The highly anticipated July 2025 BTO and SBF sales exercise has officially launched today, offering 10,209 flats for sale. This includes 5,547 BTO flats across Bukit Merah, Bukit Panjang, Clementi, Sembawang, Tampines, Toa Payoh, and Woodlands, as well as 4,662 SBF units islandwide.
What makes this launch stand out? There are no Plus projects this time. Of the 8 BTO projects on offer, four are Standard (Bukit Panjang, Sembawang, Tampines, and Woodlands), while four in Bukit Merah, Clementi, and Toa Payoh are classified as Prime.
First up in our July 2025 BTO series are Alexandra Peaks and Alexandra Vista, two Prime projects in the Bukit Merah estate. With an unbeatable location and proximity to top schools, here’s why these two projects are the star picks of this launch.
Alexandra Peaks BTO project overview—56-month wait time

Located between Alexandra Road and Prince Charles Crescent, Alexandra Peaks will offer 498 3-room and 4-room flats across two blocks. The tallest block rises 46 storeys, promising stunning views of the Singapore skyline and a steady breeze throughout the day.
Here’s an interesting tidbit: Alexandra Peaks isn’t exactly new. It was first launched in the December 2023 BTO sales, offering 964 2-Room Flexi, 3-room, and 4-room flats. Think of this launch as an extension of the original project, rather than a completely new one.

The new blocks will sit next to the earlier ones, giving new homeowners access to the amenities of the older blocks—think a preschool, eating house, minimart, shops, a residents’ network centre, and playgrounds. The new blocks will feature a sky terrace, fitness stations, a hardcourt, precinct pavilion, and a multi-storey car park.
As for the waiting time, be prepared for an estimated 56 months, so your flat will likely be ready in late 2030 or 2031.
Alexandra Vista BTO project overview—47-month wait time

Across the Alexandra Canal from Alexandra Peaks is Alexandra Vista, which will feature three 32-storey residential blocks with 609 units of 2-room Flexi, 3-room, and 4-room flats.

The development will also include a 2-storey commercial block centrally located between the residential blocks, offering a supermarket, shops, a preschool, eating house, roof garden, playground, and a multi-storey car park. This is a typical feature in modern BTO projects, providing residents with convenient amenities right at their doorstep.
Unlike Alexandra Peaks, Alexandra Vista has a shorter estimated waiting time of 47 months.
Eco-friendly & smart home features
Like most modern BTOs, both Alexandra Peaks and Alexandra Vista will incorporate eco-friendly features throughout. According to HDB, these include:
- Separate chutes for recyclable waste
- Regenerative lifts to reduce energy consumption
- Bicycle stands to encourage cycling as an environmentally-friendly form of transport
- Parking spaces to facilitate future provision of electric vehicle charging stations
- Use of sustainable products in the project
- Active, Beautiful, Clean Waters design features to clean rainwater and beautify the landscapes
- Smart-Enabled Homes with provisions to facilitate adoption of smart home solutions
- Smart Lighting in common areas to reduce energy usage
Prime location with many brand-name schools nearby
As you’d expect, the prime location of both Alexandra BTO projects makes them highly attractive. Bukit Merah is centrally located, with easy access to top areas like Holland Village, Queenstown, Orchard, and the CBD, making commuting a breeze.
The Bukit Merah-Queenstown-Redhill area has long been a popular spot for homebuyers. The presence of many condos in the region adds to the prestige, and there’s no shortage of million-dollar HDB flats in the resale market. Those lucky enough to secure a BTO flat here will not only enjoy a prime location but could also see solid long-term value appreciation.

Though Alexandra Peaks and Alexandra Vista are close to each other, they offer distinct features, allowing prospective buyers to choose based on personal preferences.
For Alexandra Peaks, located along Alexandra Road and next to the Alexandra Canal, north-facing units enjoy waterfront living—always a sought-after feature. On the other hand, Alexandra Vista is along Tanglin Road, next to a small field, offering a quieter, more open environment.

Within the estate, residents have access to a variety of amenities, including popular eating spots like Redhill Market and Food Centre, Beo Crescent Market and Food Centre, and Bukit Merah View Market and Food Centre. Outdoor enthusiasts will love the nearby parks, such as the Alexandra Park Connector, Telok Blangah Hill Park, Mount Faber Park, and Labrador Nature Reserve. Right across from Alexandra Peaks is the Delta Sport Centre, offering a sports hall, swimming complex, and gym.
Families with children will appreciate the proximity of several brand-name schools. Within a 1km radius, you’ll find Gan Eng Seng Primary, Alexandra Primary, and Zhangde Primary. For older kids, Crescent Girls’ School (right next to Alexandra Vista), Queenstown Secondary, Bukit Merah Secondary, and Gan Eng Seng Secondary are all nearby and easily accessible by bus.
Public transport is also convenient, with Redhill MRT on the East-West Line being the closest station. Though it’s about a 10-15 minute walk, there are bus services that pass by both BTO projects, making it easy to reach the station. Additionally, Havelock and Great World MRT stations, a short bus ride away, connect to the Thomson-East Coast Line, bringing you to places like Woodlands, the CBD, and Marine Parade.
What are the indicative prices?
Alexandra Peaks
For 3-room flats, prices range from $403,000 to $511,000, while 4-room flats are priced between $560,000 and $771,000. These prices exclude available grants such as the Enhanced CPF Housing Grant (EHG), which can go up to $120,000 depending on your household income and eligibility.
How does this compare to the previous launch? In December 2023, the starting price for 3-room flats was $380,000, and for 4-room flats, it started at $533,000. This means an increase of around $23K to $27K—reflecting the appreciation in land value for the area.
Alexandra Vista
As for Alexandra Vista, here are the indicative price ranges
- 2-Room Flexi (Type 1): $69,000 – $294,000 (starting price for a 15-year lease, ceiling price for a 99-year lease)
- 2-Room Flexi (Type 2): $89,000 – $355,000 (same lease options as above)
- 3-Room: $420,000 – $518,000
- 4-Room: $547,000 – $775,000
Being Prime projects, it’s also probably worth bearing in mind some of the terms and conditions that come with Prime BTO projects. Prime flat owners will be subject to a subsidy recovery upon resale. This means they will need to pay HDB a percentage of the resale or valuation price (whichever is higher) when selling the flat, after completing the 10-year Minimum Occupation Period (MOP). For both Alexandra Peaks and Alexandra Vista, the subsidy recovery rate is 11%.

There’s a lot to love about both Alexandra BTO projects, and that’s likely to be reflected in the subscription rates. We expect these to be some of the most sought-after options in the July 2025 BTO launch, so be prepared for fierce competition. Despite the long wait for completion and the 10-year Minimum Occupation Period (MOP), the appeal of living in one of Singapore’s prime residential estates is undeniable for those looking to settle into a long-term home.
If Alexandra Peaks or Alexandra Vista has caught your eye, don’t wait too long—applications are open until 30 July 2025, Wednesday, 11:59 pm. At the time of application, you’ll submit a blanket application for both projects (under Bukit Timah). When it’s time to select your flat, you’ll be able to choose between Alexandra Peaks and Alexandra Vista, subject to availability.
