What sets it apart from other areas is its proximity to amenities like F&B outlets, a Prime supermarket, and three primary schools within 1km.
While the properties here may look a bit dated on the outside, the prime location offers great value for money. A quick drive can get you to Orchard, the CBD, or Paya Lebar in under 15 minutes—ideal for those who need to be close to the action. Best of all, you can find several properties listed under $3M on PropertyGuru, making it an attractive option for those seeking a landed home in a central location without breaking the bank.

The lowest price point that we could find belongs to a 2-storey inter terrace house located at Jalan Gembira, which is one of the main roads within Macpherson Garden Estate, currently listed for $2.69M. It has a land area of 885sqft, along with an approximate 1,200sqft of built-up space.
The home is currently tenanted until April next year.

Another similarly-priced home we came across sits along the same Jalan Gembira, listed for $2.7M. According to the listing, the home is in its original condition, which is great as it offers buyers the opportunity to have a blank canvas to rebuild, renovate, and design their dream home.

At a slightly higher price of $2.9M, one of the main advantages of this listing is that the interior is mostly empty, with just some light furnishings and fittings. This is ideal, as you can begin renovations and interior design straight away without waiting for the current occupants to vacate.
According to the listing, other key features of the property include two bedrooms and a shared bathroom on the second floor, with one bedroom offering an ensuite-style dual-door entry.
2. Woodleigh—Townhouses from $2.8M
Just a short distance from Macpherson Garden Estate lies Woodleigh, a relatively new housing estate. While the spotlight in the area has been on the Bidadari estate, known for its newly MOP-ed HDB flats selling for over a million dollars, we’re focusing on landed properties.
One of the more affordable options in Woodleigh is Fortune View, a freehold townhouse development at Sommerville Walk, completed in 1999. These townhouses are technically landed homes, but unlike standalone houses, they share walls with adjacent units. Each comes with its own private entrance and is part of a row of similar homes.

A slightly more affordable unit at Fortune View is also available for $2.8M, though it is slightly smaller at 1,905sqft. Based on the photos available, it seems that the home has been meticulously renovated and well-kept, and the rooms do showcase the potential for a very comfortable and luxurious home.
3. Bukit Timah—Affordable townhouse unit amidst multi-million dollar homes
Now we know what you might be thinking: “Huh, you can get landed properties for under $3 million in Bukit Timah?! Isn’t that where all the atas landed houses are? How is that possible?”
While Bukit Timah is known for its multi-million dollar houses, we’ve found a few landed properties priced under $3M. However, these tend to be townhouses, rather than standalone homes, which explains the more affordable price point.
Corona Ville: $2,699,999

One such townhouse is Corona Ville, arguably the most affordable freehold townhouse in Bukit Timah, priced at $2.7M. It offers an entry point into the sought-after district, though access to public transport is a bit of a walk to the bus stop or Sixth Avenue MRT station.
The listing highlights a spacious 1,518sqft layout with 3 large bedrooms and a functional design. With low-density living, you’ll also enjoy privacy and exclusivity in this development.
4. Kovan
Another estate where you can find hidden gems is Kovan, a neighbourhood within the larger Hougang estate, known for its private housing. While most properties in the area are priced above $3M, there are still several terrace homes, semi-detached houses, and bungalows listed under $3M, making it an area worth considering for those seeking more affordable landed options.
Terrasse Lane: $2,990,000

One listing that stands out is a 5-bed, 6-bath house priced at $2.99M, located on the corner of Terrasse Lane, right on the edge of Kovan near Ang Mo Kio and Hougang. The corner location provides extra privacy with no front or back blockage. However, note that it’s a 99-year leasehold with about 70 years remaining.
Another plus is the proximity to top schools like Rosyth Primary, Zhonghua Primary, and Xinmin Primary, all within the coveted 1km radius.
Limbok Terrace: $2,650,000

A more affordable option is a 5-bedroom home located at Limbok Terrace, just a short walk from Terrasse Lane. Priced at $2.65M, this spacious home offers great value for families looking for a landed property.
Like most landed neighbourhoods, accessing public transport requires a bit of a walk and a short bus ride, and Limbok Terrace is no different. However, a major perk for the area is the upcoming Serangoon North MRT station on the future Cross Island Line, which will be just a short walk away. This will be a rare convenience for landed property residents, who typically don’t have easy access to MRT stations.

One of our favourite picks for current listings under $3M at Kovan is this 6-bedder terraced house going for $2.89M. With over 2,300sqft of space, it is quite a sizable home, perfect for larger families. Across its 3 storeys, the home features several bedrooms which are all ensuite.
The home also features bright, airy interiors with plenty of natural light and excellent ventilation. Plus, there’s a private outdoor space perfect for hosting gatherings or creating your own garden.
Is living in a landed property always the dream?

While landed properties are undoubtedly part of the highest echelon of housing options here in Singapore, you might be surprised that not everyone fancies landed living. Apart from their higher price tags, landed properties also come with their own set of issues to manage, and so it’s really a case of what you’re willing to deal with that added responsibility and cost.
Benefits of landed living: Fewer restrictions on land use, lack of neighbourhoods above & below

Of course, one advantage of living in a landed property is the luxury of space, which no condo unit or HDB flat can compare to. Apart from being able to house multi-generational families, landed properties also come with a lot of land space that you can customise however you want. Want an outdoor home gym? That’s certainly possible. Want a verandah or cafe-style alfresco dining space? That can be easily built. Want a swimming pool in your own home? That’s also possible.
Another benefit is that you don’t have neighbours living on top of you or below you. This can be a plus, because we’ve certainly heard of horror stories of neighbours above us in HDBs or condos making a lot of noise through the ceilings or, in the instance of older HDBs, having their wet laundry drip water on yours.
Downsides of landed living: pests & maintenance costs
That said, one tradeoff is that you’ll have to deal with household pests such as insects and even rodents, which are actually more common than you think for those living in landed properties. Based on personal experience, there’s really nothing quite like having to track down, trap, and dispose of a rat running around your home, or even having to deal with a beehive etched into a corner of your roof.

Another issue that landed property residents will inevitably have to deal with is maintenance. After all, you don’t have the luxury of a town council or condo management office to deal with repairs! As this Redditor puts it, residents of landed properties tend to face higher maintenance costs in dealing with issues such as roof, painting, or even electrical works. Although, in the long run, such landed properties will see good capital appreciation if you’re willing to ride out all the challenges along the way.
Nonetheless, being able to own a landed property is often seen as an indicator of success in life. And as we’ve seen, owning one is actually not that out of reach.
