If you’re one of the many homebuyers searching for a new home, chances are you’ve been exploring the options in the July 2025 BTO sales exercise, weighing the pros and cons of each of the 8 projects available.

While most of us would naturally be drawn to the Prime projects like Alexandra Vista and Clementi Emerald for their choicest locations, sometimes they may not necessarily be the best choice, especially if you’re on a tight budget or are looking for a larger home. This is where the Standard projects shine; yes they may be well outside the central region of Singapore, but many of them still have pretty good locations and boast amazing public transport connectivity, making them great options as well. 

For those looking to settle in the North or Northwest regions of Singapore, the current BTO sales launch offers two exciting projects: Woodlands North Grove and Bangkit Breeze in Bukit Panjang. Let’s take a closer look at both and discover why affordability is just one of the many reasons to consider them for your next home.

Woodlands North Grove—1,148 units, ranging from 2-room to 5-room flats

Nestled along Woodlands North Road which is essentially near the Northernmost part of Singapore, the new Woodlands North Grove BTO project will comprise a total of 5 residential blocks, consisting of one block of rental flats and 4 blocks with a total of 1,148 units, ranging from 2-room to 5-room flats.

Like many other BTO projects in this exercise, Woodlands North Grove will offer a range of facilities for residents, including a preschool and a residents’ network centre. The estate will also feature green spaces, children’s playgrounds, fitness stations, and a hard court. A roof garden atop the Multi-Storey Car Park (MSCP) will provide a space for residents to unwind and enjoy.

Bangkit Breeze—Affordable flats with less than 3 years wait time

If the idea of waiting for over 4 years for your new home seems somewhat daunting, then one viable option that you can consider is Bangkit Breeze, located at Bukit Panjang.

The project has a total of 643 units across all unit types from 2-room Flexi to 5-room flats, spread across 6 residential blocks. Unlike some of the other projects in other locations, these blocks are fairly ‘short’ at 13 storeys each, which makes the development more quaint. Its estimated waiting time is just 35 months, which is perfect for those looking to move in sooner.

Similar to Woodlands North Grove, Bangkit Breeze is thoughtfully designed with a range of amenities to serve residents’ daily needs, including an eating house, shops, a minimart, a preschool, and a residents’ network centre.

Eco-friendly & smart home features 

Similar to all modern BTO projects, both projects’ common areas as well as the units themselves will come with a whole suite of green living and eco-friendly features. As per the HDB, the projects will have features such as:

  • Separate chutes for recyclable waste
  • Regenerative lifts to reduce energy consumption
  • Bicycle stands to promote cycling as an environmentally-friendly transport option
  • Parking spaces designed to accommodate future electric vehicle charging stations
  • Use of sustainable materials throughout the project
  • Active, Beautiful, Clean Waters design elements to clean rainwater and enhance the landscape
  • Smart-Enabled Homes with provisions to support smart home solutions
  • Smart Lighting in common areas to reduce energy usage

What are the indicative prices of units?

Woodlands North Grove

  • 2-room Flexi (Type 1): $54,000 – $210,000
  • 2-room Flexi (Type 2): $62,000 – $250,000
  • 3-room: $305,000 – $389,000
  • 4-room: $388,000 – $544,000
  • 5-room: $517,000 – $714,000

Bangkit Breeze

  • 2-room Flexi (Type 1): $52,000 – $201,000
  • 2-room Flexi (Type 2): $62,000 – $236,000
  • 3-room: $289,000 – $367,000
  • 4-room: $362,000 – $458,000

Overall, the units for both projects are priced similarly, with Bangkit Breeze being slightly more expensive due to its more central location compared to Woodlands North Grove.

As you can see, both options are quite affordable—certainly cheaper than the Prime projects—and fall somewhere in the middle among the Standard projects. Additionally, both offer 5-room flats, a popular choice for growing families.

Where are the projects located?

Woodlands North Grove

For Woodlands North Grove, the project is located just off Admiralty Park in the Woodlands North region of Singapore. It is nestled in a serene environment with lush greenery, and also not too far from Woodlands Waterfront. 

If you visit the site today, you’ll be greeted with vast swathes of construction, as the area undergoes significant redevelopment to be transformed to a new township. The key landmark here is essentially Woodlands North MRT; not only is it the closest and only MRT station serving future residents, but it is also where the future RTS link will be, which is a rail system connecting Singapore and Malaysia. The train stations will be accompanied by a commercial development housing retail shops and dining outlets to cater to the daily thoroughfare of commuters, which residents can look forward to.

Unfortunately, the only primary school within the project’s 1km radius seems to be Qihua Primary School. As such, families with children living here will largely depend on Woodlands North MRT and a handful of bus services to commute to and from school. There are also not too many amenities in the area, and so residents will likely rely on the main Woodlands Central area for all their living needs.

Bangkit Breeze

Located right next to Bangkit LRT station and Zhenghua Nature Park, Bangkit Breeze is tucked away in a corner of the Bukit Panjang residential estate. As a fairly large estate—enough to have its own LRT network—Bukit Panjang is more or less a self-contained estate with all the amenities its residents need, so they won’t have to travel far to access them.

One potential concern for its location is the lack of public transport connectivity. While the LRT station is just a short 5-minute walk away, you will essentially need to take the LRT to reach an MRT station for your onward journey, which can lengthen the commute. There are also a handful of bus services running similar routes to the LRT system.

Another potential downside of this project is its proximity to the BKE. If you get a unit that faces towards the rest of the estate, this wouldn’t be much of an issue, but units facing the expressway might have to contend with noise and dust, even though a barrier of trees will be in place.

On a positive note, there are quite a few primary schools within 1km of Bangkit Breeze: Beacon Primary, Bukit Panjang Primary, Greenridge Primary, West Spring Primary, and Zhenghua Primary.

If you’re on a tight budget but still want to secure a new BTO flat for your family, Woodlands North Grove and Bangkit Breeze are certainly affordable options to consider, especially if you’re open to staying in the Northern region of Singapore. With 5-room flats starting at just $517K, families of any size can find a suitable home without breaking the bank.

Additionally, if these locations are near your parents, you’ll be happy to know there’s an added benefit under the new Family Care Scheme (Proximity). Married couples and singles applying for a new flat to live with or near their parents will be given priority access. According to HDB, the allocation quota for second-timer (ST) families buying 3-room and larger BTO flats will be increased by 5% to support their upgrading and right-sizing plans.
