February 2026 BTO Preview: 4,600 Flats In Bukit Merah & Sembawang, Including 3,000 SBF Flats

Coming in Feb 2026, HDB’s next BTO launch features projects in 4 locations, including a prime spot near Tampines Central and new homes in Sembawang North.

Now that the October 2025 BTO sales exercise has finally concluded, all eyes now turn to the next BTO launch, which will take place in February next year.

As announced by HDB, the next BTO sales exercise will be held in February 2026, with about 4,600 flats spread across Bukit Merah, Sembawang, Tampines, and Toa Payoh. This will be complemented with a concurrent Sale of Balance Flats exercise offering about 3,000 flats.

While it is undoubtedly a considerably smaller BTO launch in terms of the number of units launched compared to the recent launches, there is still something to cater to everyone’s budgets and preferences. So, if you’ve been unsuccessful in securing a flat in past exercises, you can consider these 6 upcoming BTO projects launching in February.

As always, we’re back with another preview on where the projects are, our quick analysis on their locations, and our predictions on their classifications.

Bukit Merah

Following the successes of projects such as Alexandra Vista, Alexandra Peaks, and Redhill Peaks, Bukit Merah is back yet again with another BTO project for sale, bounded by Redhill Close and Jalan Bukit Merah, this project is located at the heart of Bukit Merah town. The project will offer about 1,040 units of 2-room Flexi, 3-room and 4-room layouts.

If the location looks familiar, that’s because it is right beside Redhill Peaks, which was launched in the recently-concluded October 2025 BTO sales exercise! The introduction of another BTO project in this area is good news because those who missed out on Redhill Peaks can now go for this project, as sort of a ‘second chance’ at a home in the area.

What we like about the location is the proximity to Redhill MRT station, which is just a short walk away. The project is also located within Bukit Merah, which is a mature residential estate and thus, well-populated with a diverse range of amenities to meet residents’ daily needs. 

Plus, the project is right next to Gan Eng Seng Primary School, with another primary school (Zhangde Primary School) within a 1km radius. Other schools in the area include Alexandra Primary and Secondary School, Bukit Merah Secondary School, and Gan Eng Seng School.

Just like Redhill Peaks, expect this project to also be a Prime project, and probably about a 12% subsidy clawback as well.

Toa Payoh

Toa Payoh returns with another BTO launch, this time located at the Kim Keat area. The project will yield 1,130 units of 2-room Flexi, 3-room, and 4-room units, and is situated next to the existing Kim Keat Beacon and Kim Keat Ripples HDB projects, which were launched in the May 2018 and February 2020 exercises respectively.

Location-wise, there are some pros and cons. On one hand, it is located along the city fringes,  so travelling to and from the CBD will certainly be more convenient if you drive. However, one downside is that it is not near any MRT station that’s within easy walking distance, and you’ll have to take a bus ride to either Toa Payoh (North-South Line) or Potong Pasir (North-East Line) to access these rail connections.

The project will be a good pick for families, owing to the availability of amenities and schools in the area. Plus, being located close to older mature housing estates such as Toa Payoh and Potong Pasir will attract those looking to have a place of their own but still wanting to live near their parents.

With over 5 years since the last BTO project here, you can expect a considerable amount of competition for units. Because of its great locational attributes, we expect this project to be classified as a Plus, and a possible subsidy clawback of around 8% – 10%.

Tampines Project #1

Next up is Tampines, which will see 2 BTO projects being launched in February’s exercise. The first project is quite a small development, with just 250 units of 2-room Flexi and 4-room units, located at Tampines Central. If you’re familiar with the area, the project sits at an unoccupied plot of land next to the Tampines Grande office building.

Needless to say, the main highlight of this project’s location is that it sits right next to Tampines Central, which is arguably the main centre and hub of activity in the estate. You have Tampines MRT station which gives you access to the East-West Line and Downtown Line, Tampines Bus Interchange, 3 shopping malls (Tampines 1, Tampines Mall and Century Square), many shops and food outlets, and more, all contained right next to this BTO project!

This project will definitely face very strong competition, and possibly be one of, if not the most oversubscribed project in the February 2026 exercise. Single applicants will compete fiercely for the 120 2-room Flexi units, while larger family applicants will go for the 130 4-room units. 

We noted that this project does not have any 5-room flats, and given its fantastic location, it’s unlikely that it will be classified as Standard (so far, Prime and Plus projects did not offer 5-room flats). We expect this to be a Plus project, with a subsidy clawback of around 8% – 10%.

Tampines Project #2

The second Tampines project is another small 280-unit development located further away from Tampines Central, at Tampines Street 22. To get to Tampines Central, you will have to walk for just over 15 mins to get there, or take the feeder service 292 to Tampines Bus Interchange. Alternatively, you can also walk for 15 mins to Simei MRT station.

Given that the project has 200 units of larger 4-room flats and just 80 3-room flats, it seems that the project is oriented towards attracting more family applicants. Since it is located further away from Tampines Central, it will probably be priced more affordably as compared to the Tampines Central project, which makes it a viable pick for those on a tighter budget.

Some highlights of its location include availability of primary schools in close proximity such as Yumin Primary School, Chongzheng Primary School, and Tampines Primary School, which will attract families eyeing a place in these schools. Tampines is also a well-developed housing estate, and so there are plenty of amenities to cater to residents’ needs.

Unlike the other Tampines project, we expect this project to be classified as Standard, owing to it being located further away from main transport nodes.

Sembawang Project #1

Just like Tampines, Sembawang will feature two BTO projects being launched in the next sales exercise. More specifically, these projects will be launched in the future Sembawang North township, which is a brand new residential neighbourhood with plans for around 10,000 new homes across a 53-hectare site, comprising both public and private housing.

Apart from residential developments, the government will also be exploring how the area can be redeveloped into a waterfront lifestyle destination, perhaps similar to what it is currently aiming to do with the Greater Southern Waterfront and Tanjong Rhu. Several ideas are being mooted for the area, such as community spaces for concerts, sports, performances, and of course, dining, shopping, and recreation.

Both Sembawang projects continue the momentum of public housing developments being introduced to the area, following Sembawang Beacon which was the first BTO project to be launched in the Sembawang North district, earlier in July.

The first project is bounded by Admiralty Street and Admiralty Lane, comprising 760 units of 2-room Flexi, 3-room, 4-room, and 5-room flats. The development will have a preschool, eating house, shops and even a proposed nursing home right next to it.

Sembawang Project #2

The second Sembawang project is a slightly larger development located just adjacent to the first one, comprising 1,160 units of 2-room Flexi, 4-room, and 5-room flats.

The main drawback of both projects’ location is that most would consider it quite ulu. To get to the closest MRT station of Sembawang, you will definitely have to take a bus to get there, which will take over 10 mins. The lack of an MRT station within easy walking distance will undoubtedly be a turnoff for some, and so if it isn’t too much of an issue for you, then you will likely stand a good chance of securing a unit here. There are rumors of a Seletar Line being planned for the area, but that’s still being studied for feasibility so don’t expect anything just yet.

Otherwise, both projects are viable picks for families with larger households. Apart from having 5-room flats on offer, there are schools to choose from (North Oaks Primary School, Canberra Primary School, and Wellington Primary School), as well as various amenities to cater to your needs.

Given the exciting plans in store for Sembawang North, those who managed to secure a unit at Sembawang Beacon or at either of these two new projects will get to enjoy first-mover advantage. That said, we expect the distance from an MRT station to be a considerable factor in interest for this project, which will probably dampen the application rate for units here.

Both projects will most probably be classified as Standard.

February 2026 BTO sales exercise: less units available, but choices still aplenty

Even though the upcoming February 2026 BTO sales exercise is significantly smaller compared to the likes of, say, the recently concluded October 2025 one which had over 9,000 units on offer, there are still some very choice picks being offered that might just draw a good amount of interest amongst buyers. 

No doubt the most popular picks would be the Tampines Central project, followed closely by the Bukit Merah and Toa Payoh projects because of their favourable locations; though, families on a tighter budget can look for the other Tampines project or the Sembawang projects as more affordable options.

If you’re looking to be one of the many homebuyers participating in February’s exercise, do remember that you’ll need a valid HFE letter to apply. The HDB encourages all flat buyers to apply for an HFE letter early and submit all required documents by 15 December 2025, if they wish to participate in the February 2026 sales exercises.
