URA)’s proposed amendment to the master plan for the Kallang Distripark site, and what’s in store for the 3 new housing plots.

While URA’s proposed masterplan amendment was only announced on 14th August, the 13ha plot of land at Kallang Distripark has already been slated for housing since 2003.
The current land owners are entities linked to the Lee Rubber Company, founded by prominent Chinese businessman Lee Kong Chian. Interestingly, the site is a mix of freehold and leasehold land, with the leasehold plot sitting on a 99-year lease set to expire in 2067.
Under the proposed plans, 2 out of 3 plots are purely residential. According to property analysts cited by the Straits Times, the 3.6ha larger plot, adjacent to Kallang Bahru, could bring about 1,200 new condominium units to the area.

The second, smaller plot, which runs alongside Pelton Canal, is about 1.6ha and could hold anywhere between 450 and 550 units.
The last plot, about 2.4ha and sitting on leasehold land, has been proposed for mixed-use zoning with commercial space on the ground floor, alongside an estimated 600 to 800 units. All in all, the site could bring a total of up to 2,550 new private homes to Kallang.

Other than the 3 housing plots, the proposal also sets aside a 2ha neighbourhood park and a 1.8ha reserve site, for which its future purpose is still unknown.
Kallang Distripark is one of the several sites along the Kallang River corridor that URA has flagged for redevelopment into waterfront neighbourhoods, joining nearby projects like Kallang Horizon, which will enjoy Kallang River views, and Kallang View, which overlooks Pelton Canal.
Heritage enthusiasts would also be pleased to know that URA is also in talks with the landowner to preserve one of the original 3 octagonal rubber warehouses as a heritage landmark within the neighbourhood park.
Why buyers may want to keep tabs on the Kallang Distripark redevelopment
Much of the housing around Kallang Bahru and Geylang Bahru has been around since the 1970s, apart from newer developments such as the Kallang View HDB project currently under construction.
Another plot to keep an eye on is the 6ha Geylang Bahru Industrial Estate, right beside the MRT station, which is also earmarked for housing under URA’s masterplan. Redevelopment is still some time away, though, as its lease lasts until the mid-2070s.
When new homes eventually come up here, they could prove popular with buyers, especially if freehold condo units are on the cards. Future homeowners will enjoy a central location, waterfront setting, and convenient access to the Downtown Line via Geylang Bahru MRT Station, making the area a worthwhile long-term investment for those eyeing freehold property.
Everyday conveniences are within easy reach for future residents, with the Geylang Bahru Market and Food Centre about a 10-minute walk away.

For now, there’s no confirmed launch date or developer attached to the project, so it may still be a while before showflats open here.
With the number of redevelopment projects happening in the area, Kallang is set to become a more bustling neighbourhood, complete with more sports facilities and an already-ideal central location.
