Following the introduction of Teban Breeze back in the June 2024 BTO sales launch as the first-ever BTO project in the new Teban Gardens precinct, another Teban project has now come around, and it’s promising to be even better than the last.
Located within the wider Jurong East estate, Teban Gardens is a residential precinct that’s immediately north of Pandan Reservoir, next to Boon Lay. This month, it plays host to the second BTO project to be introduced here in recent years: Teban Heights, which is also the only BTO project located in the West launched in this October 2025 BTO sales exercise
With affordable flats across all unit layouts, complemented with waterfront living and a new MRT station at your doorstep, here’s why Teban Heights is worth considering even if you’re not a Westie.

Located right next to the Pandan Reservoir and bounded by Teban Gardens Road, West Coast Road, and Jurong Town Hall Road, Teban Heights is a simple 2-block BTO development that houses 638 units spread across 36 and 37 storeys. It offers units from 2-room Flexi right up to 5-room and 3Gen flats, making it an accessible project regardless of if you’re a single or family applicant.
Notably, Teban Heights has an estimated waiting time of 48 months, which is considerably longer than its Standard project counterparts. You’ll have to determine for yourself if you’re able to wait for up to 4 years to move in, and if it aligns with your other life plans.
As mentioned earlier, Teban Heights comes on the back of Teban Breeze, which was launched at the June 2024 BTO sales exercise. Prior to that, the last BTO project launched in Teban Gardens was all the way back in 2011.
Teban Breeze’s 3-room and larger flats saw relatively stable application rates ranging from 0.7 to 2.0 amongst first-timer families, but shot up to as high as 40.3 amongst second-timer families! Perhaps unsurprisingly, that number belonged to 5-room flat applications.

In terms of its architecture and design, Teban Heights’ 2 residential blocks are centered around a welcoming central courtyard space, featuring playgrounds and fitness stations where residents can gather and unwind. The development also comes with a social communal facilities block, which will house a preschool, and provide alternative outdoor areas for relaxation and community activities.
The project also comes with your usual suite of eco-friendly features designed to promote green and sustainable living, which is commonplace amongst BTO projects. Features such as smart lighting in common areas, regenerative lifts to reduce energy consumption, more car park lots for electric vehicles, and Active, Beautiful, Clean Waters design features to clean rainwater and beautify the landscapes are some of the many things introduced to make the project as green as possible.
Quiet neighbourhood with connectivity to wider Jurong estate

One of its key highlights is that it is situated right next to Pandan Reservoir, and so there’s the possibility of your home facing directly out to the waterfront if you’re lucky enough to snag a unit that’s reservoir-facing. BTO projects with waterfront living—and non-prime projects at that—do not come by very often, which makes Teban Heights all the more appealing.
As per the HDB’s site map, only one of the residential blocks (Blk 425B) is located next to the reservoir, so you can expect units there—and in particular, stacks 726,724, 722 and 720—to be the more popular units that will quickly be snagged up.

Another highlight of Teban Heights is that there will be a new MRT station (aptly named Pandan Reservoir) almost right at your doorstep, connecting residents at Teban Gardens to the wider Jurong estate via the upcoming Jurong Region Line.
Once operational, you are only 2 stops away from Jurong East, which is not only an interchange station with the North-South and East-West Lines, but it is also the main hub of activity for Jurong East, with the likes of JEM, Westgate, IMM and more. There are plenty of things to eat, drink, and shop at, and so you’re definitely covered when it comes to amenities. In fact, do people in Jurong even leave Jurong?

Teban Heights is also a good draw for those who love immersing themselves in nature as a recreation. Apart from Pandan Reservoir, you can easily venture to Jurong Lake Gardens or take a stroll or bike ride through an extensive network of park connectors-including West Coast, Pandan Gardens, and Ulu Pandan, which provide enjoyable routes for leisure walks and cycling.
For families with young children, there are a handful of schools in close proximity. The closest would be Commonwealth Secondary which is just directly across Teban Heights, otherwise other schools in the town would be Fuhua Primary, Yuhua Primary, and Crest Secondary.

Needless to say, the Teban Gardens town is perfect for those who would like to live further away from the hustle and bustle of main town centres, but still be connected well-enough that it isn’t too far away. Coupled with the sereneness of Pandan Reservoir, Teban Heights will be a great pick for those wanting to live in a quaint and peaceful neighbourhood.

For 2-room Flexi units, the majority of applicants are expectedly singles. At 12.5, this makes Teban Heights the most subscribed BTO project for 2-room Flexi units so far, which is very interesting.

For 3-room and larger flats, its popularity is more muted, with only 0.7 – 1.1 amongst first-timer families and between 4.5 – 13.1 for second-timers.
Teban Heights—Waterfront living with peaceful, serene vibes
Even though Teban Heights is tucked away in a neighbourhood away from the vibrancy and crowds of Jurong East, it is precisely because of that which makes it an appealing draw.
For those seeking to live somewhere quieter, Teban Heights offers a great balance of living in a quaint little enclave, while not being too secluded or away from civilization. Plus, with a new MRT station connecting you to the wider Jurong region, residents at Teban Heights will also get to enjoy all the perks from the ongoing transformation of the Jurong region.
