Executive condominiums, or ECs, are highly sought after by Singaporeans for their appealing features and affordability compared to private condos. If you’ve got your eyes on one, here’s news: another brand new EC is about to hit the market. Altura EC – or Altura for short – is a new EC launching this weekend for preview, where you’ll be able to put in an application for a unit, ahead of balloting day on 2nd Aug 2023.

Altura is an upcoming EC located at Bukit Batok West Avenue 8, developed jointly by Qingjian Realty and Santarli Construction, renowned for their executive condo projects like Visionaire, Jadescape, Waterbay, and Bellwaters.

This small-scale development spans 12,449 sqm and offers 360 units for sale. The unit types range from 3-bedders (980sqft) to 5-bedders (1,711sqft), with each unit featuring a study corner. Here’s the unit breakdown:
- 3BR-C1 | 105 units | 980sqft-1,098sqft
- 3BR-C2 | 75 units | 990sqft-1,109sqft
- 4BR-D1 | 90 units | 1,206sqft-1,335sqft
- 4BR-D2 | 15 units |1,216sqft-1,346sqft
- 4BR-D3 | 30 units | 1,432sqft-1,604sqft
- 5BR-E1 | 45 units | 15,39sqft-1,711sqft
In addition, units will come with appliances and fittings from brand names such as Bosch and Hansgrohe. The project is expected to TOP in 2027.
In case you didn’t know, there’s also some buzz around the fact that Altura is the newest EC in the Bukit Batok area in over 20 years, and only the second in the entire estate. The only other EC is The Dew, which was completed back in 2004. There will be one more EC sprouting up not too far away from Altura at Bukit Batok West Avenue 5, but there aren’t any details about that yet.

Aside from the standard condo facilities, Altura boasts special green and eco-friendly features such as energy-efficient lighting, water-saving fixtures, and effective waste management systems. The block layout is designed to optimise ventilation and minimise direct sun exposure, particularly in the afternoon.

Location
Altura’s official address is 119 Bukit Batok West Avenue 8, Singapore 659775. It sits at the intersection of Bukit Batok West Avenue 5 and Avenue 8, right at the edge of Bukit Batok and across the road from the new Tengah estate.

Connectivity
The location of Altura might not be the most optimal in terms of transportation at the moment, with the nearest MRT stations, Bukit Gombak and Bukit Batok, being an 18- to 20-minute walk away. Buses also ply the area, but you’ll still have to walk for around 15 minutes to get to a stop.

But this will change in time because once Tengah is fully operational, you’ll have convenient access to additional MRT options. Tengah New Town will introduce three new MRT stations along the future Jurong Region Line: Tengah Park, Tengah Plantation, and Tengah.
For those who drive or ride, Altura’s location becomes less of a hassle. It is situated next to the main Bukit Batok major road, and a short 5-minute drive down that road will connect you to the PIE highway.
Schools
Parents or those to-be will be glad to know that there are several schools in the vicinity of Altura. Swiss Cottage Secondary, Bukit Batok Secondary, Millennia Institute, Dulwich College, and Dunearn Secondary School are among the notable options.You might have also heard on the news that ACS (Primary) will be relocating to Tengah in 2030, and could potentially be situated 1km away from Altura EC. However, please note that this is yet to be confirmed.
Amenities
At present, the closest shopping mall is Le Quest, which is a manageable 5-minute walk away. This mall offers essential amenities like a supermarket (Fairprice Finest), various F&B options, and other retail outlets including a hair salon and optician.
For a closer option, there is a Sheng Siong supermarket just across the road from Altura, located at Block 467 Bukit Batok West Ave 9. However, if you prefer a larger shopping destination, West Mall next to Bukit Batok MRT station is an alternative, albeit significantly farther away.

The great news is that with the development of Tengah, you’ll have a plethora of options right at your doorstep. Tengah Central, which will be conveniently located just across the road, will offer a range of dining and retail choices, much like other town centres.
Moreover, the neighbouring area near Tengah New Town Central is set to become the Jurong Innovation District (JID) and Jurong Lake District (JLD), which has been touted as the 2nd CBD by the government.
One thing to also bear in mind is that, if you secure a unit at Altura and move in by the end of 2027, you probably will have to contend with a fair amount of noise and dust for at least another year or two. This is because the construction in the JID, JLD, and Tengah estate will continue progressively. Additionally, another EC will be built next to Altura.
