In most of our heads, Jurong West might as well spelt as “ulu”, in cap-locks. Other than being where NTU, Science Centre and several army camps are located, you’d think that it isn’t exactly the most exciting place in town for many to travel to – well, at least for now.
In years to come, the neighbourhood will flourish to house our “second CBD”, with Jurong Lake District being one of the highly-awaited upcoming openings in Singapore. And yes – this makes it one of the many reasons why the area is a terrific location to snag a BTO at.

The BTO project will be located along Jurong West Street 93, and a 10-minute walk away to Pioneer MRT station. There’ll be around 270 units in 3- and 4-room configurations, so one can expect bidding to be quite competitive – especially for Westies looking to secure a home near their folks.

Those looking for a good fitspo workout have many options at bay; apart from Jurong West Sports Centre and Yunnan Gardens, there’s also the more low-key Jurong Eco-Garden. You’ll even be close to Jurong West PCN, where you can easily cycle to other neighbourhoods beyond the west.

While malls like Jurong Point and JEM are only a matter of MRT stops away, there’s still Jurong West Hawker Centre if you’re looking for convenient food options close to home.

Accessibility will also be the project’s strong suit; from Boon Lay MRT, you can hop onto the Jurong Region Line to easily reach areas such as Jurong Innovation District, Tuas Port and Jurong Industrial Estate. The line is expected to be ready in stages from 2027 to 2029.

What’s more, you can look forward to a shorter journey to central and the east, as Jurong Lake District will also have a station as part of the Cross Island Line.
For drivers, these parts of Singapore can be conveniently accessed via the PIE and AYE expressways which are minutes away. As such, it’ll take a decent 25 minutes for you to reach the CBD from home.

And now, we welcome the star of the show that is Jurong Lake District, the next big development where you can look forward to a whole array of shopping, retail options and offices all integrated into one business park. It’s even said that there’ll be around 100,000 new jobs in the district, a big plus to keep in mind.

Keeping in mind our call to sustainability, the district will also have lush greenery and waters weaved into its spaces, with some areas being car-free like in the upcoming Tengah BTO projects.

Verdict for the Jurong West BTO
While picturing Jurong West to be a thriving district may be a distant dream for now, it most certainly displays loads of potential.
This makes it most attractive to newly-weds and soon-to-bes, where you can buy a home that’s considerably more affordable than in more popular mature estates, while expecting modest price appreciation in years down the road.
Who knows, you may even snatch a job in Jurong Lake District, making it all the more convenient to have a crib nearby.

While prices have not been officially released, estimates can be made based on previous BTO launches in the area.
Based on the May 2022 and November 2021 launches, it’s reasonable to expect the price of 3-room units to start from $200K, and that of 4-room units to start from $320K, both of which are more affordable than some other projects.
How popular will the units be?
Based on the May 2022 and November 2021 launches, the units were oversubscribed at an average of 3 times and 1.4 times respectively.
While it’s significantly less competitive than many other BTO projects, competition could very well increase given that more and more people will be eyeing for what Jurong has to offer.
Jurong West February 2023 BTO review
While the area is still in its nascent stages of development, Jurong West has convinced us that it’ll be quite the place to be in years to come. Given the relative affordability of this project, you can only imagine how much the value of the flat will appreciate. Undeniably, this gives it a strong edge, even over mature estates such as Kallang/Whampoa.

- Upcoming MRT lines will not be fully opened once BTO is ready

With these in mind, it’s very likely that young couples will be attracted to this project, especially if they plan to have children as they can save costs on housing, and cash in in the future. Plus, job opportunities here are seemingly plentiful, making it all the more a win should you raise a family in the neighbourhood.
