PSA: HDB has announced some pretty exciting news for prospective homeowners—2025 will see the launch of 2 new housing areas in Sembawang and Woodlands. These areas, Sembawang North and Woodlands North Coast, will collectively see a total of 14,000 homes being built. Of the lot, 12,000 of those homes will be set aside for HDB BTOs.
Sembawang North—8,000 public homes to come
For Sembawang North in particular, there will be around 10,000 new homes planned across a 53-hectare site that will comprise a mixture of BTO flats and private homes, with the bulk of them being public housing.

What’s cool is that the design of the homes here will pay homage to Sembawang’s naval history and colonial roots, with features like courtyard layouts and pitched roofs. It’s a thoughtful blend of heritage and modern living, making this new neighborhood something to look forward to for both history buffs and those looking for a unique space to call home.

Yet another notable feature of the Sembawang North developments will be the Community Wharves Link—essentially a network of walkways that will connect the BTO developments in the area with little areas carved out for activities and communal facilities. You’ll also be able to expect a spanking new “Neighbourhood Centre” that will feature a host of amenities and an expansive 1-hectare park known as “Community Avenue” which has been set aside for recreational facilities. Think playgrounds, exercise zones, cycling paths and pedestrian walkways—great for those who love to be in the heart of nature.
Woodlands North Coast—4,000 BTOs across 21 hectares

The highly anticipated revamp of Woodlands North Coast is set to turn the area into a vibrant, mixed-use waterfront destination, as part of HDB’s Remaking Our Heartland (ROH) initiative for Woodlands, that was first announced in 2017. At the very core of this transformation is the development of around 4,000 new BTO flats, offering more housing options for young couples and families looking to settle in this scenic location.

If you do plan to bid for any of the upcoming BTO projects in Woodlands North Coast, you can expect to enjoy all the benefits of the future WoodsVista Gallery, a 1.9km walking and cycling path developed by HDB in collaboration with the National Parks Board (NParks). This linkway will also make it more convenient for future residents to get to Woodlands MRT station.
The launch of these BTO projects in 2025 is aimed at providing a sizeable supply of affordable homes for Singaporeans, particularly families who wish to stay close to their parents for mutual care and support. The average price of a 4-room flat in these new BTOs is expected to start from around S$350,000, making them an attractive option for young couples and families.
Phase 1 of the WoodsVista Gallery is on track to be completed in 2026, the same time that UrbanVille @ Woodlands, a BTO project currently under construction is expected to be completed.
