Hot off the Queenstown BTO launch back in November 2022 comes yet another BTO launch in the same estate. Come February 2023, 730 units located along Ghim Moh Link and Commonwealth Avenue West will be available for balloting. Only 3- and 4-room units will be made available too, which makes them great for small families and young couples.
Ahead of the BTO launch in February, we take a gander at what living in Queenstown will look like, including the nearby amenities and possible developments that will be built in this car-lite area.

The February 2023 Queenstown BTO location is right on the corner of Ghim Moh Link and Commonwealth Avenue West. What immediately stands out to us when looking at the site map is its close proximity to Dover MRT, where a covered walkway is in the works to link the estate to the public transit station. Buona Vista MRT station and access to the Circle Line is also just 3 bus stops away.
Speaking of journeying by foot, Ulu Pandan has also been designated as a car-lite area, so you know your steps counter is going to be working overtime in a good way.
There are splattering of schools around the vicinity from primary schools to institutions like Singapore Polytechnic and the National University of Singapore. And when it’s time to play, there is easy access to an upcoming green linear corridor along Sungei Ulu Pandan.

One downside to the immediate locale is the lack of major shopping hubs. Sure, there is The Star Vista down at Buona Vista, but those who prefer convenience might find the amenities a bit wanting. Thankfully, the neighbouring estates, specifically the November 2022 Queenstown BTO projects, will sport some retail shops and supermarkets. But those will still only be up and running when the BTO is complete.

The North-facing stacks will have the best views as it’ll not be blocked whilst receiving a healthy amount of sunlight throughout the day. Those are the ones we’ll be keeping an eye out for.

Indicative Prices for the Queenstown 2023 BTO launch
Judging from the November 2022 Queenstown BTO launch, we can safely say that the upcoming February 2023 BTO launch in Queenstown will also fall under the Prime Location Housing model. This keeps the prices relatively affordable as compared to resale flats in the surrounding areas, with a caveat that the Minimum Occupation Period (MOP) is 10 years.
As indicated by SRX, prices for the Feb 2023 Queenstown BTO might start at $360K for 3-room flats and $550K for 4-room flats.
Another factor to take into consideration is the value of the surrounding resale flats. According to HDB, flats within the Ghim Moh and Ulu Pandan area have previously transacted between $610K-$730K for 3-room units, and $710K-$975K for 4-room units.
Verdict for the Queenstown BTO site
Based on a straw poll that we conducted over Telegram, Queenstown was the 2nd-most popular site for the February 2023 BTO launch. This might be due to a myriad of reasons: the perception that Queenstown flat prices will be priced higher from the get-go; the lack of major shopping hubs nearby; the Dover location compared to Little India/Farrer Park.
Nevertheless, with more than 700 units available, there are plenty of opportunities to score one of these units if you want to live in the West side without being shafted in Tengah. Your odds are also skewed higher as there will be plenty of people who are discouraged by the PLH aspect, therefore decreasing the overall application rate.
But on the flip side of things, the 10-year MOP means that you’ll be in it for the semi-long term, and we can see young couples who are starting their own families make up a big number of the applicants here. The fact that it’s a car-lite zone might also draw the attention of those healthy and active walkers.
