Of the 39 estates gazetted for Good Class Bungalows (GCB) in Singapore, Kilburn Estate is not one that immediately comes to mind, especially when Nassim Road, Leedon Park, and Cluny Hill are often in headlines. The estate, located opposite King Albert Park, has Yarwood Avenue being its main artery, with minor roads Wilmonar Avenue and Denham Close flanking it.
Recently, a GCB along Yarwood Avenue was sold for $29.7M, The Business Times reported. It was also said that the buyer is a Singaporean who has stakes in computer hardware, real estate, and the food and beverage industry. Here are some details we gleaned about the sale and what you can expect if you’re living in Kilburn Estate.
How does the Yarwood Avenue GCB look like on the inside?
BT reported that the sale of the Yarwood Avenue GCB was sold by Cuscaden Peak Investments, a property arm that used to be called Singapore Press Holdings Private Limited. The 2-storey, 18,519sqft house has 5 bedrooms and a swimming pool and its currently still listed on PropertyGuru for lease at $23,000/month.
At the sale price of $29.7M, this works out to $1,604psf which is around the median of other GCBs that were purchased over the past year.

Inside, the living room has ceilings that are 1.5-storeys high for extra ventilation and a lofty flair.

The pool is also the perfect size for weekend pool parties, especially with a spacious deck that can definitely fit a barbecue pit and some lawn chairs.
However, this GCB is a 999-year leasehold property and not a freehold plot of land unlike plenty of others. This might not make much of a difference for plebeians like you or me, but for those Ultra-High-Net-Worth-Individuals who are the ones snapping up these GCBs, that might be a dealbreaker. Thankfully, the Singaporean buyer of the Yarwood Avenue GCB wasn’t too fazed.
Where is Yarwood Avenue and the Kilburn Estate?

You might be asking where Yarwood Avenue is located, just in case you one day strike it big with your Toto or 4D tickets. Thankfully it’s not too ulu, as it’s located right behind the former Sime Darby Centre – now known as Link@896 – which is opposite King Albert Park MRT station.
This location might not be as central as Nassim Road or Cluny Hill, but it’s very near the Bukit Timah entrance to the Green Corridor. Plenty of elite schools like Hwa Chong Institution and Nanyang Girls School are also located right down Dunearn Road. The Pan Island Expressway is also not too far of a drive away.
Other GCBs up for grabs in Singapore
If you were thinking of putting in an offer for this Yarwood Avenue GCB, you’re a little too late for that. Thankfully, there are still plenty of other Good Class Bungalows available for those with deep pockets.

Back in August, this farmhouse-looking GCB on Swiss Club Road was listed on the market for $39.9M. The 10,600sqft house sits on a huge 21,293sqft plot and boasts 7 bedrooms. The sitting room also has high, vaulted ceilings that will make a grand impression on any guest visiting the premises.
Those who want a bit more prestige in their real estate portfolio – as if a GCB isn’t prestigious enough already – can turn towards Nassim Road where 3 Good Class Bungalows have been listed by Cuscaden Peak Investments’ subsidiary, Times Properties. The GCBs range from 6,950-7,400sqft of built-up land, and the asking price of them is a record-breaking $5,200 psf.
