We all know that rare HDB flats exist—and no we’re not talking about your HDB terrace houses and DBSS flats. We’re talking about real rare unicorn units like this executive maisonette (EM) that comes with a 4M-tall ceiling and a roof terrace that was listed for sale at $2M, and is no longer on the market. We can only imagine that it has found a new, lucky owner. The good news is that, we’re found another super rare HDB executive maisonette penthouse located in Pasir Ris, for a relatively affordable $1.46M.
With double-volume ceilings, generous floor space and a large rooftop patio, this rare-to-find unit might just be akin to unearthing a diamond in the rough.
Blk 256 Pasir Ris executive maisonette located next to shopping mall & a 5-min walk from future Pasir Ris East MRT station

Located at Blk 256 Pasir Ris Street 21, the listed unit TOPed in 1993, which means it probably has about 67 years left of its 99 years lease. The unit covers 189 sqm or 2,033sqft of floor space, which in today’s flat standards, is actually very generous in terms of size. Being an executive maisonette, the flat has two floors, and is located on the top floor of the block.

Altogether, the flat has 4 bedrooms and 3 bathrooms. According to the floor plan of the unit listed online, the first floor of the flat has two separate bedrooms, alongside the living room and the dining room. A highlight would be the large terrace frontage, which is what makes this listing quite a rare find nowadays. At $1,460,000, the average selling price is at about $718 psf.
How does this compare to other Pasir Ris executive maisonettes that are currently listed for sale?
A check on PropertyGuru shows quite a handful of similar units with the same number of bedrooms, however all of them are sized at around 1,560-1,647sqft which certainly pales in comparison to our unit’s 2,033sqft of floor space. Most of these units are also priced around the high $900Ks to $1.2M, which translates to a range of around $650 – $700 psf.
All things considered, it does seem that the unit is priced higher than its counterparts in the same estate. Even though you’re easily getting at least 400sqft more floor space, the average psf is a little higher than other units; presumably, because it factors in the premium of being on the top floor and having a rooftop patio.

While the listing’s photos don’t exactly give the full picture of how the unit looks like, it does offer a glimpse into some of the highlights of the flat. For instance, despite being over 30 years old, the exterior of the flat seems to be well maintained, with a certain rustic charm from its brick-layer columns and white-coated walls.

In other parts of the home, it seems that the unit has been maintained very well over the years, with no obvious signs of wear and tear. Given that the listing states that the unit comes unfurnished, we can only guess that the photos were from when it was last occupied, and that the owners would remove everything before handing over the flat.

Nestled away in a quiet corner of Pasir Ris

Its location might not win the hearts of those used to central living, but you might appreciate that it sits in a relatively quite and peaceful part of Pasir Ris, away from the hustle and bustle of popular areas such as Pasir Ris Central or even the Downtown East area.
In terms of accessibility to public transport, the closest MRT stations—Pasir Ris (East-West Line) or Tampines East (Downtown Line)—are at least an 18-minute bus ride away, or about a 10-minute drive. The only bus service that plys the area is service 109, which connects you to areas such as Pasir Ris, Hougang, and Serangoon. As such, connectivity can be a bit of an issue if you don’t drive, and this would be the largest concern for this flat in terms of location.
The good news is that a new MRT station—Pasir Ris East—will be launched nearby in the years to come. The new MRT station will be part of the new and upcoming Cross Island Line, which will allow residents in the area to enjoy greater connectivity to the rest of Singapore. The new station will be a short 5-minute walk away, along Pasir Ris Drive 1.
The plus side is that it is actually not too bad a choice for families with young children. There are quite a handful of schools in close proximity, such as White Sands Primary, Pasir Ris Primary, Casuarina Primary, Pasir Ris Crest Secondary, and Loyang View Secondary.
Amenities won’t be too much of a concern, given that the block is just across the road from Loyang Point shopping mall, which has a range of dining outlets, commercial and retail shops, as well as a Sheng Siong supermarket.
Ultra-rare executive maisonette unit with large rooftop patio
Overall, this $1.46M executive maisonette unit is certainly a rare find.
Having been phased out of production since 1995, executive maisonettes are already an uncommon find in the market today due to its scarce supply. What sets our units apart from other similar executive maisonettes is the larger floor space, being located on the top floor of its block, and even having a terrace area that’s akin to having a large balcony or frontage that penthouse units in private condos have.
Of course, its location isn’t exactly the best. However, if you are willing to look beyond the lack of convenience of public transport accessibility—at least until Pasir Ris East MRT station is up in 2030—then it can be quite a nice viable option if you’re looking to live in a quiet part of Pasir Ris.
