From today until 17 February 2025, 11:59pm, homebuyers can apply for one of the 5,032 BTO or 5,590 SBF units on offer. Plus, with 8 out of 10 BTO flats having a waiting time of four years or less, you can now look forward to moving in sooner, as the HDB progressively rectifies the long construction delays caused by the pandemic.

Even though the launch features the likes of BTO heavyweights Queenstown and Kallang/Whampoa, it would be remiss not to mention Woodlands as somewhat of a dark horse for a variety of reasons. 

With waterfront living and being at the forefront of the eagerly anticipated new rail connection between Singapore and Malaysia, join us as we unpack all the details about the newest BTO project to hit Woodlands, and why you should seriously consider it as an option if you’re looking to apply for a BTO this year.

Named Woodlands North Verge, the project is the largest of all the BTO projects in this sales exercise, with a total of 1,563 units across all unit types. This consists of 335 2-room Flexi units, 85 3-room units, 608 4-room units, and 535 5-room units, spanning six residential blocks ranging from 27 to 35 storeys.

With the majority of units being the larger 4-room and 5-room unit types, we can probably guess that the main target audience this project hopes to attract is large families with children or young families hoping to grow in the next few years. It’s also worth pointing out that Woodlands and Yishun are the only two BTO projects in this sales exercise to feature 5-room flats, so if you’re looking for a larger home, these are your only two options—both located in the Northern region of Singapore.

As with all new BTO projects in recent years, the development will have a range of eco-friendly features designed with sustainability in mind. Think electric vehicle charging lots, separate chutes for recyclable waste, smart home solutions, and more. With an increased focus on active and healthy living, the housing precinct will also be designed with well-connected pathways to make it easier for residents to walk and cycle as part of their daily commutes.

Interestingly, this is also the first BTO project in the newly carved-out Woodlands North region. Yes, we know…Woodlands is already so ulu and in the North—how much further North can it get?

Well, Woodlands North is slated to be transformed into a dynamic mixed-use waterfront destination, similar to what the government has done in places like Northshore in Punggol or Tanjong Rhu. It’s not actually near the main Woodlands Central area itself, but closer to Marsiling. 

The HDB will be progressively launching other BTO projects in the area over the next few years, with a total of 4,000 new homes planned for the vicinity, in addition to other industrial and commercial developments that will be built.

How much will Woodlands North Verge units cost?

According to the HDB website, Woodlands North Verge units are priced as follows, excluding grants:

  • 2-room Flexi (Type 1): $47,000 – $204,000
  • 2-room Flexi (Type 2): $56,000 – $251,000
  • 3-room: $275,000 – $363,000
  • 4-room: $365,000 – $528,000
  • 5-room: $486,000 – $661,000

While it isn’t the cheapest BTO project in this current lineup—that goes to Yishun—we’d say that prices are quite affordable, especially considering the other options would be Queenstown or Kallang/Whampoa, where 4-room flats are at least $200K more expensive.

In terms of price comparison in the surrounding area, the closest would probably be Marsiling Peak I & II, which were launched in the June 2024 BTO exercise. The starting prices of Woodlands North Verge flats are, on average, about $37K – $70K more expensive, likely due to the premium associated with its waterfront living and general price inflation.

Waterfront living & access to nature at your fingertips

Even though the area is somewhat sparse right now, with little to no amenities for households, fret not—significant developments will be taking place over the next few years to accommodate not only the influx of new residents but also the considerable footfall that will come with the new RTS Link. More on that later!

In terms of public transport connectivity, the closest MRT station is Woodlands North MRT, just a short walk away. The station is the last stop (or first stop, depending on how you see it!) on the Thomson-East Coast Line, giving you direct access to places like Orchard, Marina Bay, and Marine Parade. The next stop from Woodlands North is Woodlands itself, which is an interchange station connecting you to the North-South Line. For buses, there is currently only one service (856), but more bus routes are expected to be introduced in the future.

Another draw for Woodlands North Verge is its proximity to schools, which will undoubtedly attract families with young children. Being located in Woodlands, there are plenty of schooling options available, such as Qihua Primary, Evergreen Primary, Riverside Secondary, Woodlands Secondary, Marsiling Secondary, and even Republic Polytechnic. Additionally, Woodlands North MRT station serves as a gateway to other schools along the Thomson-East Coast Line.

Another popular attraction is Woodlands Waterfront Park, which is just across the road from Woodlands North Verge. Just like East Coast Park, Coney Island, or even West Coast Park, Woodlands Waterfront Park is a great location to unwind and relax after a long day or week, allowing you to stroll along the water’s edge and enjoy the sights and sounds of nature. Plus, on certain occasions, such as New Year’s Eve or Chinese New Year, many also flock to the park to catch fireworks from Johor Bahru—yes, you’re that close to Malaysia!

On other days of the year, you can walk along the jetty right out to the water, and if you’re feeling peckish, you can drop by the Rasa Istimewa Waterfront Restaurant, which is the only restaurant in Singapore that sits along a jetty. There are also children’s playgrounds to entertain the kids and amazing views of the sunset in the evenings.

Direct access to Malaysia at your doorstep

One of the highlights of living in Woodlands North is undeniably the proximity to the crossings into Malaysia. Presently, you have the Causeway, where you can easily drive over or take a bus into Malaysia. You can also take the KTM train across, though tickets are always in high demand and sell out quickly.

Come end-2026, residents of Woodlands North will get to enjoy an additional mode of transport into Malaysia—the RTS Link, a light rail system that will connect Woodlands North MRT station to Bukit Chagar in Johor Bahru. The infrastructure will be supported by a brand new Woodlands Regional Centre, which will be a mixed-use development featuring both residential and industrial spaces. Of course, it will also house immigration facilities to support cross-border travel between both countries.

When completed, residents will be able to pop over to Malaysia very easily. No more long jams at the Causeway or long lines for buses! Heading over to Malaysia for (cheaper) groceries or even just for a day trip will be easy-peasy, and might even be quicker than, say, heading to Orchard Road or Sentosa.

Apart from families with young children, another demographic of homebuyers that would be attracted to Woodlands North Verge are those with families in Johor Bahru, who will appreciate the proximity and enhanced connectivity between both countries.

To summarise, Woodlands North Verge is a brand new BTO project in a newly formed precinct that boasts waterfront living, connectivity to Malaysia, and affordability as its key selling points. While some might find it still a bit too out of the way compared to more central regions in Singapore, others who are looking to live in quieter estates or commute daily to Malaysia will find Woodlands North an exciting prospect.

As always, if you’re looking to submit an application for this February 2025 BTO sales exercise, be sure to have all your documents ready and your finances checked. Bear in mind that applicants are shortlisted via balloting, so there’s no need to rush to submit applications, as the process is not on a first-come, first-served basis. That said, remember that applications close at 11:59 PM on Monday, 17 February 2025, so don’t leave it to the last minute!
