Around 3,300 HDB BTO Flats Launched This October 2025 To Have Shorter Waiting Times From Bedok To Yishun

Four new HDB BTO projects will be launched in October 2025 across three Singapore estates, adding to the year’s housing supply.

It’s only a matter of days now before the next and final BTO sales exercise of 2025 is launched, and it is certainly shaping up to be a big one. Not only do you have brand new estates such as Berlayar in the Greater Southern Waterfront and Mount Pleasant making their debut, but you also have exciting new additions to existing estates like Ang Mo Kio and Yishun.

If applying for a BTO in 2025 is on your cards, but you’re also hoping to move in earlier, there’s some good news that was just announced by the HDB: the upcoming October 2025 BTO sales exercise will feature about 3,300 BTO flats with wait times of less than three years, which makes up more than a third of the 9,100 BTO flats to be launched in the exercise.

As you may know, one of the many frustrations of BTOs is that they can take quite a long time – sometimes as much as four and a half years or more to complete. For some, this isn’t too much of an issue, but for others, they would want to move in sooner rather than later so that they can move along in their journey as homeowners.

Fortunately, the Government has been introducing Shorter Waiting Time (SWT) flats in recent BTO launches, which are flats with waiting periods of under 3 years. These only apply to select estates in each sales exercise, and are certainly worth considering if you’re not too fussed on their locations.

On top of the 3,300 SWT flats to be launched this October, the HDB has stated that they will launch another 4,000 SWT flats per year over the next 2 years, as part of continuing efforts to reduce waiting times and expand housing options for homebuyers with more pressing housing needs. 

Overall from 2025 to 2027, HDB hopes to significantly ramp up the supply of such flats, targeting 12,000 SWT flats to be launched. This October, the SWT flats will be offered across four BTO projects in Bedok, Sengkang and Yishun.

Yishun: Yishun Glade and Chencharu Grove

At the upcoming sales exercise, the Yishun estate will feature 2 BTO projects. The first is Yishun Glade, which is located along Yishun Ring Road and comprises 569 units of 2-room Flexi flats and 4-room flats. It will have an estimated waiting time of 2 years and 7 months.

According to HDB, the architecture and design of the Yishun Glade project will take inspiration from the nearby Sungei Khatib Bongsu Mangrove, with lush greenery reflecting its green surroundings. 

As with most modern BTO estates, the flats will also be accompanied by recreational facilities such as children’s playgrounds, fitness stations, a rooftop garden, and even a therapeutic garden at the heart of the development. Yishun Glade will also feature a senior care centre.

Location-wise, it is not the most ideal if you’re looking to stay near an MRT station. The nearest MRT station of Yishun is a bit of a distance away, however that is somewhat mitigated by Yishun’s robust bus network which will provide connectivity within Yishun town and beyond. 

As we’ve predicted in our earlier article dissecting all the October 2025 BTO projects, we expect Yishun Glade to be classified as Standard, and one of the more affordable projects in this sales exercise.

The second Yishun project is Chencharu Grove, which is located within the new Chencharu estate that sits on where Orto (or Bottle Tree Park for you oldies) used to be. It will offer 826 flats across all unit types, and similar to Yishun Glade, it has an estimated waiting time of 2 years and 7 months.

One highlight of the Chencharu estate is that future residents will be able to benefit from a proposed mixed-use integrated development nearby, which will feature a hawker centre, more retail shops, and a bus interchange providing easy connectivity for residents to the nearby Khatib MRT Station.

Chencharu Grove will also include a 418-unit Single Room Shared Facilities (SRSF) public rental block. Launched in 2023, the SRSF is a pilot programme that offers a new type of public housing to give single public rental tenants more privacy within the unit they are renting. Essentially, each tenant will have their own bedroom with basic furnishings, while sharing communal facilities such as toilets, kitchens, laundry and activity rooms.

Similar to Yishun Glade, we expect Chencharu Grove to also be classified as Standard.

Sengkang: Fernvale Plains

The next BTO project with shorter waiting time is Fernvale Plains, located within the estate of Fernvale which is a relatively young estate carved out from the wider Sengkang town and bordering Seletar. Fernvale Plains has a slightly longer waiting time of 2 years and 8 months.

It will offer a total of 830 units of 2-room Flexi, 4-room, and 5-room flats, as well as an additional 207 Community Care Apartment flats. This will be the fifth community care apartments project launched so far.

From its location, we expect Fernvale Plains to actually be a popular pick, given that it sits right next to Kupang LRT station, with the main Sengkang MRT station just 3 LRT stops away. Other key landmarks include Seletar Mall, Fernvale Community Club with its own integrated hawker centre, and Compass One shopping mall located at the main Sengkang Town Centre. There are several primary schools within a 1km radius of Fernvale Plains, making the project a viable pick for those with young children.

We expect Fernvale Plains to also be classified Standard.

Bedok: Ping Yi Court

The third BTO project with a Shorter Waiting Time is Ping Yi Court in Bedok, which comes with an estimated wait of 2 years and 9 months. It comprises 5 15-storey blocks with 862 flats ranging across all unit types, as well as featuring a distinctive courtyard design, with blocks thoughtfully arranged around the site’s perimeter to create communal spaces that promote resident interaction and community bonding.

Sitting between three MRT stations (Bedok North, Bedok, and Kembangan), Ping Yi Court will undoubtedly benefit from being part of the broader Bedok residential estate, which is a mature estate well-populated with amenities. Connectivity-wise, it’s also a short drive away from PIE, which makes travelling to other parts of Singapore a breeze.

The project will probably be popular with those looking to live near their parents who live in the East, as well as those seeking larger 5-room flats. There are also a host of schools in close proximity, such as East Coast Primary (which is right next to Ping Yi Court), Damai Primary, Telok Kurau Primary, Opera Estate Primary, St. Stephen’s School, Fengshan Primary, Yu Neng Primary, Red Swastika School, and Eunos Primary.

Past Bedok BTO projects have been classified as Plus in previous BTO launches, and even though they are located in other parts of Bedok such as the Bayshore area, we expect Ping Yi Court to also be a Plus project.

October 2025 BTO sales exercise: 9,100 flats to be launched across 8 estates

The excitement is really heating up for the next and final BTO sales exercise of 2025, with only a matter of days before launch. With a handful of new estates as well as new projects in existing ones, homebuyers will certainly be spoilt for choice.
